Living here
Renters, Airbnb and elevators at Aqualuna
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Aqualuna?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Aqualuna
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Aqualuna is not a building you buy for value per square foot. You buy it for the shape: two terraced towers by the Danish firm 3XN, stepping toward Lake Ontario so that a large share of suites get a real outdoor room facing the water. It registered in July 2025, which makes it one of the newest finished addresses on the eastern waterfront, and that newness is both the appeal and the thing I want you to check carefully. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Aqualuna is a waterfront condominium at 263 Queens Quay East (also addressed 333 Lake Shore Blvd E and 155 Merchants’ Wharf) in the St Lawrence-East Bayfront-The Islands neighbourhood, south of Queens Quay between Sherbourne Common and the Parliament Street slip. It was developed by Tridel and Hines as the fourth and final condominium in their Bayside community and designed by 3XN with Kirkor Architects as architect of record. Tridel reports the condominium registered on 21 July 2025. Sources differ on size: condos.ca lists 16 storeys and 225 suites, while UrbanToronto and blogTO describe two peaks of 18 and 17 storeys with roughly 243 suites. Condos.ca lists Del Property Management as manager. I could not confirm the corporation number or the fee inclusions, so check both on the status certificate.
Aqualuna at a glance
Two terraced towers designed to face the lake
Aqualuna was designed by 3XN, the Copenhagen firm, for Tridel and Hines, with Kirkor Architects & Planners as the local architect of record. The massing is two connected peaks that step down in curves, and blogTO described the facades as inspired by the movement of the lake, with terraces angled to catch water views and railings that follow the curves.
That stepping is the whole point of the building. Instead of a tower with a strip of balcony on every floor, many suites here get deep, irregular terraces, some planted with trees. The cladding is a copper-orange metallic finish, which makes it easy to pick out from the Gardiner or the islands.
Interiors were done by II BY IV Design and the landscape by Janet Rosenberg & Studio. Tridel notes the project won Best of Region in the Show Flats and Developments category at the 2025 SBID Awards, which speaks to the interior design rather than to construction quality, so treat it as a style credential.
The last piece of Bayside
Bayside is a 13-acre community that Hines and Tridel have built on former port industrial land in East Bayfront. Aqualuna is the fourth and final condominium in it, so when you buy here you are buying into a finished neighbourhood rather than the first tower of a plan that still needs a decade of cranes.
Tridel reports that the Water’s Edge Promenade wrapping the north, east and south sides of the building was completed in September 2025. That matters for daily life: the edge of the building is a public walkway along the water rather than a loading dock or a fence.
The location in plain terms is Queens Quay East at Parliament Street, with Sherbourne Common to the west and the Parliament slip to the east. It sits on the stretch of eastern waterfront that has been rebuilt over the past two decades, with more development still coming on the blocks further east toward the Port Lands.

A public recreation centre in the base
The detail most buyers do not know about is that the base of the building holds the City-run East Bayfront Community Recreation Centre. BlogTO reported it at about 25,000 square feet over two levels with a large gymnasium and a running track. Tridel says the centre was handed to the City in July 2025 and held its grand opening on 20 September 2025.
For residents, that is a genuine plus: a full gym and track downstairs that you do not pay for through your condo fee. The trade-off is that the ground floor of your building is a busy public facility, with the foot traffic, programs and evening activity that come with it. Ask how the residential entrance, elevators and parking are separated from the centre.
It also changes the way I think about the amenity package. Condos.ca lists a gym and an outdoor pool for residents. With a public gymnasium in the same building, the private gym matters less, and the outdoor pool and the terraces become the real lifestyle features.
What brand new means here
Tridel reports registration on 21 July 2025 and said the building was scheduled to be turned over to its newly elected board on 16 October 2025. So the first owner-controlled year is only just behind it. Early budgets in a new condo are set by the developer, and fees often move once the board commissions its own reserve fund study and performance audit.
The building is also new enough that warranty work may still be open. Tarion coverage on common elements runs on set timelines from registration, and boards usually use the first years to log deficiencies. If you are buying, ask the property manager where the corporation is in that process.
One more practical point: the published numbers for this building do not agree. Condos.ca shows 16 storeys and 225 suites, while UrbanToronto lists 18 and 17 storeys and 243 suites. The difference may be how floors or suites were counted after design changes, but confirm the suite count from the declaration and budget in the status certificate.
Pricing at the top of the waterfront market
When I checked, there were seven suites listed for sale and seven for lease. Active asking prices ranged from about $1.7 million to about $10.25 million, which tells you this is a large-suite building. Condos.ca puts suite sizes between roughly 800 and 4,600 square feet, so there is very little here at the entry level.
Monthly fees on those same active listings ranged from about $960 to about $3,210. Without a confirmed list of what the fee covers, I would not compare it to older waterfront buildings on a per-square-foot basis yet. Ask whether heat, cooling, water and parking are in the fee or metered separately; in new buildings utilities are often sub-metered.
There is not enough resale history yet to give you a building-wide price per square foot I would stand behind. The better comparison is original Tridel pricing and resale in the earlier Bayside buildings, adjusted for terrace size and lake exposure. My building sold report will show recorded sales once they build up.

Amenities at Aqualuna
The private amenities are modest on paper, a gym and an outdoor pool, but the building’s real amenities are its terraces and the public promenade and recreation centre around it. If you want a long amenity floor of lounges and screening rooms, this is not that building; if you want outdoor space and the lake, it is.
Jatin’s honest take on Aqualuna
Who this building suits
Downsizers selling a house who want large suites, real outdoor space and a finished waterfront neighbourhood, and buyers who value architecture enough to pay for it. It also suits people who will actually use the water’s edge: walkers, runners and anyone who wants Sherbourne Common and the promenade as their backyard.
What I’d want you to check
Because it registered in July 2025, read the first-year budget against the reserve fund study, ask whether the performance audit has been done and what Tarion items are open, and confirm the corporation number. Ask how the public recreation centre shares the building, including entrances, servicing and any shared facilities agreement and cost split. Confirm what the fee includes, how utilities are metered, and whether parking and lockers come with the suite.
The value question
At these price points you are paying a premium for design, terrace and exposure, and that premium is only worth it if the suite has the features that make the building different. A suite with a deep lake-facing terrace is the reason to be here; an interior or north-facing suite without much outdoor space is harder to justify against other waterfront options. I would buy here for the right suite, not for the address.
