Living here

Renters, Airbnb and elevators at 87 Rameau Drive Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 87 Rameau Drive Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 87 Rameau Drive Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

87 Rameau Drive is the kind of complex I show families who have done the math on a detached house in North York and decided they need another route in. It is a 1970s condo townhouse community, with family-sized layouts and a monthly fee rather than a mortgage on a lot. The price of entry is age, and you have to be honest with yourself about what a 50-year-old complex needs. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

87 Rameau Drive Townhouses is a condominium townhouse complex at 87 and 91 Rameau Drive in Toronto’s Hillcrest Village neighbourhood, in the former City of North York, off Don Mills Road between Finch Avenue and Steeles Avenue. It was built in 1974, with homes listed as two storeys. The postal code is M2H 1T6. I could not confirm the developer, the condominium corporation number, the property manager or what the maintenance fee includes, so check the status certificate.

One of several 1970s complexes on Rameau Drive

Rameau Drive is lined with townhouse complexes from the same era, and the first thing to understand is that they are separate corporations with separate budgets. The Evergreens at 55 to 65 Rameau and Liszt Gate, the 75 to 85 Rameau townhomes, 77 Rameau and 81 Rameau all sit along the same street. They look alike from the sidewalk, but each has its own board, reserve fund and fee level.

That matters when you compare listings. A townhouse at 81 Rameau and one at 91 Rameau may share a postal code and a floor plan family, but the fee, what it covers and the state of the reserve fund can be very different. Always confirm which corporation a unit belongs to before you lean on a nearby sale as a comparable.

The streets here are named after composers, Rameau and Liszt among them, which is a small detail but a useful one when you are giving directions. This was planned as a family suburb in the early 1970s, and it still reads that way: low buildings, mature trees and very little through traffic on the inner roads.

What you get inside: space first

The reason people buy here is room. The listing currently on the market is a four-bedroom home, and that is a size you rarely find in a condo apartment at any price in this part of the city. condos.ca lists the complex as two storeys; many townhouses of this era also have a basement, so ask whether the unit you are viewing has a finished lower level and how it was permitted.

Expect 1970s bones. Ceilings are standard height, kitchens are usually closed rather than open-plan unless an owner has renovated, and the quality of updates varies from unit to unit. In complexes like this, two homes with the same layout can feel like different buildings depending on what the owner has done with windows, flooring and the kitchen.

Before you value a renovation, find out where the corporation’s responsibility ends and yours begins. In many older townhouse condos the windows, doors, roofs and exterior walls belong to the corporation, which means an owner’s new windows may or may not have been approved, and future replacement may come from the reserve fund rather than your pocket. The declaration spells this out.

The parking garage is the big question

condos.ca lists a parking garage as the complex’s amenity. In some townhouse complexes on this street, each home has its own built-in single garage with a driveway in front. In others, parking is in a shared underground garage. Confirm which applies at 87 to 91 Rameau before you book a showing, because the two carry very different long-term costs.

If there is a shared underground structure, it is almost 50 years old, and garage slabs and waterproofing of that age are typically in the middle of major repair cycles. If parking is in private garages, the bigger items are more likely to be roofs, windows, siding and the private roads and walkways. Either way, the reserve fund study will tell you what has been done and what is coming.

Daily life in Hillcrest Village

Rameau Drive sits just off Don Mills Road in the stretch between Finch and Steeles. It is a quiet residential pocket, and for most errands you will be driving or taking the bus to the plazas and malls along Don Mills, Finch and Steeles. Highway 404 and the 401 are both a short drive, which is a real advantage for commuters who work in the north or east.

The transit, school, park and walkability data for this address is in the panel on this page. I will only say that school catchments are a big part of why families shortlist this area, so check the zoned schools for the exact unit rather than relying on a listing description.

Pricing: compare against the right homes

There is only one home listed for sale here right now, so I am not quoting an asking price or fee for it. A single listing is not a market reading, and publishing it would identify one owner’s sale. Before you make an offer, ask me for the sold report for this exact corporation.

The way to think about value here is relative. A condo townhouse on Rameau competes with three other kinds of home: freehold townhouses and semis in North York, which cost more and carry no fee; condo apartments nearby, which are usually smaller for the money; and the neighbouring Rameau complexes, which are the most direct comparison but carry their own fee structures.

Fees in older townhouse complexes are usually higher per square foot than in new stacked towns, because the buildings and grounds need more work. A lower fee is not automatically better; in a 1974 complex, an unusually low fee can mean the reserve fund has been underfunded and a special assessment or a steep increase is coming. Judge the fee against the reserve fund study, not against the building next door.

Amenities at 87 Rameau Drive Townhouses

Parking garage

There are no listed shared amenities beyond parking, which is typical for a 1970s townhouse complex. You are paying for your own space, your own front door and the grounds, not for a gym or a party room.

Jatin’s honest take on 87 Rameau Drive Townhouses

Who this building suits

Families who need three or four bedrooms in North York and cannot or do not want to pay freehold prices, and buyers who would rather have a front door and stairs than an elevator. It also suits handy buyers who are happy to renovate an older interior in exchange for a lower entry price.

What I’d want you to check

Get the condominium corporation number first, because there are several look-alike complexes on this street. Then read the status certificate, the latest reserve fund study and the last year of board minutes, with a focus on roofs, windows, the parking structure and the private roads and services. Confirm exactly what the fee includes, who is responsible for windows and doors, whether any renovation, especially a finished basement, was approved by the board, and whether parking is a private garage or a shared garage.

The value question

If the reserve fund is healthy and the big-ticket work is done or funded, a complex like this can be one of the more affordable ways into family-sized space in this part of North York. If the study shows major work still to come with thin reserves, the low entry price can be an illusion. This is a building where I would rather lose a deal than skip the paperwork.

87 Rameau Drive Townhouses — frequently asked questions

When was 87 Rameau Drive Townhouses built?

It was built in 1974, as part of the early-1970s development of this part of North York.

How many homes are in the complex?

condos.ca does not give a reliable count (it shows a placeholder of 100); the homes are listed as two storeys, at 87 and 91 Rameau Drive.

Is it a condo or freehold?

It is listed as a condominium townhouse complex, so you own your unit, share the common elements and pay a monthly fee. Confirm the corporation number on the status certificate.

Is it the same complex as 81 Rameau or The Evergreens?

No. Rameau Drive has several separate townhouse corporations, including The Evergreens at 55 to 65 Rameau and complexes at 75 to 85, 77 and 81 Rameau. Each has its own board, budget and fee.

How big are the homes?

The complex includes family-sized layouts, and the home currently listed has four bedrooms. Sizes vary, so check the floor plan and any basement space for the specific unit.

What kind of parking is there?

condos.ca lists a parking garage. Confirm whether the unit has its own garage and driveway or a space in a shared garage, because it affects both convenience and long-term repair costs.

Are there amenities like a pool or gym?

None are listed. This is a townhouse complex where the main shared features are parking and the grounds.

What should I check before buying in a 1974 complex?

Read the reserve fund study, the status certificate and recent board minutes, and look for planned work on roofs, windows, parking and private roads. Ask whether any special assessment has been discussed.

Who manages the complex?

I could not confirm the property manager. The status certificate and the listing agent can tell you who manages it now.

Who does this complex suit?

Families who need more bedrooms than a condo apartment offers, at a price below a freehold house in the area, and who are comfortable with an older building.

Can you Airbnb a unit at 87 Rameau Drive Townhouses?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

Has 87 Rameau Drive Townhouses had elevator outages?

None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
