Living here
Renters, Airbnb and elevators at Islington 2000
Do mostly owners or renters live here?
Mostly owner-occupied. Of 27 deals here in the last 24 months, 3 were leases and 24 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Islington 2000?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Islington 2000
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Islington 2000 is where I take downsizers who are leaving a large house and refuse to live small. The suites start around 1,500 square feet and run past 3,500, the grounds are gated, and the recreation centre is bigger than many community centres. The fee is large too, and whether this building makes sense comes down to that one number. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Islington 2000 is a two-tower condominium at 2000 and 2010 Islington Avenue in Kingsview Village-The Westway, Etobicoke, Toronto, with 308 suites. Condos.ca lists 26 floors and a 1980 build; REW lists 27 storeys and 1979. The condominium corporation is MTCC-570, registered on 30 September 1980. Condos.ca lists General Property Management as manager, while REW lists APM. Fees include heat, hydro, water, air conditioning, cable TV, common elements, building insurance and parking. I could not confirm the original developer.
Islington 2000 at a glance
Suites the size of a house
Condos.ca lists suite sizes from about 1,524 to 3,599 square feet. That is the reason this building exists in people’s minds. The smallest suite here is larger than most new two-bedroom-plus-den plans, and the largest is bigger than many detached homes in Etobicoke.
Listings describe two-plus-one and three-bedroom plans, with two or three bathrooms, in the 1,800 to 2,500 square foot range. One listing described a multi-level suite with a large den used as a third bedroom and golf course views from the balcony. The top floors include penthouse suites.
For a buyer coming out of a four-bedroom house, that means keeping a dining room, a proper guest room and space for furniture they actually like. For most downsizers, that is the deciding factor.
A gated site with its own recreation centre
Listings describe a site of about 9.5 acres, with a 24-hour gatehouse and security, landscaped gardens, three tennis courts and an outdoor BBQ area with seating for about 80. One listing calls the outdoor pool the largest condo pool in the country; I cannot verify that claim, but the pool is large.
Indoors, listings describe a recreation centre of about 22,000 square feet with an indoor pool, a gym, billiards, a racquetball court and a party room. Condos.ca also lists a meeting room. In practice, that is a private club on site, and for retirees it becomes the social centre of the building.
The gatehouse matters too. Snowbirds who leave for the winter, and owners who travel, value a staffed gate and 24-hour security more than almost any other feature.

The fee, and what is inside it
According to condos.ca, the fee covers heat, hydro, water, air conditioning, cable TV, common elements, building insurance and parking. There is essentially no separate utility bill. That is important on suites this size, because heating and cooling 2,000 square feet on your own meter would not be cheap.
Across the eight suites listed for sale when I checked, fees ran from about $1,590 to about $2,600 a month. Those are large numbers, and they are the main reason prices per square foot are low here. A buyer who looks at the asking price alone will underestimate what owning here costs.
Do the arithmetic. Compare the fee with what you pay now in property tax, utilities, insurance, snow removal, landscaping and repairs on your house. For many downsizers the totals are closer than they expect, and some come out ahead.
Then look at the trend. Ask for the last five years of budgets and fee increases, because in an all-inclusive building, energy prices flow straight into the fee. A building that has raised fees steadily and kept its reserve fund on plan is in better shape than one that held fees flat for years and now has catching up to do.
Two towers, one corporation, and the paperwork
Condos.ca lists the corporation as MTCC-570, while REW lists both MTCC-570 and a second number, YCC-531. Find out whether both towers fall under one corporation, whether there is a shared facilities agreement for the recreation centre and grounds, and how costs are split between them.
Sources also disagree on management: condos.ca names General Property Management and REW names APM. And they disagree on age and height: 1980 and 26 floors on condos.ca, 1979 and 27 storeys on REW. None of that changes the building, but you want the right answers in the status certificate.
At around 45 years old, with two towers, two pools, tennis courts and a large garage, this complex has a long list of expensive components. Read the reserve fund study and its funding plan closely, and the last two years of board minutes, before you make an offer.
Kingsview Village and The Westway
The towers sit on Islington Avenue in the Kingsview Village-The Westway area of central Etobicoke, a settled residential district of houses, older high-rises and plazas. It is a car-friendly location, with Highway 401 and the 427 a short drive and Pearson within easy reach.
Line 5’s western extension along Eglinton, south of here, will improve transit options over time, but this is not yet a building I would sell on transit. Most owners here drive, and the underground parking included in the fee reflects that. If you plan to give up your car, check the bus routes on the panel before you commit. The panel on this page shows the nearest TTC routes, schools and parks.
What suites here are asking, and why per square foot is low
Condos.ca puts the building average around $420 per square foot. That is well below most Toronto condos, and it is the fee, the age and the suite size working together. A buyer paying a high monthly fee pays less up front; the market prices that in.
Eight suites were listed for sale when I checked, asking from about $679,000 to about $998,000. That is a lot of choice for one building, and it means you can compare renovated and original suites, lower and higher floors, and different views side by side.
With that many listings, take your time. Use the recorded sales on this page to see where suites have actually closed, and ask me for a building sold report before you decide what to offer.

Amenities at Islington 2000
This is one of the most complete amenity packages in any older Toronto building, with indoor and outdoor pools, tennis, racquetball and a staffed gate. The fee pays for all of it, so the right buyer is someone who will actually use it.
Jatin’s honest take on Islington 2000
Who this building suits
Downsizers leaving a large house who want to keep their space and their furniture, retirees who will use the pools and the courts, and snowbirds who value a gated, staffed site while they are away. It suits families too, if the fee fits the budget.
What I’d want you to check
The reserve fund study, the funding plan and the board minutes, with attention to the two towers’ windows, balconies, elevators and garage and the recreation centre and pools. Settle the corporation structure and any shared facilities agreement, the property manager, the pet rules and the parking and locker for the suite.
The value question
At around $420 per square foot, Islington 2000 gives you more space per dollar than almost any other building in the west end. The fee is the price of that. If you will use the amenities and the reserve fund is healthy, I think it is excellent value for a downsizer. If you only want the space and none of the club, a freehold home may cost you less each month.
