Living here
Renters, Airbnb and elevators at Junction House
Do mostly owners or renters live here?
Renter-heavy building. Of 53 deals here in the last 24 months, 38 were leases and 15 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Junction House?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Junction House
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Junction House is the building I show to buyers who care how a place is designed, not just what it costs per square foot. It is a 2023 mid-rise by superkül at the eastern entrance to the Junction, with red and white brick, a lit rooftop sign and a real collection of two-storey homes. It is also a building where parking is scarce, and that shapes resale more than most buyers expect. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Junction House is a nine-storey mid-rise condominium at 2720 Dundas Street West (with an address at 7 Watkinson Avenue) in the Junction area of Toronto, where Dundas Street West, Annette Street and Dupont Street converge. It was developed by Slate Asset Management, with Globizen Group named as a partner in early coverage, and designed by superkül, with interiors by Dialogue38. The corporation is TSCC-3007, registered on 30 October 2023, and Goldview Property Management is listed as manager. Condos.ca lists 151 suites from about 512 to 2,325 square feet.
Junction House at a glance
A design-led building at the Junction’s front door
The site is the wedge where Dundas, Annette and Dupont come together, which is effectively the eastern gateway into the Junction. Slate and superkül leaned into that. The plan from the start included illuminated rooftop signage meant to mark the entrance to the neighbourhood, a nod to the old industrial signs this part of the city used to be full of.
superkül describes the approach as Canadian minimalism, worked out from the inside of the suites outward. In practice that means a red brick base for the first five storeys, white brick on the upper floors as the building steps back, and dark window frames that echo the factories nearby. It reads as a calm, well-proportioned building rather than a glass box, and that matters on a street of low brick storefronts.
The developer’s team was unusually involved in public discussion of this project, and the architects talked openly about animating the laneway side without putting retail on it. Retail instead faces Dundas, with roughly 542 square metres of commercial space at grade according to urbantoronto.
The two-storey suites are the reason to look here
The marketing grouped the larger homes as the House Collection: two-storey suites and laneway houses. Coverage during design put the two-storey units on the sixth and seventh floors, lining the lane, with bedrooms upstairs, separate living and dining areas, outdoor space and gas lines for a barbecue. The developer’s vice-president of development gave their average size as about 1,100 square feet.
That is a format very few Junction condos offer. If you are coming out of a semi or a rented upper flat and want stairs, separation between sleeping and living space, and outdoor room, these suites are as close as a condo gets to a small house. At the other end, some one-bedrooms use an inset bedroom to make the living room bigger, which is a trade-off worth seeing in person before you commit.
Early coverage cited around 60 suite types across the building, so do not assume two listings with the same bedroom count are comparable. Always get the floor plan, and check where the suite sits relative to the lane, Dundas and the rail corridor to the north.

Parking is tight, and that is a feature and a risk
Urbantoronto reported two underground levels with 62 spaces: 60 for residents and 2 for visitors. Against about 150 suites, most homes here do not have a parking spot. That kept the building lean and fits a neighbourhood people walk around, but it changes how you should buy.
If you need a car, a suite that comes with a deeded or assigned space is worth paying for, and it will be easier to sell later for the same reason. If you do not, a suite without parking is the right buy, and you should not pay a premium for something you will never use. Either way, confirm in the status certificate exactly what is attached to the unit, including any locker.
Sources do not all agree on the suite count. A 2018 design article said 144, urbantoronto’s construction coverage said 150, and condos.ca lists 151. The registered declaration is the number to rely on.
Daily life where the Junction meets the Junction Triangle
Step out and you are at the east end of the Junction’s Dundas strip, with independent restaurants, coffee, breweries and shops heading west. High Park is to the south, and the parks, grocery stores and transit around Dundas West and Dupont are close by; the panel on this page lists exact walking times.
The geography is unusual. Dupont turns into Dundas West after it passes under the Kitchener rail corridor, so the building sits right at the seam between the Junction proper and the Junction Triangle. You get the main-street feel of Dundas without being deep inside it, which some buyers prefer for quieter evenings.
This is still a neighbourhood with rail lines and light industry in the mix. The rail corridor to the north of Dupont carries trains, so ask about noise and look at the suite’s orientation. Along Dupont and in the Junction Triangle, a lot of mid-rise and taller development is in the pipeline, which will bring more neighbours, more shops and more construction over the next several years.
Pricing: a design premium, but not an outlier
Condos.ca puts the building average at about $790 per square foot. For a two-year-old building with this level of design and this many larger suites, that is reasonable for the Junction, where newer mid-rises tend to trade in a similar band and older loft conversions vary widely.
When I prepared this review, two suites were for sale, asking about $849,800 to $1,379,800, with monthly fees of roughly $585 to $806. The spread mostly reflects size, not finish, so compare per square foot and per bedroom, not on the headline number.
Condos.ca does not list what the fee covers. In a building of this age, heat and cooling are often metered to each suite, so ask for the fee breakdown, the utility setup and whether parking or a locker carry separate charges. For the recent sold figures here, request a building sold report.

Amenities at Junction House
The amenity package is compact rather than resort-style: a fitness room, a co-working space facing Dundas, and a rooftop terrace reported at about 4,000 square feet. For people who work from home, the co-working room and the roof are the parts you will actually use.
Jatin’s honest take on Junction House
Who this building suits
Buyers who value architecture and want a newer building with character in a walkable neighbourhood. The two-storey suites suit couples and small families who want a townhouse-style layout without a freehold price, and the smaller suites suit car-free professionals who will use the rooftop and co-working room.
What I’d want you to check
Confirm exactly what parking and locker come with the suite, because spaces are scarce and that will matter at resale. As a young corporation, it is still building its reserve fund, so read the first reserve fund study, the budget and the board minutes for warranty items and any deficiency claims with Tarion. Ask about rail and street noise for your exposure, and get the utility arrangement in writing.
The value question
At about $790 per square foot, you are paying for design, not for a gimmick, and the two-storey layouts are hard to find elsewhere in the west end. I would favour a larger or two-storey suite with parking if you can afford it, since that is the scarcest product here. A small suite without parking is fine to live in, but expect it to compete with a lot of new supply along Dupont when you sell.
