Living here
Renters, Airbnb and elevators at 217 Roslin
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 217 Roslin?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 217 Roslin
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

217 Roslin is not a condo building in the usual sense. It is a 2004 enclave of ten three-storey townhomes on a quiet Bedford Park street, owned under a condominium corporation, which means house-style living with a shared budget. With only ten owners, the rules and the reserve fund matter more here than almost anywhere. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
217 Roslin is a low-rise condominium of ten three-storey townhomes at 217 Roslin Avenue in Toronto’s Lawrence Park North planning area, in the Bedford Park neighbourhood east of Yonge Street and north of Lawrence Avenue. It was completed in 2004 by Roslin Holdings, and the condominium corporation, TSCC-1583, was registered on 9 February 2004. ICC Property Management is listed as the manager. Maintenance fees cover common elements, building insurance, parking and water.
217 Roslin at a glance
A townhouse enclave, owned as a condominium
Ten townhomes is tiny for a condominium corporation. Each owner holds their own unit and shares the common elements with nine neighbours. In townhouse condos those often include the driveway, the grounds and the parking, but the declaration is what decides, and it varies more in townhouse corporations than in apartment buildings.
Three storeys is a vertical way to live. Stairs are part of every day, which suits families and active buyers, and it is worth a frank conversation for anyone who plans to age in place.
Built in 2004, these homes are newer than most of the houses around them, many of which date from before 1940. That usually means more modern wiring, plumbing and insulation than a century-old semi, though at 20 years the original furnace, air conditioner and water heater in a unit may be close to replacement.
Listing write-ups over the years have described a cul-de-sac setting with a ravine to the rear. Walk the site at different times of day and look closely at the rear outlook of the specific unit, because a ravine edge brings privacy and greenery but also slope, drainage and tree-care questions for the corporation.
Who decides what with ten owners
In a ten-unit corporation, governance is personal. The board is usually a few of your neighbours, decisions are made by a small group, and one owner’s priorities can shape the budget. That works well when owners get along, and it is hard work when they do not.
The reserve fund is the item to look at hardest. A roof replacement, driveway resurfacing or garage repair is shared among only ten owners, so the cost per home is large. Ask for the reserve fund study, the current balance and the planned contributions, and read the board minutes for anything on the horizon.
Also confirm exactly what you own and what the corporation maintains. Roofs, windows, decks and doors are handled differently from one townhouse declaration to the next, and that decides whether a repair is your bill alone or a shared one.
Ask, too, how often the owners meet, whether the manager handles all of the corporation’s work, and how many of the ten homes are owner-occupied. In a corporation this small, those answers shape the budget and the pace of decisions.

What the fee covers
Condos.ca lists common elements, building insurance, parking and water in the fee, and lists pets and BBQs as permitted. Heat and hydro are not listed, so each home most likely pays its own utilities. Ask the seller for a year of bills.
Building insurance in the fee is the corporation’s policy. You still need your own unit-owner policy for contents, upgrades and the deductible that can be charged back to an owner after a claim, and in a small corporation that deductible can be significant. Check the amount in the status certificate.
Condos.ca does not list a size range for 217 Roslin, so ask for floor plans and measure carefully. In townhouses, a listed area may or may not include a basement or garage, and that changes any per-square-foot comparison.
Townhouse condominiums can also restrict exterior changes such as doors, windows, decks and paint colours. If you plan to change the outside of your unit, get the board’s approval process in writing before you firm up.
Bedford Park, east of Yonge
Bedford Park grew from a 19th-century stopover on Yonge Street, and most of its original houses were built between 1890 and 1940 as mid-sized detached and semi-detached homes. Many are still standing, and others have been replaced with larger new houses.
East of Yonge, the neighbourhood runs up toward Snowdon Avenue and across to Ronan Avenue, with Lawrence Park, ranked Canada’s wealthiest neighbourhood in 2011, to the south-east. Roslin Avenue sits in that quiet residential grid, close to the shops and restaurants on Yonge north of Lawrence.
For a buyer who wants a house-style home in this neighbourhood without a detached price, a condo townhouse is one of the few ways in. That is the core appeal of 217 Roslin, and it is why owners here tend to compare it with semis on nearby streets rather than with apartment condos.
Pricing a ten-unit enclave
Condos.ca does not publish a building average per square foot for 217 Roslin, and there were no units listed for sale or rent when I checked in October 2026. In a ten-unit complex that is normal; in some years nothing trades at all.
That makes pricing more judgement than arithmetic. I would anchor on any recent sales in the complex shown in the panel on this page, then on condo townhouses and semi-detached houses nearby in Bedford Park, adjusting for size, finishes, parking and the rear outlook.
Compare total cost, too. A condo townhouse carries a monthly fee that a freehold semi does not, but it also comes with shared insurance, parking and common-area upkeep. Put the two side by side over five years, including the fee and your share of likely repairs, before deciding which is cheaper.

Amenities at 217 Roslin
There is no gym, pool or concierge here, and that is the point. You are paying for a house-style home with shared upkeep rather than a lobby, which keeps the budget focused on the buildings and the grounds.
Jatin’s honest take on 217 Roslin
Who this building suits
Families and move-up buyers who want a Bedford Park house feel without a detached price, downsizers who are comfortable with stairs, and anyone who prefers a handful of neighbours to a lobby full of strangers.
What I’d want you to check
Read the declaration to see who repairs roofs, windows, decks and doors, and read the reserve fund study and board minutes closely, because every major cost is split only ten ways. At about 20 years old, roofs, paving and any shared garage or membrane are at or nearing the age for work. Ask about the insurance deductible that can be charged to an owner, confirm parking, and walk the rear of the site to understand the outlook and the slope.
The value question
Value here depends on comparisons that shift every year, because so few units trade. If the reserve fund is healthy and the declaration is clear, a condo townhouse in Bedford Park can be a sensible way into a neighbourhood where houses are out of reach for many buyers. If the fund is thin, a lower entry price can be eaten by your share of the next big repair. book a call and I will help you weigh it against freehold options nearby.
