Quick answer

Four gyms on the corridor, and the ratings split sharply between small studios and the one big-box option. Ratings retrieved 30 August 2026.

There are fewer gyms on this corridor than you would expect for the number of condos going up, and the ratings split sharply between small studios and the one big-box option.

The ranking

# Gym Rating Reviews Address
1 Gym & Juice Etobicoke 5.0 175 775A The Queensway
2 One Academy Etobicoke 4.8 148 1377 The Queensway
3 Fit Mama Training 5.0 40 775A The Queensway
4 Fit4Less 3.8 951 1255 The Queensway

The split is the story

Gym & Juice holds a perfect 5.0 across 175 reviews, which for a fitness business is genuinely rare — gyms attract complaints about crowding and equipment more than most categories. One Academy at 4.8 on 148 is close behind at the far west end.

Fit4Less at 1255 The Queensway rates 3.8 across 951 reviews — by far the most reviewed and by far the lowest rated. That is not a scandal, it is the budget-gym pattern everywhere: high volume, low price, crowded at peak, and a review base that reflects it. If price is your first filter it is still the cheapest option on the corridor. Just go at an off hour.

The condo gym question

Worth saying plainly, because it affects what you should pay for: most new buildings on this corridor market a fitness centre, and most of those are a handful of machines and a mirror. Buildings like IQ and Loggia have genuine amenity space including pools. A newer boutique building with 140 suites is not going to give you what a dedicated studio does.

If a real gym matters to you, check what is actually in the amenity room before you assume it replaces a membership — and note that the two best-rated studios sit at 775A, walking distance from the 600–900 building cluster.

Why this matters if you are buying here

There is a direct connection between the gyms on this street and what you pay every month in condominium fees. An extensive in-building fitness centre is a recurring operating cost allocated to every owner, whether they use it or not. On a corridor with real commercial gyms at street level, a building with a modest fitness room and a lower fee can be the better buy — you are not paying twice.

The Queensway condominium corridor is mostly mid-rise stock from roughly 2015 onward, sitting directly on the retail frontage rather than behind it. That produces a specific kind of daily life — most errands on foot, both the Gardiner Expressway and Highway 427 close by car, and an arterial road as the front yard.

The due diligence that actually applies

  • Which side of the street, and how high. Stand in the bedroom with the window open at a busy hour. Two units in one building can be very different products on this variable alone.
  • The reserve fund, against the age of the corporation. These buildings are young, so a low fee is arithmetic rather than evidence of good management. Ask whether the first reserve fund study update has happened and what it did to the required contribution.
  • What the fee includes. Utilities are usually separately metered here. Add your own estimated bills before comparing against an older all-inclusive Etobicoke building.
  • Parking and locker status. Owned unit, exclusive-use common element, or rented — only the first two convey.
  • What is proposed next door. The corridor is still developing, so the low-rise or parking lot beside a building may not stay that way. The City’s development application records are public.

Frequently asked questions

Are there good gyms on The Queensway?

The corridor carries a mix of large commercial chains, boutique studios and independent training spaces along its length. Which are within walking distance depends on the block. Memberships, formats and locations change frequently, so confirm current hours and pricing directly with the business.

Should I pay for a condo with a big gym?

Only if you will use it. An extensive fitness centre is an operating cost carried in the common expenses every month, whether or not you go. On a corridor with real commercial gyms at street level, a building with a modest fitness room and a lower fee is often better value, because you are not paying for two gyms.

What amenities are worth paying for in a Queensway condo?

The ones you will genuinely use weekly. Everything in an amenity package is a recurring monthly cost allocated to owners. On this corridor, where retail, gyms and services are at street level, heavy amenity loads make less sense than they do in a waterfront tower where there is much less at the door.

Do condo gyms affect maintenance fees?

Yes, meaningfully. Fitness space, and particularly pools, are among the more expensive amenities per resident to operate and maintain, and they also appear in the reserve fund study as equipment and finishes needing replacement. Compare fee inclusions and amenity load between buildings rather than comparing headline fees.

Is The Queensway good for an active lifestyle?

Reasonably. Commercial gyms and studios sit along the strip, and local parks and the Humber Bay waterfront trail system are a short distance south. What the corridor does not have is immediate waterfront access — that is the trade against Humber Bay Shores, roughly a kilometre away.

How do I compare two Queensway buildings on fees?

List what each fee includes, add estimated utilities to whichever excludes them, divide by real usable square footage rather than the marketing number, get three years of fee history for each, and read each reserve fund position against the age of the corporation. Headline fees alone will mislead you in this corridor.
