Living here

Renters, Airbnb and elevators at Movie House Lofts

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Movie House Lofts?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Movie House Lofts

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Movie House Lofts is the building I bring up when someone tells me every loft in Toronto looks the same. It is 18 suites carved out of a former movie theatre at the corner of College and Euclid, with ceilings up to 16 feet, skylights and bedrooms on mezzanines. It is also the building where I spend the most time explaining what you give up, because the trade-offs are real. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Movie House Lofts is an 18-suite, two-storey loft conversion of a former movie theatre at 394 Euclid Avenue, Toronto M6G 2S9, at the corner of College Street in Little Italy (Queen West, Trinity-Bellwoods, Kensington and Little Italy area). The condominium, MTCC-1225, was registered on 19 January 1999, with John Berman and Matthew Roseblatt listed as developers and Skywater Property Management as manager. Suites run roughly 671 to 1,300 sq ft on condos.ca, with another source putting the largest above 1,500. Fees include common elements, building insurance and water.

A neighbourhood cinema with a second life

The building was a public movie house on the corner of College and Euclid before it became homes. I could not confirm the original theatre’s name or the years it operated, so I will not guess. What survives is the shape: a wide, deep, high-volume box designed to hold an audience rather than a factory floor.

The suites were first offered in 1998, and the condominium was registered in January 1999. Commercial space faces College Street, and it has been occupied by a coffee chain, so the residential side of the building sits around the corner on Euclid.

That conversion logic shapes everything about the suites. Instead of stacking floors evenly, the designers used the theatre’s height to create mezzanines and double-height living rooms, and they used the roof for terraces.

Few theatre conversions exist in Toronto’s condo stock, and that rarity is part of the appeal. It also means there are few true comparables, so pricing a suite here takes more judgment than pricing a unit in a tower with dozens of near-identical plans.

Mezzanines, skylights and the lower-level question

Ceilings reach up to about 16 feet. Many suites have large windows or skylights, and a mezzanine bedroom looking down over the main living space is a common layout. Top-floor suites have rooftop terraces, which on College Street is a real prize.

The suites at the other end of the building are the ones to study. Some lower suites have a level below ground. Those spaces can be dark, and the price per square foot should reflect that. If you are looking at a lower suite, visit on a grey afternoon, not a sunny morning, and ask what the below-grade space is used for and how it stays dry.

Mezzanine bedrooms also mean open sleeping areas. They are wonderful for one person or a couple, and less so for a household where people keep different hours. Sound and light carry from the living room up to the bed.

No elevator, no parking, and that’s the point

The building has no elevator, so upper suites are reached by stairs. There is no on-site parking either; residents with cars rely on street parking. Bike storage is provided, and BBQs are permitted.

For many buyers in Little Italy those gaps do not matter. College Street’s restaurants, bars, grocers and cafés are at the door, Kensington Market and the Ossington strip are within reach on foot or by bike, and the panel on this page covers the transit. If you own a car you use daily, though, be honest with yourself about street parking on these blocks.

Living above College also means living with College. Patios, late evenings and festival weekends are part of the deal. Corner and College-facing suites will hear more of it than suites on the Euclid side.

How it compares with Button Factory Lofts nearby

Buyers looking at Movie House often also look at Button Factory Lofts on Clinton Street, a few minutes north. Both are small, character conversions in Little Italy with no real amenity package, but they serve different buyers.

Button Factory is 13 suites of roughly 1,500 to 2,400 sq ft in a century-old garment building, with fir beams and outdoor space for every suite, and condos.ca puts its average near $985 per square foot. Movie House is 18 smaller suites, mostly under 1,300 sq ft, in a theatre shell, averaging around $762.

In plain terms, Button Factory is the house replacement and Movie House is the first or second loft. If you need two real bedrooms and a garden, look north on Clinton. If you want height, light and a College Street address at a lower entry point, this is the better fit.

Either way, both are tiny corporations, and the same discipline applies: read the reserve fund study and minutes before you fall for the ceilings.

Pricing and fees at 394 Euclid

Condos.ca puts the building average around $762 per square foot. That is noticeably below what loft buildings in Little Italy and along Queen West usually trade for, and I think the reasons are clear: no parking, no elevator and some below-grade space pull the average down.

That gap is the opportunity for the right buyer. If you do not need a car space or an elevator, you can buy a tall, unusual loft in one of the city’s best walking neighbourhoods for less per square foot than nearby conversions with more conventional layouts.

There were two active listings when I wrote this, both one-bedroom-plus-den suites, asking from about $829,000 to just under $1 million. Their monthly fees ran from roughly $700 to $770. Two listings is a small sample, so treat that as a snapshot, not a market.

The fee covers common elements, building insurance and water only. Heat and hydro are separate, and heating a 16-foot ceiling in January is not free, so ask for a year of utility bills. My building sold report has the aggregate sale history.

Amenities at Movie House Lofts

Bike storageBBQs permittedSecurity systemPets allowed (per condos.ca)

There is no gym or party room, and the building does not need one with College Street outside. Bike storage is the amenity that actually matters here, given there is no parking. Ask how much bike space there is and whether it is secure, since it fills up in buildings like this.

Jatin’s honest take on Movie House Lofts

Who this building suits

Singles and couples who walk, cycle and eat out, and who want a loft that does not look like anyone else’s. Creative buyers who like double-height space and mezzanines, and first-time loft buyers who want character at a lower price per square foot than most nearby conversions.

What I’d want you to check

Check the below-grade spaces for light, moisture and how they are described in the declaration. Read the reserve fund study for the roof, roof terraces, skylights and the building envelope, since a converted theatre has a large roof area and an older structure. Ask how the commercial unit on College shares costs with the residential suites. Confirm in the status certificate that any rooftop terrace is exclusive-use, and think through the stairs if you plan to stay into later life.

The value question

At around $762 per square foot, this is one of the better-value loft buildings in Little Italy on paper, and the discount is honest: it reflects real limits. If the missing elevator and parking do not affect you, an upper suite with a skylight or terrace here is a strong buy. If they do, pay more somewhere else rather than fight the building.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
