Living here

Renters, Airbnb and elevators at Hunt Club Terrace

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Hunt Club Terrace?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Hunt Club Terrace

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Hunt Club Terrace is the smallest of the new condominiums that have grown up beside the Toronto Hunt on Kingston Road, and that is exactly its appeal. It has about 16 suites, a stepped six-storey design and, on the south side, a view across the golf course toward the lake. The catch is that almost nothing ever comes up for sale. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Hunt Club Terrace is a six-storey boutique condominium at 1340 Kingston Road and 2A Queensbury Avenue in the Birchcliffe-Cliffside neighbourhood of Scarborough, Toronto, in the Scarborough Bluffs area. It was completed in 2017, and the condominium corporation is TSCC-2616, registered on 18 October 2017. Condos.ca counts 16 suites and lists Wilkinson Construction as builder and Stronghold Management Group as manager. The design is credited to RAW Design. The maintenance fee covers common elements, building insurance, parking and water.

From a Volkswagen garage to a boutique condo

The site at Kingston Road and Queensbury Avenue was a car repair shop for decades. Nick’s Auto, a Volkswagen specialist, operated there for about 30 years, and when sales began in late 2012 the old garage was converted into the presentation centre. The project was marketed at the time as Queensbury Terrace.

Sources differ on who developed it. A 2012 Birch Cliff News article names Gear Development Group, which had already built three houses on Queensbury, with Wilkinson Construction as builder. UrbanToronto’s launch coverage names Wilkinson Developments, and one building directory lists Wilkinson Construction Services with Platinum Investment Real Estate Group. Wilkinson is the common thread; confirm the declarant in the status certificate.

The design is credited to RAW Design, with JH Rust Architects also named at launch. RAW has since designed Terrasse at the Hunt Club a few doors west, so the two buildings share some design thinking.

A sloped design that steps down to the houses

The building’s most distinctive feature is its profile. The rear façade was designed to slope at about 45 degrees so the building steps back from the houses on Queensbury Avenue rather than looming over them. That produces terraces on the upper floors and a building that reads smaller than six storeys from the side street.

At launch, nine suites were planned to face south over the Toronto Hunt golf course toward Lake Ontario and eight to face north. The south side is the one most buyers want; a north suite looks toward Kingston Road and the neighbourhood behind it, so price and judge them differently.

The ground floor was planned as commercial space along Kingston Road, with underground parking reached from Queensbury. Ask what currently occupies the retail unit, because a ground-floor tenant affects noise, smells and garbage arrangements in a building this small.

Suites: one and two storeys, and conflicting size data

Launch materials described one- and two-storey suites with nine-foot ceilings, floor-to-ceiling windows, stone counters and large balconies or terraces with glass railings. That is a high spec for a 16-suite building, and it is why the price per foot sits well above older Scarborough condominiums.

Suite sizes are hard to pin down. Launch coverage gave about 730 to 1,725 square feet, plus a penthouse of about 1,800 with a rooftop terrace option. One directory lists 958 to 1,504 square feet, and condos.ca records a wider 636 to 3,109. The highest figures may include terrace area. Get the plan and the declaration’s suite description for any unit you consider.

The suite count is also reported differently: 17 at launch and in one directory, 16 on condos.ca. Suites may have been combined during construction. It does not change much, but it is worth checking.

Two-storey suites and terraces are a real lifestyle advantage, but they come with questions. Ask who is responsible for terrace membranes and drains, whether planters or hot tubs are allowed, and how snow and water are handled on the sloped sections. Those answers sit in the declaration and rules.

Birch Cliff, the Hunt and the Kingston Road strip

The building sits on Kingston Road in Birch Cliff, on a stretch of the street that has drawn several new mid-rise condos. Terrasse at the Hunt Club, completed in 2023 at 1316 Kingston Road, and the Residences at the Hunt Club at 1350 Kingston Road, planned at eight storeys when it launched in 2014, are close neighbours, so this block has become a small cluster of newer boutique buildings.

The Toronto Hunt is a private club, so the golf course is a view rather than a park. For walking, the Scarborough Bluffs and the eastern end of the Beaches are the draws, and the shops and restaurants along Kingston Road cover daily needs. The automatic panel on this page lists transit, schools and nearby food and parks.

Expect more change on Kingston Road. The run of new mid-rise buildings shows the street is being intensified, which brings construction for a while but also more shops and services over time.

For a buyer here, that cluster is helpful. Three boutique buildings on one block give you more comparables, a clearer sense of what newer east-end mid-rise suites sell for, and alternatives if the right suite in this building is not available.

Price per square foot, and why there is so little data

Condos.ca puts the building average at about $795 per square foot. That is roughly twice what older Scarborough towers trade at, and it reflects the 2017 construction, the finishes and the views.

No suites were for sale or for lease when I checked. In a building with 16 suites, a year can pass with one sale or none, so there are very few comparables. Use my building sold report and be prepared to lean on sales at Terrasse and the Residences at the Hunt Club to judge value.

Fees cover common elements, building insurance, parking and water, which means you pay your own heat and hydro. Ask the seller for a year of utility bills, because terraces and floor-to-ceiling glass can make heating and cooling costs higher than the suite size suggests.

Amenities at Hunt Club Terrace

BBQs permittedUnderground parkingPrivate terraces and balconies

There is no gym, pool or concierge here; the amenity is your own suite and terrace, and barbecues are permitted. For a 16-suite building, that keeps the operating budget lean, which matters when so few owners share the costs.

Jatin’s honest take on Hunt Club Terrace

Who this building suits

Downsizers from Birch Cliff and the Beaches who want a newer building, outdoor space and a quiet, small community, and professionals who want a south view and do not need building amenities. It also suits buyers who value scale: you will know your neighbours.

What I’d want you to check

In a building this small, every repair is shared by very few owners, so read the reserve fund study and the budget carefully and ask about any special assessments, past or planned. At about nine years old, check that warranty-period issues were dealt with and closed. Ask what is in the commercial unit, how terraces and sloped roof areas are maintained, and whether the suite has its own parking space and locker.

The value question

At about $795 a square foot, you are paying for a newer, well-designed boutique building in a location next to some of the east end’s most sought-after streets. Good south-facing suites will always find buyers here. The risk is liquidity: with so few sales, it may take time to sell, so buy for the long term and expect to wait for the right suite rather than choosing from many.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
