Living here

Renters, Airbnb and elevators at 118 Rosedale Heights

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 118 Rosedale Heights?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 118 Rosedale Heights

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

118 Rosedale Heights Drive is not a condo building in the usual sense. It is a 1930s house in Moore Park that was converted in 2008 into three condominium suites, one per floor, so buying here is closer to buying a floor of a house with two neighbours as partners. For the right buyer it is the only realistic way into this street, and I will be clear about what that partnership means. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

118 Rosedale Heights is a three-suite condominium at 118 Rosedale Heights Drive in Moore Park, part of the Rosedale-Moore Park area of Toronto. Toronto Life describes it as a 1930s duplex renovated in 2008 into three separate condos, one per floor. The condominium corporation, TSCC-1936, was registered on 21 May 2008. Suites run roughly 825 to 2,200 sq ft. Condos.ca lists the building as self-managed, with fees covering common elements, building insurance, water and air conditioning.

A house first, a condo second

The building started life in the 1930s as a duplex, according to Toronto Life, and was renovated in 2008 into three condominium suites, each taking a floor. The renovation kept a lot of the original fabric: the article mentions original hardwood floors, leaded glass windows and wainscoting.

That is the appeal. You get the proportions and details of a Moore Park house, in a neighbourhood with no towers, at a fraction of the cost of buying the whole house. Toronto Life noted that the upper suite looks out over the treetops, which is the view you buy this street for.

Some listing databases pair 118 and 120 Rosedale Heights Drive as one property, and a 2018 blogTO feature on a suite at 120 described it as a one-level condo in a former single-family home, with a stone fireplace, leaded windows, a basement recreation room and storage, and a private back garden. The sources describe the original house differently, as a duplex in one and a single-family home in the other, so check the declaration to see exactly which addresses and suites belong to TSCC-1936.

Three very different suites

With one suite per floor, the suites differ more than they would in any tower. Sizes run from about 825 sq ft to about 2,200 sq ft, and the difference is not only size. A ground-floor suite may come with garden space and basement rooms, while an upper suite trades the garden for light, height above the street and the treetop outlook.

Parking also varies by suite. Toronto Life reported that the top-floor suite came with two parking spaces, which is a lot for a three-suite building. Do not assume every suite has the same; check the declaration and the parking schedule for the suite you are buying.

Condos.ca lists two floors for the building, while the conversion is described as three suites, one per floor. That usually means one of the levels is partly below grade, so ask about ceiling height, windows and any history of water in the lower level.

Keep the age of the renovation in mind too. The 2008 conversion is now close to two decades old, so kitchens, bathrooms and mechanical systems put in at that time may be due for updating, while the shell of the house is nearly a century old. In a converted house, the line between what you fix inside your suite and what the corporation fixes is set by the declaration, and it matters more here than in a tower, so read it before you budget for a renovation.

Self-managed, with three owners

Condos.ca lists the building as self-managed. There is no property management company, so the three owners make up the board and handle the budget, the insurance, the contractors and the reserve fund between them.

In a good group, that works well and keeps fees low. In a difficult group, a single disagreement about a roof or a window replacement can stall for months, because there is no manager to run the process and only three votes. Ask the other owners how decisions get made, how long they have owned, and whether they are planning to sell.

The fees cover common elements, building insurance, water and air conditioning, according to condos.ca. Heat and hydro are not listed, so ask whether each suite has its own meters and its own heating system, and get a year of utility bills.

Moore Park daily life

Rosedale Heights Drive is a residential street in Moore Park, in a pocket of houses and mature trees east of Yonge. There are no tall buildings nearby, and that is unlikely to change on a street like this, which protects the outlook you are paying for.

Plan on a car or on longer walks for errands. Toronto Life and blogTO both framed this as a quiet, house-scaled setting rather than a walk-to-everything address, and the data panel on this page shows the transit and walkability details.

What 118 Rosedale Heights costs

Condos.ca puts the building average at about $909 per square foot. With three suites, that figure rests on very few sales over many years, so I would not use it to price a suite on its own.

There were no active listings when I checked, which is normal here. Suites in a three-unit building may trade once every few years, and each sale is close to a one-off. The better comparables are other converted-house condos in Moore Park and Rosedale, and Moore Park freeholds adjusted for size and land.

Because the fee covers so little, your real monthly cost is the fee plus your own heat, hydro and any share of a special project the owners agree on. Ask for the reserve fund study, or confirm whether the corporation has one, and for the last few years of the budget. If you are considering a suite here, I can pull the sold history through my building sold report.

Jatin’s honest take on 118 Rosedale Heights

Who this building suits

Buyers who want a floor of a Moore Park house without the cost of the whole house, downsizers leaving a large home nearby who want to stay on a leafy street, and owners who are comfortable sharing decisions with two neighbours. It does not suit anyone who wants a concierge or a management company.

What I’d want you to check

Read the declaration to confirm which suites, addresses, parking spaces and outdoor areas belong to whom. Ask whether there is a current reserve fund study, how much is in the fund, and when the roof, windows and masonry were last done, because this is a house nearly a century old. Check insurance, meters and heating for each suite, and talk to the other owners if you can.

The value question

At around $909 per square foot, the value here is not a bargain on paper, but it is the price of being on a Moore Park street of houses rather than in a tower. For a buyer who wants exactly that and is comfortable with self-management, it makes sense. For a buyer who wants hands-off ownership, I would steer you to a managed building nearby instead.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
