Living here
Renters, Airbnb and elevators at 384 Driftwood Avenue Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 384 Driftwood Avenue Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 384 Driftwood Avenue Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The townhouses at 366 to 384 Driftwood Avenue are a 1970 complex of 115 homes in Black Creek, the part of the Jane and Finch area that runs north of Finch toward Steeles. Nothing was listed for sale here when I wrote this, and the public data on who manages the corporation is unclear. Both of those are reasons to slow down and read the documents before you fall for a renovated kitchen. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
384 Driftwood Avenue Townhouses is a condominium townhouse complex of 115 homes at 366 to 384 Driftwood Avenue in the Black Creek neighbourhood of North York, Toronto, north of Finch Avenue West near Jane Street. It was built in 1970 and the condominium corporation, YCC-17, was registered on 23 April 1970. Condos.ca records a parking garage, visitor parking and BBQs permitted. No developer is on record, the property manager is not clearly identified, and fee inclusions are not published.
384 Driftwood Avenue Townhouses at a glance
Who actually runs YCC-17?
Condos.ca lists the manager here as York Condominium Corporation, which is simply the corporation’s own name rather than a property management company. That can mean the complex is self-managed by its board, or it can mean the data is incomplete. I could not confirm which from public sources.
This is the first question to settle. If an outside manager runs the corporation, find out who, how long they have been in place and how to reach them for the status certificate. If the board manages it directly, ask who keeps the books, whether the financial statements are audited, and who handles emergencies at night and on weekends.
Neither answer is a problem in itself, and the board should be able to explain the arrangement in a single conversation. Some self-managed corporations run very well and keep fees low. But in a complex of 115 homes, the volume of work is substantial, and you want to know that someone qualified is doing it.
A 1970 complex at 56 years old
YCC-17 was registered in April 1970, in the first few years of condominium ownership in Ontario. The complex has therefore been through more than five decades of repair cycles, and its roofs, windows, paving and shared parking have each likely been replaced or rebuilt at least once.
Condos.ca lists a parking garage and visitor parking. In 1970s townhouse complexes, a shared parking structure can be the most expensive single item the owners maintain, so ask whether that is what exists here or whether homes have individual garages. The reserve fund study will show what has been done to it and what is planned.
With 115 homes, the corporation is large enough to spread major costs reasonably well. The key is whether it has saved enough. Compare what the reserve fund study recommends with what the corporation has actually been contributing, and look in the minutes for any discussion of fee increases or special assessments.

What the fee covers, and what you maintain
Fee inclusions are not published for this complex. In townhouse corporations of this era, each home usually has its own furnace and hydro meter, so heat and electricity are the owner’s cost. Water varies. Ask for the budget and fee schedule rather than assuming.
Then ask what the declaration makes you responsible for. Some older corporations replace windows, doors and roofs on a schedule for every home. Others leave windows and doors to individual owners. That split can add thousands of dollars to your real cost of ownership over ten years, and it is easy to miss when comparing fees.
BBQs are listed as permitted, which tells you homes have outdoor space. Ask whether it is a private yard or an exclusive-use patio, and what the rules allow for fences, decks and sheds. In an older complex, previous owners may have added structures that the corporation never approved, so ask whether anything on the home you are buying needs to be regularized.
North of Finch: Black Creek, Line 6 and York University
The City divides the Jane and Finch area into two neighbourhoods: Glenfield-Jane Heights south of Finch, and Black Creek north of Finch to Steeles. This complex is in Black Creek, on the stretch of Driftwood Avenue north of Finch. The area grew very quickly between 1961 and 1971, when its population rose from about 1,300 to about 33,000, and much of its housing, this complex included, dates from that period.
Line 6 Finch West opened on 7 December 2025, with a stop on Finch Avenue West named Driftwood. The line runs east to Line 1 at Finch West station, which links to York University and the subway network. The data panel on this page shows the walking distance from this address.
The wider area is being replanned through the City’s Jane and Finch Initiative, which produced a secondary plan to guide development and a Community Development Plan for 2024 to 2034. That work is focused on the main corridors, but it is worth following if you plan to own here for a decade.
Pricing without a building average
There were no homes listed for sale or lease here at the time of writing, and condos.ca does not publish a building price per square foot for this complex. The recorded sales and leases in the data panel on this page are the place to start.
With 115 homes, there should be enough sales over a few years to build a fair comparison, but adjust each one for renovation level, basement finish and parking. Compare, too, with other 1960s and 1970s townhouse condominiums near Jane and Finch, such as the 108-home complex at 71 to 87 Driftwood Avenue south of Finch, and with small freehold houses nearby.
Remember to compare total cost, not just price. A slightly higher fee in a corporation that has already replaced its roofs and windows can be cheaper over time than a low fee where that work is still to come. My building sold report pulls the comparables for you.

Amenities at 384 Driftwood Avenue Townhouses
The amenity list is short and practical: parking, visitor parking and permission to barbecue. For a townhouse complex of this age, that keeps the budget focused on roofs, paving and the parking garage, which are the items that actually decide your fee.
Jatin’s honest take on 384 Driftwood Avenue Townhouses
Who this building suits
Families who need a townhouse with several bedrooms in northwest Toronto at a price below a freehold home, and buyers who will use Line 6 and Line 1 to reach York University or the subway. It also suits owners comfortable with an older complex who are willing to read the corporation’s documents closely.
What I’d want you to check
Settle the management question first: who runs the corporation, who keeps the books and who prepares the status certificate. Then read the reserve fund study and two years of board minutes with the parking garage, roofs, windows and drainage in mind. Confirm what the fee includes and what the declaration makes owners maintain. Inside the home, check the furnace, windows, electrical panel and any lower level for past water, and have a lawyer review the status certificate before your offer goes firm.
The value question
The value case is space and new transit at an entry price below most freehold homes in the city. The risk is an older corporation whose management arrangement is not obvious from public data. If the documents show a well-run corporation with a healthy reserve fund, I think a home here is a reasonable long-term owner-occupier purchase. If they do not, negotiate for the risk or keep looking.
