Renters, Airbnb and elevators at 145 Black Hawk Way Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 145 Black Hawk Way Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 145 Black Hawk Way Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The hawk streets west of Bathurst near Steeles hold several townhouse condominiums that look alike from the road but are run as separate corporations. 145 Black Hawk Way is one of them: 55 homes from 1976, at the northern edge of the city. Homes here rarely come up for sale, so when one does, you need to know which corporation you are actually buying into. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
145 Black Hawk Way Townhouses is a condominium townhouse complex of 55 homes at 87–145 Black Hawk Way, 1–19 Duck Hawk Way and 24–41 and 28–34 Dove Hawk Way in North York’s Westminster-Branson neighbourhood, near Bathurst Street and Steeles Avenue. It was built in 1976. The condominium corporation is YCC-297, registered on 30 December 1976, and Mareka Property Management is listed as manager. Condos.ca does not name a developer or publish what the fee includes, so confirm both on the status certificate.
145 Black Hawk Way Townhouses at a glance
One of several complexes on the hawk streets
Black Hawk Way, Duck Hawk Way, Dove Hawk Way, Sea Hawk Way and Kite Hawk Way form a small network of private-feeling lanes off the main roads. Condos.ca splits these addresses into more than one corporation, including 25 Black Hawkway Townhouses, 68 Black Hawkway Townhouses and this one, 145 Black Hawk Way Townhouses.
That matters more than it sounds. Each corporation has its own board, budget, reserve fund and rules. Two homes a few doors apart on Black Hawk Way can carry different fees and face different repair plans because they belong to different corporations.
Before you make an offer, confirm the corporation number on the listing and the status certificate. For this complex it should read YCC-297. If a listing calls itself Black Hawk Way without saying which complex, ask.
What a 1976 townhouse condo means for you
This complex is 50 years old. Condos.ca does not name the original developer, and I could not find a reliable source for it, so I will not guess. What I can tell you is what buildings of this age usually need: roofs, windows, doors, exterior siding or brick work, and, where there is a shared garage, waterproofing.
In townhouse corporations, who pays for those items is set by the declaration. In some, the corporation replaces windows and roofs for everyone; in others, owners handle parts of the work themselves. Read the declaration and the reserve fund study together so you know what is coming and who pays for it.
Homes from the mid-1970s have often been renovated more than once. Ask what has been updated inside, when, and with what approvals. Check the electrical panel and wiring type with your home inspector, because older wiring and panels are one of the things insurers ask about.
With 55 homes, every large project is shared by 55 owners. A roof or window program across the complex is a six- or seven-figure bill, and a small corporation has fewer owners to spread it over than a big tower does. That is why the reserve fund study matters more here than almost anything else in the paperwork.
Look for three things: how much is in the reserve today, what the study expects to spend over the next ten years, and whether the planned contributions keep up. If the plan depends on large fee increases, you want to know before you buy, not after.

Living near Bathurst and Steeles
Steeles Avenue is the city’s northern boundary, so the shops on the far side are in Vaughan, not Toronto. In daily life, people here use both sides. The plazas around Bathurst and Steeles carry a lot of the daily shopping for both sides of the boundary.
Westminster-Branson is one of the more established Russian-speaking and Jewish neighbourhoods in Toronto, according to its neighbourhood history. The area mixes towers along Bathurst with townhouse complexes and detached streets behind them. G. Ross Lord Park and the West Don Parklands are part of the ravine system that runs through the area.
The data panel on this page shows the nearest transit, schools and walkability, so I will leave those details to it. In practice, most households here have a car, and the main roads are busy at rush hour.
Parking, insurance and the questions I would ask
Condos.ca lists no parking details for this complex. In 1970s townhouse condominiums, parking can be a private garage, a driveway, a surface lot or a shared underground garage, and each comes with different costs. Ask exactly where the home’s parking is, whether it is exclusive-use common element or owned, and where visitors park.
Insurance is the other question buyers skip. The corporation insures the buildings under its own policy, and that policy has a deductible that can be charged back to an owner in some situations. Ask for the deductible amounts on the status certificate, and make sure your own condo policy covers them.
Finally, ask about rules that affect daily life in a townhouse: what you can change on the exterior, whether you can add a deck or fence, and how the corporation handles snow clearing and landscaping. In older complexes these rules have usually been refined over decades, and the board minutes show how strictly they are applied.
Pricing: when there is nothing to compare
There were no homes for sale or for rent in this complex when I checked, and condos.ca does not publish a price-per-square-foot figure for it. That is normal for a 55-home complex, where only a few homes trade in a year.
When there are no active listings, the best comparables are recent sales here and in the neighbouring hawk-street complexes, adjusted for size, finished basements, renovations and fees. Do not assume a neighbouring corporation’s fee applies here; ask for this corporation’s budget.
I also could not find what the fee includes. Ask whether water, building insurance, exterior maintenance, snow removal and parking are covered, and how each home is heated. For actual sale figures in aggregate, use the data panel above or my sold report.

Jatin’s honest take on 145 Black Hawk Way Townhouses
Who this building suits
Families who want more room than a condo apartment and a lower entry price than a detached house in this part of North York. It suits buyers who want to stay close to the Bathurst and Steeles shops and community institutions, and downsizers who still want a front door at ground level and their own stairs.
What I’d want you to check
First, confirm the corporation: YCC-297, not one of the neighbouring hawk-street complexes. Then read the reserve fund study for roofs, windows, paving and any garage repairs, and check the declaration for what owners maintain themselves. Ask for the last few years of board minutes and the current budget, and ask your inspector to look closely at the electrical system, basement moisture and the age of the furnace and air conditioner.
The value question
With no active listings, value here is about patience and good comparables. A well-renovated home in a corporation with a healthy reserve fund is worth more than a cheaper one facing large exterior work. If a home comes up, I would compare it against recent sales here and in the neighbouring complexes, and against small freeholds nearby, before deciding what it is worth.
