Do mostly owners or renters live here?

Leases 22%Sales 78%

Mostly owner-occupied. Of 9 deals here in the last 24 months, 2 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 4745 Jane Street Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 4745 Jane Street Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

There are very few places left in Toronto where a two-bedroom condo is listed for under $270,000. This is one of them. The low price comes with a 1972 building, a fee above a dollar a square foot and a set of documents you must read before you sign anything. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

4745 Jane Street Condos is an 11-storey, 320-suite condominium at 4645 to 4771 Jane Street in the Black Creek neighbourhood of North York, Toronto. It was built in 1972 by Vroom Developments. The condominium corporation is York Condominium Corporation No. 82 (YCC-82), registered on 19 May 1972, and L & H Property Management is listed as the manager. Maintenance fees include common elements, heat, building insurance, parking and water.

YCC-82

A 1972 corporation at the low end of the market

YCC-82 was registered in May 1972, in the first wave of Toronto condominiums, when developers were building large towers for families moving out of rented apartments. With 320 suites over 11 storeys, this is a substantial corporation, and the civic addresses run from 4645 to 4771 Jane Street, so ask exactly which building or entrance a suite belongs to when you book a viewing.

Its defining feature today is price. Active listings sit at levels that most of the city left behind years ago. That attracts first-time buyers and investors, and it is why the building’s paperwork matters more than its finishes: in an older building at this price point, the real risk is not the suite but the corporation’s finances.

Size works in your favour here. With 320 owners sharing the cost, an elevator modernization or a window program is divided far more thinly than in a small building. The flip side is a large, busy board and a budget with many moving parts, so read the minutes for how decisions are made and how quickly problems get fixed.

Suites: real two-bedrooms, older bones

Current listings are a mix of one-bedroom suites in the 600 to 699 square foot band and two-bedroom suites from about 700 to 899 square feet. Those sizes are typical of 1970s towers, where a two-bedroom plan usually has a proper dining area, a separate kitchen and more closet space than a newer suite of similar size.

Condition varies widely in a building this age. Some suites will have been fully renovated, others will still have original kitchens, bathrooms, windows and electrical panels. Price the renovation into your offer, and ask the corporation what it requires for flooring, plumbing and electrical work. Concrete towers usually require an approved acoustic underlay under hard flooring.

Ask whether in-suite laundry is permitted. Many buildings from this era were designed with shared laundry rooms, and adding a washer and dryer later can need approval, a dedicated circuit and a drain.

Why the fee is above a dollar a square foot

Fees on the active listings range from about $717 to $809 a month, which works out to roughly $1.08 per square foot. That is high compared with a new condo, but the inclusions explain much of it. The fee covers common elements, heat, building insurance, parking and water, and the building runs an indoor pool, a gym and a recreation room.

Heat in the fee is common in buildings of this era, which were designed around a central heating plant. It gives you a predictable winter budget, but it also means you share the building’s total energy cost. When gas prices rise, so does the fee. Ask for the last five years of fee increases and what drove each one.

There is a harder question too. Some of the fee goes into the reserve fund, and in a 50-year-old building the reserve is paying for things like elevators, windows, balcony repairs, the garage and the roof. A high fee that is building a healthy reserve is very different from a high fee that is barely covering costs. Only the reserve fund study and the audited financial statements will tell you which you are looking at.

Black Creek and the Jane corridor

The building is on Jane Street north of Finch, in the neighbourhood the City calls Black Creek, named after the creek and its ravine that run through this part of North York. York University and Black Creek Pioneer Village are to the east, and the area is a mix of 1960s and 1970s towers, townhouse complexes and newer infill.

Transit has improved. Line 6 Finch West opened on 7 December 2025 with a Jane and Finch stop, connecting west to Humber College and east to Finch West station on Line 1, and the 35 Jane bus runs along the building’s frontage. The panel on this page shows walking times to the subway and LRT, so use those figures rather than estimates.

Day to day, this is a practical location rather than a polished one. Groceries and services are along Jane and Finch, and drivers have Highway 400 close by. Buyers who work at York University or in the Vaughan employment areas to the north often value the location more than downtown commuters do.

Pricing: the cheapest entry point, with conditions

Eight of the ten suites for sale when I prepared this review were asking from about $179,000 to $269,000, with fees of roughly $717 to $809 a month. For one- and two-bedroom suites in Toronto, those are among the lowest asking prices in the city.

Cheap to buy does not mean cheap to own. On a $200,000 suite, a fee near $800 a month can be as large as the mortgage payment, so judge the price against the full monthly cost. The fair comparison is with a newer condo plus its own heat, water and parking costs.

Older buildings at this price point can also be harder to finance and to resell, because some lenders look closely at the corporation’s reserve fund and the building’s condition. Check the sold data in the panel on this page, and talk to your lender before you make an offer.

An indoor pool and gym at this price point is unusual, and it means you can skip a club membership. Pools are also expensive to run and repair, so look at the recreation line in the budget and the pool items in the reserve fund study.

Jatin’s honest take on 4745 Jane Street Condos

Who this building suits

First-time buyers who want to own rather than rent and can carry the fee, staff and graduate students at York University, and owners who want a full one- or two-bedroom with parking for the lowest possible purchase price. It also suits buyers who are comfortable renovating an older suite to their own taste.

What I’d want you to check

This is a 1972 building, so read the status certificate, the reserve fund study, the audited financial statements and at least two years of board minutes. Look for planned work on elevators, windows, balconies, the garage and the heating plant, and for any discussion of special assessments or loans. Check the suite’s plumbing and electrical systems, and confirm with your lender that they will finance the building.

The value question

On price alone, very little in Toronto competes. On total monthly cost, the gap with newer buildings is much smaller than it looks. If the reserve fund is healthy and the fee has risen steadily rather than in jumps, I think this can be a sensible first purchase for an owner-occupier. If the documents show deferred work, walk away and look at the next building.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
