Living here
Renters, Airbnb and elevators at Carriage House
Do mostly owners or renters live here?
Mix of owners and renters. Of 15 deals here in the last 24 months, 8 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Carriage House?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Carriage House
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Carriage House at 10 Tapscott Road is the building I show buyers who want an indoor pool and a fee that covers their hydro, for well under half a million dollars. It is a 13-storey, 163-suite Bradsil tower from 1984, right by Malvern Town Centre, and it is the first of three Bradsil condos on neighbouring streets. It is also more than 40 years old, so the paperwork matters as much as the suite. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Carriage House is a 13-storey, 163-suite high-rise condominium at 10 Tapscott Road in Malvern West, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area of Toronto. Condos.ca lists Bradsil as the builder and 1984 as the year built. The condominium corporation is MTCC-637, registered on 10 April 1984, and Shiu Pong Management is listed as the manager. Suites run roughly 681 to 997 sq ft. Condos.ca lists the fee as covering air conditioning, common elements, heat, hydro, building insurance, parking and water.
Carriage House at a glance
The first of three Bradsil towers
Bradsil built three condo towers within a few hundred metres of each other around Malvern Town Centre. Carriage House at 10 Tapscott Road was registered first, in April 1984. Carriage House II at 99 Blackwell Avenue followed in December 1984, and 15 Sewells Road, which REW lists as Carriage House III, came in 1989.
All three are 13 storeys, all three put hydro, heat, water and parking in the fee, and all three trade at some of the lowest prices per square foot in Toronto. Each is a separate corporation with its own board, manager and reserve fund, which is exactly why they are worth comparing side by side.
Carriage House is the largest of the original pair at 163 suites. Over 13 floors that is roughly a dozen suites a floor, enough owners to spread repair costs without the anonymity of a 400-suite complex.
Practical one- and two-bedroom suites
Suites run from about 681 to 997 sq ft. In practice that means one-bedrooms in the high 600s and two-bedrooms approaching 1,000 sq ft, which is more space than most new Toronto towers offer at either size.
Mid-1980s floor plans tend to be sensible: an enclosed kitchen, a separate dining area, decent closets and bedrooms that are rooms rather than alcoves. What varies is condition. Some suites have been fully renovated and others are close to original, so compare kitchens, bathrooms, flooring and windows, not just the size.
Rooms in buildings of this era are often squarer and easier to furnish than in many newer towers, where layouts are squeezed to hit a price point. You give up modern finishes and in-suite features you may take for granted, so ask whether the suite you are looking at has in-suite laundry and what has been updated in the electrical and plumbing.

The fee: inclusive, and lower than its sibling on Sewells
Condos.ca lists air conditioning, common elements, heat, hydro, building insurance, parking and water in the fee. When I checked, the two suites for sale carried fees of $567 to $808 a month, about $0.86 per square foot.
That compares well within the Bradsil family. Carriage House II on Blackwell was slightly lower at about $0.77 on its active listings, while 15 Sewells Road was much higher at about $1.22, partly because its fee also includes cable. For an all-inclusive fee in a 1984 building, 86 cents is reasonable.
Remember that in an all-inclusive building, the corporation pays the energy bill for everyone. If rates rise or the heating and cooling equipment is near the end of its life, that shows up in the fee. Ask what the utility line in the budget has done over the last few years.
One more line to look at is staffing. Condos.ca lists a security guard here but not at Carriage House II, and on-site security is one of the bigger costs in a building budget. If you value having someone at the desk, part of your fee is paying for it, and that is a fair trade. If you do not, it is worth knowing where the money goes.
Living by Malvern Town Centre
This is about as convenient as Malvern gets. Malvern Town Centre is on Tapscott Road, and the streets around it mix townhouse complexes, schools, parks and community services. It is a family neighbourhood, organised around everyday errands rather than nightlife. The data panel on this page shows transit, school and park details.
The City of Toronto has planned the Eglinton East LRT, now part of its Scarborough East Rapid Transit project, to end at a Malvern Town Centre stop just north of Tapscott Road. Early design work is done, but the line is unfunded, and in April 2026 the province said it was not a priority. If it is built, owners here benefit; I would not pay extra for it today.
What Carriage House costs
Condos.ca puts the building average at about $408 per square foot. That sits between 15 Sewells Road at about $365 and Carriage House II at about $455. The order roughly follows the fees: the building with the highest fee per square foot has the lowest price, and the one with the lowest fee has the highest.
When I checked, two suites were for sale, asking $350,000 to $405,000, and one was for lease. Those are asking prices, not sale prices. With only a handful of suites on the market at any time, a well-presented suite can stand out, but a buyer also has fewer options to choose from in any given month.
Prices this low mean the monthly fee is a large part of your total cost, so qualify yourself on the full monthly number: mortgage, fee and property tax. If you want to know what suites here have actually sold for, use my building sold report.

Amenities at Carriage House
An indoor pool and sauna are the standouts, and they are year-round amenities you rarely get at this price. They are also among the most expensive things a corporation maintains, so check their condition and the reserve fund plan for them. Condos.ca shows only part of the amenity list, so ask management for the full one.
Jatin’s honest take on Carriage House
Who this building suits
First-time buyers and families who want a one- or two-bedroom with real space, an indoor pool and an all-in fee, at one of the lowest entry prices in Toronto. It also suits downsizers from the surrounding Malvern houses who want to stay in the neighbourhood. It is less suited to a buyer who wants new finishes and smart-home features without renovating, or who plans to sell again within two or three years.
What I’d want you to check
This is a 1984 building. Read the reserve fund study for the windows, balconies, roof, garage, elevators and the pool equipment, and read at least two years of board minutes. Ask whether any special assessment or large project is being discussed. Confirm the pet rules, since condos.ca lists a pet restriction, and confirm the parking space that comes with the suite.
The value question
At about $408 per square foot with hydro, heat and parking in the fee, Carriage House is strong value for an owner-occupier, provided the reserve fund is healthy. Against its two sister buildings it sits in the middle on both price and fee, which makes it a fair benchmark. If you want help comparing all three, book a call.
