Living here
Renters, Airbnb and elevators at Dorset Towers
Do mostly owners or renters live here?
Mostly owner-occupied. Of 20 deals here in the last 24 months, 7 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Dorset Towers?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Dorset Towers
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Dorset Towers is a building I show to buyers who want more than 1,000 square feet, a staffed front desk and parking in the fee, and who are happy to trade new finishes for space. It is a 1975 tower on the Kennedy Road strip in Dorset Park, with shopping on its doorstep and a transit picture that is finally improving. Very little trades here, so knowing the building matters. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Dorset Towers is a 14-storey, 190-suite condominium at 1950 Kennedy Road in the Dorset Park neighbourhood of Scarborough, Toronto. It was built in 1975 by Melene Constructions Ltd. The condominium corporation is YCC-230, registered on 17 October 1975, and Capitalink Property Management Ltd. is listed as the manager. Suites run from about 1,065 to 1,242 sq ft. The maintenance fee covers common elements, heat, cable TV, building insurance, parking and water.
Dorset Towers at a glance
Large suites in a mid-size tower
Condos.ca lists suites here at roughly 1,065 to 1,242 square feet. That is a narrow band of large units, the kind of footprint that usually holds two bedrooms with room for a dining table and real storage. A building of 190 suites over 14 floors is big enough to support staff and amenities, and small enough that you are not lost in it.
Like most Scarborough condos of the mid-1970s, these suites were designed for people who might otherwise have bought a house. Expect separate rooms rather than open-plan living, and a wide range of condition from suite to suite, depending on what each owner has renovated.
When I tour a suite here, I pay attention to the kitchen and bathrooms, the windows and balcony door, and the electrical panel. Those are the items that tell you whether you are buying a finished home or a renovation project.
A staffed desk and secured parking
The amenity list leans toward security and practicality. Condos.ca lists a security guard, a security system, a parking garage and visitor parking, along with a party room, a meeting room and a sauna. Liv.rent’s building page also mentions a gym and a recreation room, and describes the parking as secured and underground.
Parking is included in the fee, which matters on a corridor where most errands still involve a car. Visitor parking is a practical plus for families with relatives who drive in.
There is no pool listed, which keeps one large cost out of the reserve fund. For buyers who would never swim, that is a point in this building’s favour compared with some of its 1970s neighbours.

The Kennedy Road strip, and what is changing
Kennedy Road is the commercial spine of Dorset Park, a strip of about 3.5 kilometres from Highway 401 down to Lawrence Avenue lined with shops, restaurants and towers. Kennedy Commons, a large retail plaza, sits between Highway 401 and Ellesmere Road. For daily errands, this is a convenient place to live, and the 401 is close for drivers.
Transit has been in flux. The Line 3 Scarborough RT that used to run through this area has been retired, and a dedicated Scarborough Busway along the old RT corridor, from Kennedy Station to Scarborough Town Centre with a stop at Ellesmere, was scheduled to open on 30 September 2026. It is a stopgap until the Line 2 subway extension reaches Lawrence and McCowan, Scarborough Centre and Sheppard and McCowan, expected around 2030.
Kennedy Road is also a busy arterial. Suites facing the road will hear traffic, while those facing away are usually quieter. Visit at rush hour before you decide which side you want. The data panel on this page shows the current transit options from the door.
A 50-year-old corporation
YCC-230 was registered on 17 October 1975, the same day as YCC-229, Royalcrest on Huntingdale Boulevard. Many Scarborough buildings of this vintage are now in the same phase: original systems have either been replaced or are due, and the quality of planning by each board shows up in the reserve fund.
With 190 suites, repair costs are shared among a moderate number of owners. That is enough to fund major work without crushing individual owners, provided the corporation has been saving steadily. I would want to see that in writing before I recommend a purchase.
Capitalink Property Management Ltd. is listed as the manager. Whoever runs the building, ask how long the current manager has been in place, how often the reserve fund study has been updated, and what the corporation has completed in the last five years. A building that can show you a list of finished projects is usually one that has been managed well.
Pricing when very little trades
When I checked, only one suite was listed for sale and one for rent, so there is no active range I can responsibly quote. Condos.ca also did not show a building average price per square foot. In a building like this, a single listing tells you what one seller hopes for, not what the building is worth.
The right way to price a suite here is against recent sales in the building, adjusted for size, floor, renovation and which side of the building it faces, and then against similar 1970s towers nearby, such as Kennedy Place on Dundalk Drive. Older Scarborough condos of this size generally trade at a low price per square foot compared with newer buildings, so a fair price will look like a lot of space for the money.
The fee covers heat, cable TV, building insurance, parking and water. Hydro is not listed, so budget for it separately. Ask for the status certificate to see the current fee and whether any increase or special assessment has been approved.
For what has actually traded here, ask me for my building sold report.

Amenities at Dorset Towers
The package here is about feeling secure and staying practical: a guard on site, secured parking and space for gatherings, with a sauna and gym for everyday use. It is not a resort, and with no pool to fund, it does not try to be.
Jatin’s honest take on Dorset Towers
Who this building suits
Couples and small families who want two bedrooms with real space, retirees moving out of a house who want a staffed building, and drivers who like being close to the 401 and Kennedy Commons. It is less suited to buyers who want modern open-plan layouts or brand-new finishes, unless they are prepared to renovate.
What I’d want you to check
Read the reserve fund study and recent board minutes with a 1975 building in mind: windows, balcony slabs and railings, risers, elevators, the roof and the underground garage. Ask whether any special assessment has been discussed. Confirm which parking space and locker come with the suite, and check pet and leasing rules in the status certificate, since condos.ca only records a pet restriction. Because so few suites trade, also ask how long the last few sales took to close.
The value question
For buyers who put space and a staffed front desk ahead of finishes, Dorset Towers can offer a lot of home for the money in Dorset Park. The value depends almost entirely on two things: the condition of the specific suite and the health of the reserve fund. With both in good order, I think it is a solid long-term hold, and the transit changes along this corridor should help over time.
