Living here

Renters, Airbnb and elevators at 30 Dean Park Rd

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 30 Dean Park Rd?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 30 Dean Park Rd

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

30 Dean Park Road is about as small and as new as a Toronto condominium gets: ten homes, registered as a corporation in December 2025, on a quiet street next to the Camargue II towers in West Rouge. There is very little published about it, and I would rather tell you that plainly than fill the gap with guesses. What I can tell you is what a ten-home corporation in its first year means for a buyer, and exactly what to ask for. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

30 Dean Park Rd is a 10-home low-rise condominium at 30 Dean Park Road in West Rouge, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area of Toronto, near Sheppard Avenue East and Meadowvale Road. Condos.ca records it as built in 2025 and one storey high. The condominium corporation is TSCC-3154, registered on 11 December 2025. Condos.ca does not list a developer, property manager, fee inclusions or amenities, and I could not find them in other public sources.

Ten homes, one corporation, very little history

The defining fact about 30 Dean Park Road is its size. Ten homes share one corporation, so every insurance renewal, snow-clearing contract and future roof or paving job is split ten ways. A $100,000 repair works out to about $10,000 per home on average, before unit-factor weighting. That is why the reserve fund matters more here than in a 400-suite tower.

A board for a corporation this size is made up of a handful of owners, and with ten homes, some owners may end up serving more than once. That is not a flaw. It does mean the quality of decisions depends on a few people, so the board minutes are worth reading even in a building this new.

The upside is the same as in any very small condominium. Neighbours know each other, decisions can be made quickly, and rules are easier to change when only ten owners need to agree.

What I could and could not confirm

Condos.ca classes the building as a low-rise condominium of ten homes on one storey, built in 2025. I could not find a developer, an architect, a marketing name or a site plan in public sources, and no homes were listed for sale or for rent when I reviewed it. That is unusual even for a small project, and it means I cannot describe the layouts, finishes or parking with any confidence.

The one-storey figure is worth checking in person. It could describe single-level homes, or it could be a data simplification for a building with more levels. Before you book a showing, ask the listing agent for the floor plan, the registered condominium plan and a description of what each home includes, such as parking, a locker or exclusive-use outdoor space.

If a home comes up here, the listing will likely be the first detailed public description of the building. Read it alongside the declaration rather than on its own.

A corporation in its first year

Registration in December 2025 puts this corporation in its first year as I write. Under Ontario’s Condominium Act, a new corporation must have a performance audit of the common elements done between six and ten months after registration, which for this building means between June and October 2026. It must also complete its first reserve fund study within its first year. Ask for both.

The first-year budget of a new condominium is prepared by the developer, and it is common for the owners’ board to adjust it once real costs come in. In a ten-home corporation, even a modest change in insurance or snow removal can move each owner’s fee noticeably, so compare the budget with the reserve fund study rather than taking today’s fee as fixed.

Tarion warranty coverage runs from each home’s original possession date. For homes that closed in 2025, the two-year coverage for items such as water penetration and plumbing, electrical and heating defects runs into 2027, and the seven-year major structural coverage runs well beyond that. Remaining coverage passes to a resale buyer, so ask whether any claims are open.

Dean Park Road, next to Camargue II

Dean Park Road is a short street near Sheppard Avenue East and Meadowvale Road, at the far eastern edge of Toronto. Its best-known neighbour is Camargue II at 10 and 20 Dean Park Road, a 12-storey, 432-suite complex from 1983. Living beside a large high-rise means more cars on the street than a typical low-rise pocket, but also a well-established residential setting.

The area’s main draw is green space. The Rouge Valley and Rouge National Urban Park are close, and the Toronto Zoo is in the same corner of the city. For groceries and services you will rely on nearby plazas and a car more than on walking, and Highway 401 is close for commuters. The data panel on this page has transit, school and park details.

The neighbourhood is also set to grow. UrbanToronto lists a proposed project at 9940 Sheppard Avenue East, at the northeast corner of Meadowvale and Sheppard, with two nine-storey rental apartment buildings and five townhouse blocks, about 428 homes in all. It is at the pre-construction stage, so timing is uncertain, but buyers here should expect more neighbours and some construction activity nearby over the coming years.

Pricing a building with no sales yet

There were no active listings at 30 Dean Park Road when I reviewed it, and with ten homes, resales will be rare. Some years may have none at all. That makes the building almost impossible to price from its own history, and the first one or two sales will set expectations for everyone else.

If a home comes up, I would price it against newer low-rise and townhouse condominiums elsewhere in West Rouge and Highland Creek, adjusted for size, parking and outdoor space, and against the larger suites at Camargue II for buyers deciding between new construction and space. The data panel on this page will show any recorded sales as they happen.

Condos.ca does not record the fee or what it covers, so ask for the current budget and the fee schedule in the status certificate, and add your own utilities until the paperwork says otherwise.

Jatin’s honest take on 30 Dean Park Rd

Who this building suits

Buyers who want new construction in a quiet, very small community at the eastern edge of the city, and who are comfortable with a car-based routine. It also suits downsizers leaving a house nearby who want to stay close to the Rouge Valley without moving into a large tower.

What I’d want you to check

Ask for the performance audit, the first reserve fund study or its status, the current budget, the declaration and the condominium plan. Confirm the developer, the property manager, what the fee covers, and how parking and storage are held. Check for open Tarion claims and whether the developer still owns any homes, and ask whether any special assessments are contemplated; I have no record either way.

The value question

The value question here is really a risk question. A brand-new building with only ten owners can be very cheap to run, or exposed to any cost that the first budget missed. If the audit is clean and the reserve study is properly funded, this can be a good owner-occupier purchase; without those documents, I would not firm up.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
