Renter-heavy building. Of 155 deals here in the last 24 months, 139 were leases and 16 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Alter?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Alter

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Alter is the building I suggest to buyers who want Tridel construction and a short walk to Yonge and College without paying for a 60-storey tower. It is a 33-storey architectsAlliance design at Church and McGill whose stacked, alternating sections make it easy to pick out from a distance. The suites are small and the fee per square foot is high, and both of those need to be priced in. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Alter is a 33-storey, 337-suite condominium at 89 McGill Street, at the southeast corner of Church and McGill streets in downtown Toronto, also addressed as 355 Church Street. It was developed by Tridel, designed by architectsAlliance and built by Deltera, and completed in 2018. The corporation is TSCC-2682, registered on 12 October 2018, and managed by Del Property Management. Condos.ca lists the fee as covering common elements, building insurance and water.

A tower designed to be noticed

architectsAlliance organised the tower in three-storey sections, each set slightly against the ones above and below it. Translucent white glazing frames each section, and darker balcony glass inside it creates the contrast that gives the building its look. Christopher Hume, reviewing it for Storeys, compared it on the skyline to a simplified Rubik’s Cube and called it more sculpture than space.

He was kinder about the base, and so am I. The four-storey podium is glass with vertical aluminium fins on Church Street, connects well with the sidewalk and is a clear improvement on what stood on this stretch before. On McGill Street, three townhouse-style frontages are clad in brick to fit the quieter residential side street.

The podium also brought back an established neighbour. Family Service Toronto, which had left the site in 2015 to make room for construction, returned to the office space in the podium, with a street-front space and a multi-storey living wall in its lobby. There is also a small amount of ground-floor retail.

McGill Street is the quieter side. It is a short residential street running east from Church, and suites on that side of the tower look over lower buildings rather than straight onto the traffic of Church Street. If you want the building’s location without the street noise, that is where I would start looking.

Compact suites and the fee per square foot

Condos.ca lists suites of about 409 to 1,158 sq ft. Much of what comes up for sale is under 600 sq ft: one-bedroom and one-bedroom-plus-den plans, with two-bedrooms around 700 to 800 sq ft. This is a building for singles, couples and investors.

The fee is the number to watch. Current listings averaged about $1.07 per square foot, and condos.ca lists only common elements, building insurance and water as included. Heat, air conditioning and parking are not listed. That is a high fee for a 2018 building with a fairly modest inclusion list, so compare total monthly cost carefully against nearby buildings that include heat.

Ask why the fee is where it is. It may simply reflect the amenities and the building’s mix of residential, office and retail, or there may be specific cost pressures in the budget. The status certificate, budget and reserve fund study will tell you; I would not guess.

Small suites are where Alter makes sense and where it is weakest. A well-planned one-bedroom near the subway and the universities is easy to rent and easy to resell. A very small suite with a high fee is harder to sell when the market is soft, because buyers compare monthly cost, not just price.

Church Street, between College and Carlton

Alter sits on the stretch of Church Street just south of the Church-Wellesley Village and a block east of Yonge Street. The Loblaws at the old Maple Leaf Gardens, Toronto Metropolitan University and the Yonge Street retail strip are a short walk, and the Financial District is reachable on foot or by subway.

For daily life, this is one of the most complete locations in the city. Groceries, pharmacies, gyms, restaurants and the subway are all within a few minutes, and you can live here comfortably without a car. That is a big part of why parking is not in the fee and why many owners do not miss it.

Hume called this part of Church Street a hodgepodge, and he is not wrong: older low-rise buildings, parking lots and new towers sit side by side, and more redevelopment is coming. That means construction nearby for years and changing views, but also a street that is steadily improving. The transit and walkability data for this address is in the panel beside this review.

What Alter costs

Condos.ca puts the building average at about $942 per square foot. That is on the higher side for this part of Church Street, which I attribute to Tridel’s reputation, the building’s age and the very small average suite size, since small suites always carry a higher price per square foot.

Five suites were for sale when I checked, plus a parking or locker listing that I have left out. One-bedroom and one-bedroom-plus-den suites were asking roughly $418,000 to $499,000, and two-bedroom suites roughly $739,000 to $750,000. Even with only a handful of listings, that is a reasonable spread to compare plans and floors.

At about $1.07 per square foot in fees, a typical one-bedroom pays roughly $420 to $530 a month, before hydro, heat and cooling. That carrying cost is the main thing that separates Alter from older, larger-suite buildings nearby. If you want a value check on a specific suite, my building sold report shows what has actually traded.

Amenities at Alter

ConciergeGymOutdoor poolParty room

Condos.ca lists a concierge, gym, party room and an outdoor pool. An outdoor pool is a seasonal amenity in Toronto, but it is a real draw in summer and uncommon for a building of this size on Church Street. Ask how the pool season is run and what it costs, because seasonal pools still need year-round maintenance and eventual replacement.

Jatin’s honest take on Alter

Who this building suits

First-time buyers who want a newer Tridel building near Yonge and College, students and their parents, and investors targeting the university and hospital rental market. It suits people who are comfortable in a compact suite.

What I’d want you to check

Get the budget and reserve fund study and understand the fee per square foot before anything else. Ask how costs are shared between the residential condominium and the office and retail components, confirm parking and a locker for the specific suite, and check the board minutes for any planned work. Look at what is approved or proposed on the neighbouring Church Street lots, since it may affect your view. Finally, ask for the rental share in the building, which affects both your neighbours and your resale competition.

The value question

At about $942 per square foot with a fee above $1 per square foot, Alter is not the cheapest way into this neighbourhood. You are paying for a newer Tridel building with good construction and a pool. For an owner-occupier, I would look closely at whether an older building with heat included and a larger suite gives better value; for an investor, the small suites rent well, but the fee eats into the return. If that sounds like you, it is worth a viewing.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
