Living here
Renters, Airbnb and elevators at 705 Military Trail Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 705 Military Trail Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 705 Military Trail Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The townhouses at 705 to 819 Military Trail sit in one of the most interesting spots in east Scarborough: a short distance from the University of Toronto Scarborough campus, the Pan Am Sports Centre and the Highland Creek valley, and on the route of a planned rapid transit line. The complex itself is more than fifty years old, so the location is the easy part. The corporation is what you need to study. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
705 Military Trail Townhouses is a condominium townhouse complex of 58 homes with addresses from 705 to 819 Military Trail in the Morningside area of Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area of Toronto, near Ellesmere Road and Morningside Avenue. It was built in 1975, and the condominium corporation, YCC-213, was registered on 9 July 1975. Condos.ca lists the corporation itself in place of a property management company and does not name the builder or publish fee inclusions or amenities, so confirm those in the status certificate.
705 Military Trail Townhouses at a glance
One corporation, many street numbers
This complex does not have one front door. Its 58 homes carry addresses from 705 to 819 Military Trail, and condos.ca titles its page with 735 Military Trail, so you will see several numbers used for the same corporation in listings.
That matters because Military Trail has a number of townhouse complexes. Across the road at 750 Military Trail is a separate corporation, MTCC-538, a 21-home complex from 1980, and there are more complexes further west along the street. Before you make an offer, check that the status certificate says YCC-213, and that the budget and reserve fund study you are reading belong to it.
Registered in July 1975, YCC-213 is one of the older condominium corporations in this part of Scarborough. Condos.ca does not name a builder, and I could not confirm one.
That also gives you a useful set of comparisons. Military Trail is lined with townhouse corporations built between 1972 and 1980, at 331, 341, 351 and 431 to 451 Military Trail to the west as well as 750 across the road. Their fees, reserve funds and sale prices are the most honest benchmark for this one, because they face the same age-related costs on the same street.
Who runs it, and what a 51-year-old complex needs
Condos.ca lists the corporation itself where a management company would normally appear. That may mean the board manages the complex, or the listing may simply be out of date. Ask who manages it, who signs the status certificate and whether the financial statements are audited.
At this age, the major exterior items have been replaced at least once or are due. Read the reserve fund study for roofs, windows and doors, siding or brick, paving and walkways, and compare the planned contributions with what the budget actually collects. Then read two or three years of board minutes and ask whether any special assessment or large project has been discussed.
Condos.ca lists no amenities and no fee inclusions for this complex. I am not going to guess at either. Ask what parking comes with the home, how it is held, and which utilities are on your own meter, and get a year of the seller’s bills.

Living beside the campus
The University of Toronto Scarborough campus and the Toronto Pan Am Sports Centre are close by, which shapes daily life here. The sports centre’s pools, gym and courts are a short trip, and the campus brings a steady population of students, faculty and staff to the area.
Proximity to a university also means some owners consider leasing. If that is your plan, read the declaration and rules for any leasing restrictions before you buy, and be realistic that an older townhouse needs more maintenance than a new condo apartment. If you plan to live here, ask how many homes are owner-occupied, since that shapes how a small complex is run.
Morningside Park, Toronto’s largest municipal park, lies to the south-west in the Highland Creek valley, between Ellesmere Road, Morningside Avenue and Lawrence Avenue East. Its trails connect south to the Waterfront Trail, and the University of Toronto Scarborough lands east of Morningside Avenue form part of the same forested corridor.
A rapid transit line through the campus
The City and the TTC are planning the Scarborough East Rapid Transit line, until recently called the Eglinton East LRT. It would run from Kennedy Station along Eglinton Avenue East, Kingston Road and Morningside Avenue, then jog through the campus with a UTSC stop and a Pan Am Sports Centre stop on a new street the university plans to build, before continuing north to Sheppard Avenue and Malvern Town Centre.
Few complexes in Scarborough are closer to the planned UTSC stops than this one. But the project is still in planning, and Scarborough transit plans have changed before, so I would treat it as a long-term bonus and not the reason to buy. The panel on this page lists today’s nearest transit, schools and shops.
What 705 Military Trail costs
Condos.ca showed one home for sale and one for lease when I checked. One listing is not a market, so I am not quoting its price or fee. Condos.ca also does not publish sizes or an average price per square foot for this complex.
With 58 homes, a few sales a year is typical. To judge value, look at several years of sales here, and compare with nearby Military Trail complexes like 750 Military Trail, which is newer and much smaller, and with other 1970s townhouse complexes in Morningside and West Hill.
Within the complex, condition will move the price more than anything else. Updated kitchens and bathrooms, newer furnaces and air conditioners, and finished lower levels, where there are any, are what buyers pay for, and a well-funded reserve is worth paying for too.
For recent sold figures, use the panel on this page, or ask me for a building sold report.

Jatin’s honest take on 705 Military Trail Townhouses
Who this building suits
University of Toronto Scarborough faculty and staff who want to walk to work, families who want a townhouse at an entry-level Toronto price, and buyers who value parkland and want to be well placed if the rapid transit line is built.
What I’d want you to check
Confirm the corporation is YCC-213, not one of the other Military Trail complexes. Find out who manages it and whether the reserve fund study is current. Read the minutes for any discussion of a special assessment or major project. Confirm what the fee covers, what parking you get and any leasing rules. And have the home inspected: at 51 years old, what is inside the walls matters.
The value question
The location is the strongest argument here, with the campus, the sports centre and the valley all close and a transit line planned. The building is old, and the value depends on how well the corporation has kept up. If the reserves and the paperwork are in order, I think this is a sensible place to buy and hold. If they are not, the campus will not save you from a roof bill.
