Living here
Renters, Airbnb and elevators at Greenwich Village Towns
Do mostly owners or renters live here?
Renter-heavy building. Of 15 deals here in the last 24 months, 14 were leases and 1 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Greenwich Village Towns?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Greenwich Village Towns
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Greenwich Village Towns is the complex I bring up when a young family tells me they want stairs, a door to the outside and a subway nearby, but cannot stretch to a freehold house in North York. Crown Communities finished it in 2022 on Sheppard Avenue West, east of Allen Road, and it is one of the few places in this pocket where you can buy a new condo townhouse rather than a tower suite. It is not for everyone, and the rental mix is the first thing I want you to look at. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Greenwich Village Towns is a condominium townhouse complex at 847 to 871 Sheppard Avenue West in Toronto’s Clanton Park neighbourhood (condos.ca describes the area as Wilson Heights), on Sheppard between Allen Road and Bathurst Street. It was developed by Crown Communities and completed in 2022. condos.ca lists 154 suites and up to five floors; the developer’s launch materials described 153 homes in seven brick buildings, 28 traditional towns and 125 stacked towns. Suites run from about 450 to 2,150 sq ft. I could not confirm the condominium corporation number or what the fees include, so check the status certificate.
Greenwich Village Towns at a glance
A stacked-town complex, not a tower
This is a low-rise development, which changes almost everything about ownership compared with a condo tower. When Crown Communities launched it in early 2020, the plan was seven brick buildings: 28 traditional townhouses and 125 stacked units, laid out around landscaped courtyards. condos.ca now counts 154 suites, so the final number shifted by one; small changes like that are normal between launch and registration.
The name comes from New York’s Greenwich Village, and the design leans on that idea with brick facades and a street-facing presence on Sheppard. Crown said at launch that roughly 70% of the homes had sold before construction started, with occupancy targeted for spring 2022. The building data now shows 2022 as the completion year, so the schedule appears to have held, which is not something every townhouse builder managed through the pandemic years.
Crown Communities is a small, Concord-based developer founded in 2014 by Adam Taverna, whose family has been in construction since the 1970s. It started with boutique projects of around 50 units and has since built other North York townhouse sites, including Winlock Towns on Finch Avenue west of Bayview. That is a short track record compared with the big tower builders, which is a reason to read the status certificate closely, not a reason to walk away.
The three-storey lower suites are the interesting part
The usual complaint about stacked towns is the lower unit. In many complexes it is half below grade and feels like a basement. Crown’s pitch here was that its lower suites run across three levels, with proper window space and a balcony looking over the courtyards, and it marketed them as the first of their kind in Toronto. I cannot verify the “first” claim, but the format itself is a real difference from the standard two-over-two stacked town.
At launch, suites ranged from about 450 to 1,700 sq ft, with some layouts around 1,030 sq ft. condos.ca now lists a range of roughly 450 to 2,150 sq ft, so the largest traditional towns are bigger than the early marketing suggested. Many units have private outdoor space, and depending on the plan that means a backyard, a balcony or a rooftop terrace.
Before you fall for a floor plan, count the stairs. Multi-level living is the trade for ground-oriented space, and an upper stacked unit with a rooftop terrace can mean three or four flights between the garage and the roof. That suits a young family well and suits a downsizer or anyone with mobility concerns poorly.

Parking, bikes and how the site works
Parking is underground in a shared garage rather than in private garages, and condos.ca lists bike storage and an outdoor patio among the common features. There is no gym, pool or concierge, and for a townhouse complex that is normal. It also keeps the fee down.
A shared underground garage is the single biggest long-term cost item in most townhouse condos. The membrane, drainage and concrete all need repair eventually, and in a low-rise complex those costs are spread over far fewer owners than in a tower. Nothing is wrong at four years old, but this is where the reserve fund will be spending money in the decades ahead.
Daily life on Sheppard West
The complex fronts a busy stretch of Sheppard Avenue West, east of Allen Road and Sheppard West station. Suites facing Sheppard will hear the traffic, and courtyard-facing units are the quieter choice. If you are touring, visit at rush hour and stand on the balcony for a few minutes.
Day to day, this is a residential pocket of mostly detached houses, with shopping along Bathurst to the east and the Allen as your fast route south. The Sheppard West corridor is slowly filling in with mid-rise proposals, including an 11-storey plan at 665 Sheppard West. Expect more construction along the avenue over time, which tends to bring new shops and also some disruption.
The data panel on this page shows transit, schools and nearby parks, so I will not repeat it here. What I will say is that having the subway and the Allen on the same corner is the main practical reason people choose this location over cheaper townhouses further from the line.
What the numbers tell you, and what they don’t
This complex has very little resale history yet, and there is currently only one unit listed for sale, so I am not going to quote an asking price or fee. One listing is not a market, and publishing it would only identify one owner’s sale. Ask me for the sold report on this address before you write an offer.
For context, Crown’s 2020 launch pricing ran from about $700,000 to $1.2 million across the range of sizes. Resale values since then have moved with the wider GTA townhouse market, which cooled after 2022, so assume launch buyers are not all sitting on large gains.
The fee is where townhouse condos often win. At launch, Crown projected maintenance at about 15 cents per sq ft, far below what tower buildings charge, because there is no concierge, pool or large mechanical plant. First-year fees in new complexes are often set low, though, and they usually rise once the first reserve fund study comes in. Compare the current budget with that original projection.
The more telling number is the listing split: one for sale against nine for rent at the time of writing. That points to a large investor share, which means more tenants as neighbours and a board where landlords have a strong voice. It also means a steady supply of rental comparables if you are buying to lease.

Amenities at Greenwich Village Towns
There is no gym, pool or concierge here, and that is the point: the money goes into your own outdoor space and a lower fee instead of shared facilities. If you want a lobby and a fitness room, look at a tower instead.
Jatin’s honest take on Greenwich Village Towns
Who this building suits
Young families and couples who want ground-oriented space with outdoor room near the subway, without paying for a freehold house. The three-storey lower suites suit people who want a townhouse feel without the top-floor climb, and the rental demand here suits investors who want a lower-fee asset that leases easily.
What I’d want you to check
Get the condominium corporation number and the status certificate, and read the first reserve fund study, since the original fee projection was very low. Ask how many units are tenanted and what the rules are on leasing. Ask how Tarion warranty and deficiency claims for the common elements have been handled; the 2022 completion means the seven-year major structural coverage is still running. For any stacked unit, ask about sound transfer between floors and about roof and terrace waterproofing above you.
The value question
Compared with a tower suite of the same size nearby, you get more privacy, outdoor space and a smaller fee, and you give up amenities and step-free living. Compared with a freehold townhouse, you pay a monthly fee and share decisions with a board that, here, may be investor-heavy. For an owner-occupier family planning to stay five years or more, I think it is a fair trade if the reserve fund study is healthy. Book a call with me through my booking page and I will pull the sold data first.

Greenwich Village Towns — frequently asked questions
Who built Greenwich Village Towns?
Crown Communities, a Concord-based developer founded in 2014 by Adam Taverna. It focuses on low-rise townhouse projects in the GTA.
When was Greenwich Village Towns completed?
It was completed in 2022. Sales launched before construction, with about 70% of homes sold by early 2020 and occupancy targeted for spring 2022.
How many homes are in the complex?
condos.ca lists 154 suites. The developer’s launch plan described 153 homes in seven brick buildings: 28 traditional towns and 125 stacked towns.
Is it a condo or freehold?
It is a condominium townhouse complex, so you own your unit and share the common elements, garage and grounds, and you pay a monthly maintenance fee.
What makes the lower units different?
Crown designed the lower stacked suites across three levels, with more window space and a balcony over the courtyard, rather than the typical half-below-grade lower unit.
How big are the suites?
Roughly 450 to 2,150 sq ft, from compact stacked suites to larger traditional townhouses.
Is there parking?
Yes, in a shared underground garage. Confirm whether the specific unit you want comes with a space, and whether a locker is included.
What amenities does it have?
It is a townhouse complex, so amenities are limited to bike storage, an outdoor patio and landscaped courtyards. Many units have their own backyard, balcony or rooftop terrace.
Are the maintenance fees low?
At launch they were projected at about 15 cents per sq ft, much lower than a typical tower. Check the current budget and reserve fund study, because new-complex fees usually rise after the first study.
Why are there so many rentals?
At the time of writing there was one unit for sale and nine for rent, which suggests a large share of investor owners. That matters for the board and the building culture, so ask management for the tenancy ratio.
How much is rent at Greenwich Village Towns?
The median lease at Greenwich Village Towns over the last 12 months was $2,650/mo, from 8 leases. Units typically leased in 21 days.
What does each unit type cost at Greenwich Village Towns?

Do mostly owners or renters live at Greenwich Village Towns?
Mostly renters. Of the deals here in the last 24 months, 93% were leases and 7% were sales.
Can you Airbnb a unit at Greenwich Village Towns?
Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.
Has Greenwich Village Towns had elevator outages?
None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.
What schools is Greenwich Village Towns zoned for?
For TDSB public schools, the address is zoned for Dublin Heights Elementary and Middle School (Elementary, JK–8), William Lyon Mackenzie Collegiate Institute (High school, Gr 9–12).
