Living here
Renters, Airbnb and elevators at Cosmo Two
Do mostly owners or renters live here?
Renter-heavy building. Of 80 deals here in the last 24 months, 65 were leases and 15 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Cosmo Two?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Cosmo Two
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Cosmo Two at 31 Bales Avenue is the younger twin by two months, and on paper it is the better-equipped one. REW lists a pool, gym, hot tub, sauna and yoga studio here, and the fee per square foot on current listings is lower than at 35 Bales next door. The question is whether the corporation behind it is as strong as the amenity list. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Cosmo Two is a 23-storey, 284-suite condominium at 31 Bales Avenue, just off Yonge Street and Sheppard Avenue in the Avondale neighbourhood, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. It was completed in 2006. The condominium corporation is TSCC-1782, registered on 26 July 2006. Condos.ca lists common elements, building insurance, parking and water as included in the maintenance fee.
Cosmo Two at a glance
The second of two matched towers
Cosmo Two was registered on 26 July 2006, about two months after Cosmo Residences at 35 Bales. The two towers are the same height and almost exactly the same size, 284 suites here against 283 next door.
They are separate condominium corporations, though. Cosmo Two is TSCC-1782, with its own board, budget, reserve fund and rules. The sources disagree on the manager: condos.ca lists Crossbridge Condominium Services, while REW lists Brookfield Condominium Services. Confirm the current manager in the status certificate.
Because the towers look identical, buyers often treat them as one building. They are not. When you compare suites in both, compare the two corporations’ finances too.
An amenity package that is unusual for the price
REW lists a pool, gym, hot tub, sauna, yoga studio, 24-hour security, concierge, guest suites and a party room at Cosmo Two. Condos.ca confirms the concierge, party room, meeting room and guest suites.
A pool and hot tub in a building where current asking prices start below $500,000 is not common. It is a real daily benefit if you use it, and it saves a gym membership. It is also an expense: pools are among the most costly items to run and eventually rebuild, so check what the reserve fund study plans for it.
I could not confirm whether the recreation facilities are shared with 35 Bales. If they are, there should be a shared facilities agreement setting out how costs are split, and it is worth reading.

Suites from studio-sized to two bedrooms
Condos.ca puts suite sizes at about 410 to 1,340 square feet. The smallest suites are close to studio size, and the largest are full two-bedroom layouts. The two listings for sale when I checked were a one-bedroom of 500 to 599 square feet and a two-bedroom of 800 to 899 square feet.
That range makes the building attractive to both investors and owner-occupiers. Smaller suites near two subway lines are easy to rent, and the two-bedrooms suit couples who want space without moving out to a townhouse. I could not find the developer, architect or ceiling heights in any source I checked.
Living in a busy, transit-first building
A 284-suite tower a block from Yonge and Sheppard is a busy place. Many residents commute by subway, some suites are rented, and the elevators, lobby and garage see steady traffic. That is the trade-off for being this close to transit, and a good concierge desk and clear rules make it work.
The size also spreads costs. Large repairs are shared among close to 300 suites, which keeps each owner’s share manageable, as long as the reserve fund has been funded properly. Ask for the most recent reserve fund study and compare it with the one for Cosmo Residences next door.
If you are buying to live here, ask about the rules on move-ins, deliveries and leasing, and look at the board minutes for recurring issues. Those details shape daily life in a busy tower more than the amenity list.
Bales Avenue, a block off Yonge
Bales Avenue is a short street just east of Yonge, south of Sheppard. You are a block from one of the busiest intersections in North York but not on it, which keeps noise down for suites that face away from Yonge.
The data panel on this page shows the walking times to the subway and to the shops and restaurants around Yonge and Sheppard. The area has been adding towers for years, so if a view matters to you, check what is planned on nearby sites.
Price per square foot and the fee
Condos.ca puts the building average at about $831 per square foot. That reflects how strong demand is for small suites near Yonge and Sheppard; buyers pay for the location more than for the age of the building.
When I checked, two suites were listed for sale, asking from about $448,000 to $745,000, with monthly fees of about $447 to $727. That is about $0.83 per square foot, a little lower than the roughly $0.92 on listings at Cosmo Residences next door.
The fee includes common elements, building insurance, parking and water, according to condos.ca. Heat and hydro are not listed, so add them when you compare with a building that includes them. For actual sale prices over time, use the building’s sales in the data panel.
Two listings is a thin sample, so I would not read too much into the asking range. Look at the building’s recorded sales over the last year or two, and compare them with Cosmo Residences, where the suites and location are almost identical. If one tower consistently trades lower, the reason is usually in its fees, its finances or its amenity costs.

Amenities at Cosmo Two
Between them, condos.ca and REW list a pool, hot tub, sauna, gym, yoga studio, concierge, party room and guest suites. For a resident, that covers fitness, guests and a swim without leaving the building, which is a strong package at this price point. The trade-off is cost: pools, hot tubs and saunas are expensive to heat, staff and repair, and that shows up in the budget every year, so it is worth knowing how often they are closed for maintenance.
Jatin’s honest take on Cosmo Two
Who this building suits
First-time buyers and investors who want a small suite near two subway lines, and owner-occupiers who want a pool and gym without paying for a new tower. It also suits commuters who want a short walk to transit. If you need three bedrooms or a large terrace, this is not the building. Downsizers who want a pool in the building and a short walk to the subway will also find it practical, provided they are happy with a smaller suite.
What I’d want you to check
Read the reserve fund study with the pool, hot tub and elevators in mind; at about 20 years old, those systems are coming due. Resolve which company manages the building, since sources disagree. Ask whether any facilities are shared with 35 Bales and read the agreement if they are. I could not find the pet or leasing rules published, so read them in the status certificate.
The value question
At about $831 per square foot with a lower fee per square foot than its twin and a fuller amenity list, Cosmo Two is one of the better-value ways into Yonge and Sheppard. The price is driven by location, so it should hold up as long as the corporation stays healthy. I would look at a suite in each tower, compare the two status certificates, and buy the stronger corporation.
