Renters, Airbnb and elevators at Rodeo Pathway Townhomes

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Rodeo Pathway Townhomes?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Rodeo Pathway Townhomes

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Rodeo Pathway is one of the smallest condominium corporations you will look at in Scarborough: 23 townhomes on Rodeo Pathway in Birch Cliff, built in 1989. Homes here rarely come up, and when they do, the size of the corporation matters as much as the house. Small can mean well run and close-knit, or it can mean every repair lands hard. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Rodeo Pathway Townhomes is a condominium townhouse complex of 23 homes at 1 to 46 Rodeo Pathway in Birch Cliff, Scarborough (postal code M1N), part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area. It was developed by Lawrence Avenue Group and registered on 23 May 1989 as MTCC-820. Condos.ca lists TSE Management as manager. Maintenance fees include common elements, building insurance, parking and water.

A 23-home corporation

With only 23 homes, this is a very small condominium. Every owner carries roughly one twenty-third of the corporation’s costs, so a major repair such as a roof program or repaving is shared among few people. That is the main thing to understand before you buy.

Small corporations can work very well. Owners tend to know each other, decisions can be quicker, and there is less common property to maintain. But there is also less margin. A single owner who falls behind on fees, or one unplanned repair, shows up in the budget immediately.

So the documents carry more weight here than usual. Read the reserve fund study, the budget, the status certificate and recent board minutes, and ask how many owners serve on the board and how long they have done it.

A 1989 townhouse complex

Registered in May 1989 as MTCC-820, the complex predates amalgamation and is now more than 35 years old. That puts it well into its second cycle of major exterior work: roofs, windows, doors, fences and paving have either been replaced or are due.

Lawrence Avenue Group is listed as the developer. I found little public information about the company or the original design, and I could not confirm the layout of the homes from reliable sources. Condos.ca records the complex as one storey, which is how its data often lists townhouse complexes, so check the listing and walk the home to confirm floors, basement and square footage.

Inside, ask what has been updated over the years: electrical panel, plumbing, furnace, air conditioning and windows if they are the owner’s responsibility. A full home inspection is essential at this age.

Insurance, management and governance

The corporation’s insurance is in your fee, but in an older complex you should know what it covers and what it leaves to you. Ask for the insurance certificate in the status certificate package and note the deductible. If a claim starts in your home, part of that deductible can fall on you, so make sure your own unit policy covers it.

Condos.ca lists TSE Management as manager. In a corporation of 23 homes, the manager may handle the paperwork and contractors while the board makes most decisions, so ask how often the board meets and how owners are kept informed.

Finally, ask whether the corporation has a recent engineering or building condition report on file beyond the reserve fund study. For a complex of this age and size, those documents are what tell you whether the next ten years will be calm or expensive.

Living in Birch Cliff

Rodeo Pathway sits in Birch Cliff, near Kingston Road and Birchmount Road. UrbanToronto describes Birch Cliff as an established low-rise neighbourhood in southern Scarborough, within what many now call the Upper Beaches.

The area is changing. In 2019, UrbanToronto described Birch Cliff as on the verge of a mini condo boom, drawn by land prices and investment, and Core Development Group’s Birchcliff Urban Towns, 52 three-storey townhomes at 1665 Kingston Road just west of Birchmount, were one of the early projects. More low-rise and mid-rise projects along Kingston Road mean more construction nearby for a while, and more shops and services over time. For an existing owner on Rodeo Pathway, that usually supports values, because it brings new buyers to the neighbourhood.

Homes set back from Kingston Road tend to be quieter than those fronting it, but check for yourself. Visit at rush hour and on a weekend evening before you decide. The transit and school panels on this page cover the nearest stops and zoned schools.

Pricing and fees

There were no homes listed for sale or for rent at the time of writing, which is normal for a complex this small. I cannot give you a current asking range, and with so few sales, any single past price is a weak guide. Use the aggregate data on this page and the building sold report, and compare with nearby condo townhouses of similar age.

The fee covers common elements, building insurance, parking and water. Heat and hydro are not on the condos.ca inclusion list, so ask for recent bills and budget for them.

In a small, older corporation, the fee level matters less than the trend and the reserve plan. A fee that has risen steadily to match a funded repair schedule is a better sign than one that has barely moved in years. Ask for the last few years of budgets so you can see the pattern.

The value case is location and scarcity. Condo townhouses near the Upper Beaches typically cost well below a freehold house nearby, and the new townhome projects on Kingston Road are priced as new construction. A well-kept 1989 home here can sit between the two.

Because homes come up so rarely, be ready before one does. Have financing approved, know what you would pay for a comparable condo townhouse nearby, and ask for the status certificate as early as the seller will allow. In a small complex, the buyer who has read the documents first is usually the one who gets the home.

Amenities at Rodeo Pathway Townhomes

Visitor parkingBBQ permitted

Condos.ca lists visitor parking and barbecue permission, and nothing else, which is what you would expect in a 23-home complex. Your fee goes to the grounds, parking areas, insurance and the reserve fund rather than to shared rooms.

Jatin’s honest take on Rodeo Pathway Townhomes

Who this building suits

Buyers who want a townhouse near the Upper Beaches without paying for a freehold, and who like the idea of a small, quiet community where neighbours know each other. It also suits owners willing to take part in running the corporation, because in a complex this size someone has to.

What I’d want you to check

Read the reserve fund study, budget, status certificate and board minutes closely, and ask about any planned fee increase or special assessment. Confirm what the declaration makes the owner responsible for, such as windows, doors or decks. Ask whether any owners are in arrears, since that hits a small budget hard. Get a full home inspection, and confirm the layout and square footage yourself.

The value question

With no current listings, value here is a home-by-home judgment. A well-maintained Rodeo Pathway home with a funded reserve plan can be a sensible way into Birch Cliff. If the documents show deferred repairs, the small size of the corporation makes that risk bigger, not smaller. If you want me to watch for one, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
