Renters, Airbnb and elevators at 66 Collier Condos

Do mostly owners or renters live here?

Leases 17%Sales 83%

Mostly owner-occupied. Of 6 deals here in the last 24 months, 1 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 66 Collier Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 66 Collier Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

66 Collier is the building I show buyers who want house-sized space a few minutes from Yonge and Bloor. It is a 1974 tower of 55 suites, most of them larger than a typical townhouse, with a concierge, an outdoor pool and a fee that includes hydro, heat, cooling and parking. You pay a premium per square foot to live here, and I think it is worth understanding exactly what that premium buys. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

66 Collier Condos is a 15-storey, 55-suite high-rise condominium at 66 Collier Street in the Rosedale-Moore Park area of midtown Toronto, just north of Bloor Street and east of Yonge. It was built in 1974; condos.ca lists the developers as Nudale Development, Cogan Development and Delforce. The condominium corporation, YCC-168, was registered on 10 October 1974, and the building is managed by Esbin Property Management. Suites run roughly 1,810 to 3,620 sq ft. Maintenance fees include heat, hydro, air conditioning, water, cable TV, parking, building insurance and common elements.

Rosedale-sized suites at Yonge and Bloor

The suite sizes are what set 66 Collier apart. The smallest suites are around 1,810 sq ft and the largest run to about 3,620 sq ft, with 55 suites over 15 storeys. That is roughly four suites per floor, and in a building this central it is a very different proposition from the small one-bedrooms that make up most new towers nearby.

Collier Street is a short, quiet street just east of Yonge and north of Bloor, at the southern edge of Rosedale and close to the Rosedale Valley ravine. You get the quiet of a side street and the trees of Rosedale, with the subway, the Bloor-Yorkville shops and the Yonge Street strip a short walk away.

That combination, family-sized space within walking distance of the core of midtown, is why the building attracts downsizers from Rosedale and Moore Park houses. They want to stay close to the neighbourhood they know, and they do not want to give up the dining table or the guest room.

Terraces, floor-to-ceiling glass and renovated plans

Many suites have substantial outdoor space. A 2019 Post City feature on one fully renovated two-bedroom, two-bathroom suite described a terrace of about 300 sq ft running the full length of the suite, floor-to-ceiling windows, in-suite laundry and a primary bedroom with two walk-in closets.

That suite also shows how much a renovation changes these plans. With a long open living and dining room and a kitchen island of about 12 feet, the layout read like a modern build. Other suites in a 1974 building will be much closer to original, with closed kitchens and older bathrooms.

When you are comparing suites here, separate renovated from unrenovated and adjust for it. On a suite of 2,000 sq ft or more, a full renovation is a six-figure project, and it can easily account for a big share of the difference between two asking prices. Ask the manager what the corporation requires before you plan one.

Also check the details that are easy to miss in an older building: ceiling height, which in towers of this age is often lower than in new construction, the condition of the terrace surface you will be responsible for keeping clear, and whether the suite’s windows and doors have been replaced or are original. Measure and ask rather than assume.

The fee is high, and it covers almost everything

The maintenance fee includes heat, hydro, air conditioning, water, cable TV, parking, building insurance and common elements. That is close to the most complete list you will find, and it matters most in large suites, where heating, cooling and hydro bills would otherwise be substantial.

Both suites listed for sale when I checked carried a fee of about $2,175 a month. Across the building’s size range that works out to roughly $0.60 to $1.20 per square foot depending on the suite, which is reasonable once you account for the utilities, parking, concierge and pool it covers.

The other side of an all-inclusive fee is that energy costs are shared. A 1974 building heats and cools a lot of glass, and if utility prices rise, so does everyone’s fee. Look at how the utility lines in the budget have moved over the last few years.

Concierge, pool and the services of a full building

For 55 suites, the amenity list is strong: a concierge, an outdoor pool, a gym, a party room, a meeting room, bike storage, visitor parking and a security system. An outdoor pool in a building this central is uncommon, and it is a genuine summer asset.

It is also a cost centre. Outdoor pools need seasonal opening and closing, regular maintenance and eventual rebuilding, and in a building of 55 suites that cost is shared among relatively few owners. Check how the reserve fund study treats the pool, the deck and the membrane underneath it. Transit, schools and Walk Score are shown in the data panel on this page.

Pricing and fees at 66 Collier

Condos.ca puts the building average at about $1,123 per square foot. That is a clear premium over nearby older towers: Twenty Collier, a 2003 building down the street, averages about $845, Rosedale Glen at 278 Bloor East about $774 and The Bellagio at 300 Bloor East about $866.

When I checked, two suites were listed for sale, asking between about $1,610,000 and $2,399,000, and two were listed for lease. The wide range reflects size and renovation more than floor or view, which is typical of a building with suites this large.

The premium buys size, location and an inclusive fee in one package. Whether it is good value depends on the specific suite and on its condition. Ask me for the building sold report so you can see the recorded resale history before you make an offer.

Amenities at 66 Collier Condos

ConciergeOutdoor poolGymParty roomMeeting roomBike storageVisitor parkingSecurity system

This is a full-service building at a boutique scale: someone at the desk, a pool for the summer and a gym and party room for 55 households. For downsizers, the concierge is often the amenity that matters most.

Jatin’s honest take on 66 Collier Condos

Who this building suits

Downsizers leaving Rosedale, Moore Park or the Annex who want house-sized rooms, a concierge and walking access to Yonge and Bloor. It suits people who want predictable monthly costs and would use a summer pool. It is not built for first-time buyers or investors, because there are no small suites and the entry price is high.

What I’d want you to check

This is a 1974 building, so look closely at the windows, terraces and balcony membranes, elevators, garage, pool and original mechanical systems in the reserve fund study, and read recent board minutes for any planned envelope or garage work. Ask how bulk utility costs are trending, confirm the parking and storage for the suite you are buying, and check what the corporation allows if you plan a renovation. There is no pet information in the building record I reviewed, so if you have a pet, read the declaration and rules.

The value question

At about $1,123 per square foot, you are paying more than at most nearby older towers. In exchange you get much bigger suites, a quiet Rosedale street, a pool and a concierge, and a fee that covers almost every utility. For a downsizer who would otherwise be comparing it with a house, I think the value case is strong, provided the suite’s condition is priced in and the reserve fund is healthy.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
