Do mostly owners or renters live here?

Leases 35%Sales 65%

Mostly owner-occupied. Of 17 deals here in the last 24 months, 6 were leases and 11 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 100 Prudential Drive Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 100 Prudential Drive Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

100 Prudential Drive is the building I point to when a buyer wants a big suite, a pool they can use in January and a fee that covers both heat and cooling. It is a 16-storey, 191-suite tower from 1978, one of a matched pair with 301 Prudential, and it rarely has more than a suite or two on the market. Supply is the real challenge here. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

100 Prudential Drive Condos is a 16-storey, 191-suite condominium at 100 Prudential Drive in the Dorset Park neighbourhood of Scarborough, Toronto. It was built in 1978 by Arsandco Investments, and the condominium corporation is YCC-386, registered on 17 May 1978. Maple Ridge Community Management is listed as the property manager. Suites run about 722 to 1,032 sq ft. The maintenance fee covers common elements, heat, air conditioning, building insurance, parking and water.

One of a pair, with its own corporation

Arsandco Investments built two 16-storey towers on Prudential Drive in 1978: this one at 100 and its partner at 301. Condos.ca lists both with 191 suites and the same 722 to 1,032 sq ft range, which points to the same floor plates and plan types. The Birches at 101, from the same builder in 1975, sits across the street.

The towers look alike, but they are run separately. 100 Prudential is YCC-386 with Maple Ridge Community Management; 301 is YCC-380 with Comfort Property Management. Different boards and managers make different decisions over 45-plus years, so the condition of the common areas, the reserve fund and the fee can diverge a lot between twin buildings.

If you like the location and the floor plans, look at both towers. You get double the chance of finding the right suite, and comparing their status certificates side by side is one of the best ways to see which corporation has been better run.

Space first: no small suites here

The smallest suites here are about 722 sq ft and the largest about 1,032 sq ft. There are no studios or compact one-bedrooms in the mix, which is unusual for a Toronto condo and makes this a building for people who want room rather than an entry-level investor unit.

Plans of this era usually have a separate kitchen, a defined dining area and bedrooms large enough for real furniture. Three-bedroom plans are part of the mix, which is rare in any Toronto condo tower and rarer still at Scarborough resale prices. In a 1978 tower, you trade new finishes, modern glazing and newer mechanical systems for that floor area, so confirm what each suite has had updated.

Renovation is often part of the plan with suites of this age. Before you budget for a new kitchen or bathroom, ask the management office about the corporation’s rules on renovations, plumbing work and noise, and what approvals are needed.

Heat and air conditioning in the fee

The fee here covers common elements, heat, air conditioning, building insurance, parking and water. Hydro for your suite is on you. Air conditioning in the fee is a real distinction for a 1970s tower, since many buildings of that age have no central cooling and owners rely on window units.

The other side of that is shared risk. Central heating and cooling plant is expensive to run and eventually to replace, and every owner pays for it whether or not they use much of it. Look at how the fee has changed over the last few years and where the boilers, chiller or cooling tower sit in the reserve fund study.

With only one suite listed when I checked, I can’t give a reliable fee range from current listings. Ask for the corporation’s current budget and fee schedule so you can see the fee per square foot for the suite size you want.

For context, current listings at the twin tower at 301 Prudential, which has a similar inclusion list, showed fees of roughly $1.01 per square foot. On a 1,000 sq ft suite, that is a meaningful monthly number, and it is the main thing standing between these suites and a much larger pool of buyers. Price your purchase with the fee in mind, not just the asking price.

Living off Midland and Lawrence

Prudential Drive is a quiet side street off Midland Avenue, just north of Lawrence Avenue East. Groceries and banking are close at the Midland Lawrence Plaza on the northeast corner, which has a FreshCo and a TD branch. First Capital has applied to redevelop part of the plaza with towers of 25 and 35 storeys and about 773 homes while keeping the grocery store.

Line 3 Scarborough, the old elevated rapid transit line through this area, closed in July 2023, and buses now fill the gap. The Line 2 extension under construction will add stations at Lawrence and McCowan, Scarborough Centre and Sheppard and McCowan, which you will reach by bus. The panel on this page has the current routes.

Expect the area to change slowly rather than suddenly. If the plaza project proceeds, there will be construction on the corner for years, followed by more shops and more neighbours. For a long-term owner, that is generally a good trade.

Pricing with very little supply

Only one suite was listed for sale when I checked, so I won’t quote an asking price from a single listing. Condos.ca did not show a building average per square foot for 100 Prudential.

The twin tower at 301 Prudential, with the same suite range, showed an average of about $410 per square foot and four suites listed. That is the most useful reference point, adjusted for any difference in condition, fees and reserve fund between the two corporations.

With so little turnover, patience matters. If you want this specific building, set up a watch and be ready to move when a suite appears, rather than settling for the first suite in the area. My building sold report shows what has actually traded here.

Amenities at 100 Prudential Drive Condos

Indoor poolSaunaParty roomMeeting roomBBQs permittedSecurity systemParking garage

An indoor pool and sauna make this a year-round amenity package, which the outdoor pool at The Birches across the street can’t match. A party room and meeting room cover gatherings, and barbecues are permitted, which many towers don’t allow.

Jatin’s honest take on 100 Prudential Drive Condos

Who this building suits

Families, downsizers and buyers who need two or three bedrooms but can’t stretch to a townhouse. It also suits swimmers and anyone who wants heating and cooling costs folded into one predictable fee. It is not for buyers hunting for a small, low-priced investor suite, because the building doesn’t have them.

What I’d want you to check

At 1978, the big items are windows and balcony doors, balcony slabs, the garage, elevators, the heating and cooling plant and the indoor pool. Read the reserve fund study and the last few years of board minutes, and ask directly about planned projects and any special assessment. Condos.ca notes pet restrictions, so get the rules from the status certificate. Compare all of this with 301 Prudential before you choose a tower.

The value question

On floor area per dollar, this is one of the better propositions in Scarborough, with a pool and central cooling as a bonus. The value rests on the corporation’s finances. A well-run corporation here offers space that newer buildings can’t touch at the price; a poorly funded one can turn the low price into an expensive decade.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
