Living here
Renters, Airbnb and elevators at 2758 Eglinton Avenue East Townhomes
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 2758 Eglinton Avenue East Townhomes?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 2758 Eglinton Avenue East Townhomes
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

2758 Eglinton Avenue East is for the buyer who has outgrown a condo apartment but cannot stretch to a freehold house. The homes here are about 1,900 square feet, the fee covers the common elements and parking, and the complex sits on a stretch of Eglinton that the City is planning for rapid transit. The thing to get right before you buy is which corporation you are actually joining. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
2758 Eglinton Avenue East Townhomes is a low-rise condominium townhouse complex of 84 units at 2758 Eglinton Avenue East in Scarborough, Toronto, in the Eglinton East area near Danforth Road. It was built in 2002, and the condominium corporation, TSCC-1427, was registered on 11 March 2002. Wilson Blanchard manages it. Units are about 1,902 to 1,933 sq ft. Condos.ca lists the fee as covering common elements, building insurance and parking.
2758 Eglinton Avenue East Townhomes at a glance
House-sized homes in a condominium
The 84 homes here are about 1,902 to 1,933 sq ft, a narrow range that suggests a small number of repeated plans. That is the size of a modest detached house, and roughly double a typical new two-bedroom condo apartment.
Condominium townhouses split the work differently from a freehold. The corporation looks after the common elements, insurance on the building and the shared parking, while you look after the inside of your home. The declaration sets out exactly where that line falls, including who is responsible for roofs, windows, doors and any private outdoor space, so read it before you firm up.
Townhouse living also changes the day-to-day. You have stairs, which some buyers love and others will not want in ten years. You usually have your own entrance and more storage than an apartment, and the noise you share with neighbours comes through party walls rather than floors and ceilings.
I could not confirm the original builder of this complex, and condos.ca does not name one. That matters less than it would for a tower, because at 24 years old, the condition of the roofs, windows and paving and the health of the reserve fund will tell you more than the builder’s name.
Check which corporation you are buying into
Condos.ca lists a separate complex, Monarch Townhomes, at 2726 to 2800 Eglinton Avenue East, which is the same address range. That complex registered in 2006 as TSCC-1821 with 109 units, four years after this one.
Two corporations on overlapping addresses is a classic source of confusion. Before you make an offer, confirm the corporation number on the listing and the status certificate, and make sure the budget, reserve fund study and rules you are reading belong to TSCC-1427. The fees, inclusions and finances of the two are not the same.
If you are open to either, it is worth comparing them side by side. Condos.ca lists air conditioning in the Monarch fee and not in this one, and the two complexes are at different points in their maintenance cycles.

What the fee covers
Condos.ca lists common elements, building insurance and parking in the fee. Heat, hydro, water and air conditioning are not on that list, so expect to pay your own utilities, as you would in a freehold house.
In a townhouse complex, the common elements usually mean the roads, walkways, landscaping, snow clearing and the building exteriors. Those are the big-ticket items in a complex this age, and how well the reserve fund covers them is what keeps the fee stable.
Insurance follows the same split. The corporation’s policy covers the buildings, and you need your own policy for contents, improvements and liability. Ask what deductible the corporation carries, because owners are often charged it when a claim starts in their home.
Condos.ca also lists pets as permitted, along with visitor parking, a security system and an enter-phone system. Read the rules for any limits on pets before you buy.
Living on this stretch of Eglinton East
This is the Eglinton Avenue East corridor in Scarborough, near Danforth Road, east of the Kennedy Station hub, with residential streets of houses and townhouses on either side. The panel on this page lists the nearest transit, schools and shops.
The corridor is changing. Across the road, a 184-unit stacked townhouse proposal at 2787 and 2791 Eglinton Avenue East went through the City’s planning process from 2018, and condos.ca now lists it as East Station Townhomes. The City treats this part of Eglinton as an Avenue in its Official Plan, the designation it uses for streets where it expects more housing over time.
The bigger change is transit. The City and the TTC are planning Scarborough East Rapid Transit, an 18.6-kilometre line from Kennedy Station to Malvern Town Centre, with the City’s concept drawings showing Eglinton Avenue East as part of the route. It is still in planning, but it is the kind of project that changes how a corridor lives and trades.
What 2758 Eglinton Avenue East costs
Condos.ca puts the complex average at about $364 per square foot. That is very low by Toronto standards, and it reflects the fact that townhouses of 1,900 sq ft are always priced lower per square foot than small condo apartments.
When I checked, there were no units for sale or for lease, so there is no asking range I can fairly quote. With 84 homes, sales come up only a few times a year.
Because the homes are all close to the same size, condition is what separates one sale from the next. An updated kitchen and bathrooms, a newer furnace and air conditioner, and the state of the flooring will move the price far more than a few square feet will, so compare like with like.
The fairest comparison is with Monarch Townhomes next door, at about $371 per square foot on condos.ca, and with the newer stacked townhouses across Eglinton. Use the panel on this page for recent sales, or ask me for a building sold report before you make an offer.

There is no gym or party room here, and the low fee reflects that. What you get is the practical package a townhouse buyer needs: visitor parking, a security system and an enter-phone at the entrance.
Jatin’s honest take on 2758 Eglinton Avenue East Townhomes
Who this building suits
Growing families who need about 1,900 sq ft and several bedrooms but cannot reach a freehold price in Toronto, and condo apartment owners who want stairs, space and their own front door. It also suits buyers who expect the Eglinton East transit plans to lift this corridor over time.
What I’d want you to check
First, confirm the corporation number, because Monarch Townhomes shares the address range. Then read the reserve fund study for the roofs, windows, paving and exterior work a 24-year-old complex faces, the declaration for what the owner maintains, and the rules on pets. Ask the seller for a year of utility bills, since heat and hydro are on you.
The value question
At about $364 per square foot, this is one of the cheapest ways to buy family-sized space in the city, and the transit plans give the location a long-term story. You give up a private lot and the freedom of a freehold. If the reserve fund is healthy and the complex has kept up with its exteriors, I think it is strong value for an owner who plans to stay.
