Living here
Renters, Airbnb and elevators at 455 Dovercourt
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 455 Dovercourt?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 455 Dovercourt
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

455 Dovercourt is one of the strangest-looking buildings in Little Italy, and one of the more interesting. Curated Properties kept the lower floors of an existing office building and set 12 multi-level homes on top, so your neighbours downstairs are businesses, not other households. That arrangement is the first thing to understand before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
455 Dovercourt is a 12-suite residential condominium at 455 Dovercourt Road, near College Street in the Palmerston-Little Italy part of the Queen West, Trinity-Bellwoods, Kensington and Little Italy area of Toronto. It was developed by Curated Properties and designed by RAW Design as an addition on top of an existing office building. It was completed in 2016. The condominium corporation is TSCC-2539, registered on 1 September 2016, and Mareka Property Management is listed as manager. The fee includes common elements, building insurance, parking and water.
455 Dovercourt at a glance
Homes on top, offices below
The project is an adaptive reuse. Rather than demolish the low office building on the site, Curated kept its lower portion and built the new homes above it. A current commercial leasing listing describes the office part as roughly 18,000 square feet, with 12 private townhome residences built on top.
Those lower floors remain office space and are marketed for lease to businesses. So the street-level experience here includes an office entrance and commercial neighbours, which is very different from a typical residential lobby.
Living above offices has real advantages. Evenings and weekends are usually quiet below you, and there is no one overhead in the suites with rooftops. The flip side is daytime activity: couriers, visitors and, whenever a space is re-leased, renovation work by a new tenant.
Ask how the residential entrance, garbage, parking and mechanical systems are separated from the office side. Good separation is what makes this kind of building pleasant to live in, and it is worth seeing for yourself rather than taking on trust.
Sources describe the height differently. When the project launched in 2014, blogTO listed it at five storeys, while Condos.ca lists two floors, which probably counts only the residential levels. Either way, this is a low building on a residential street, and it fits the scale of the neighbourhood.
The top-heavy look, and why it works
RAW Design, the same firm behind Curated’s Cabin on Dovercourt south of Queen, designed the addition. At launch, blogTO called the building top-heavy and compared it to the old Sears building on Jarvis, then concluded that a distinctive design was better than another anonymous glass box.
That is a fair summary. The upper floors sit over the older base and look different from it, and the homes have balconies and enclosed balcony spaces that open up views over the low houses around them. Rooftop patios were a central part of the original pitch.
Buyers either love the look or do not. It photographs strangely, so go and see it in person before you decide.

Large, multi-level suites
This is not a building of studios. The launch materials described homes of about 1,000 to 1,500 square feet, laid out over more than one level, with open-plan living areas, hardwood floors and private outdoor space. That makes these suites closer to a townhouse than a condo apartment.
With only 12 homes, listings are rare. Some years there may be none at all, so if you want to live here, tell me early and I will watch for one.
Multi-level layouts mean stairs inside the suite. That works well for couples and young families, but it is a real drawback if you are planning to age in place. Check whether the suite you are looking at has its main living space and a bedroom on the same level.
The bedroom count was not announced when the project launched, so do not assume a size equals a certain number of bedrooms. At 1,000 to 1,500 square feet, two-bedroom plans are likely, but confirm the layout of each suite from the floor plan and in person.
Pay attention to the outdoor space as well. A rooftop patio is a large part of the value of these homes, so ask who maintains the roof membrane under it, what you are allowed to install up there, and when the roof was last inspected.
College and Dovercourt
The building sits between Little Italy and Dufferin Grove, a short walk from the restaurants, cafés and bars on College Street. Dovercourt Road itself is quieter and mostly residential here, with larger apartment buildings to the north.
This is one of the most established food and nightlife stretches in the west end. The upside is everything on your doorstep; the downside is weekend activity on College. A side-street address softens that considerably. Transit, school and park details are in the data panel on this page.
Pricing a building with almost no comparables
With 12 suites and no active listings at the time of writing, there is no meaningful building average to quote. When one of these homes sells, the honest comparison is against freehold townhouses and semis in Little Italy and Palmerston, and against other boutique stacked-townhouse buildings, not against a standard condo tower.
The fee covers common elements, building insurance, parking and water, which is a good inclusion list for a building this small. Heat and hydro are not listed, so budget for both, and with multi-level suites and large balcony glazing, your heating and cooling bills deserve a close look.
Remember that the small size cuts both ways at resale. Few listings means less competition when you sell, but it also means buyers and appraisers have few direct comparables, so a well-presented suite with clear documents will sell faster and closer to its value. Keep your status certificate ready and your suite’s records in order.
For a valuation of a specific suite, I use recent sales of comparable townhouse-format homes nearby. Ask me for a building report and I will put the numbers together for you.

Amenities at 455 Dovercourt
There are no shared amenity rooms. What you get is private outdoor space, BBQs allowed, bike storage and visitor parking, which is what most people in a home this size actually use. It also keeps the budget focused on the building itself rather than on shared rooms.
Jatin’s honest take on 455 Dovercourt
Who this building suits
This building suits buyers who want townhouse-sized space with private outdoor space in Little Italy, without the upkeep of a freehold house. It also suits buyers who prefer a very small building where they will know every neighbour.
What I’d want you to check
The key question is how the residential condominium relates to the office below. Read the declaration and any shared facilities or reciprocal agreement to see who owns the base building, who pays for the roof, structure, garage and shared systems, and how costs are split. In a 12-suite corporation, also read the reserve fund study and budget closely, because every repair is divided among very few owners. Confirm what parking comes with the suite.
The value question
Value here is about scarcity. A well-maintained 1,000-plus square foot home with a rooftop patio near College Street is hard to find in any format. If the shared-cost arrangement with the office is clear and the reserve fund is healthy, I would rather pay fairly for one of these than overpay for a comparable freehold. If those documents are unclear, take that seriously and get answers before you firm up your offer.
