Living here
Renters, Airbnb and elevators at King West Townhomes
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at King West Townhomes?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about King West Townhomes
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

King West Townhomes is the older of the two townhouse complexes on Sudbury Street, and the one buyers most often confuse with its neighbour. It has 180 stacked suites from 1999, many with their own rooftop terrace, and an unusual fee that covers hydro but not parking. Get that detail right and the comparison with everything else nearby becomes much clearer. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
King West Townhomes is a three-storey stacked townhouse condominium of 180 suites at 1 to 47 Sudbury Street, Toronto, just off King Street West, in the King West pocket of the Queen West, Trinity-Bellwoods, Kensington and Little Italy area. Condos.ca lists the developer as Urban Group and Icon Property Management as manager. It was completed in 1999, and the condominium corporation is MTCC-1286, registered on 20 December 1999. The maintenance fee covers common elements, heat, hydro, air conditioning, building insurance and water. Beanfield fibre internet is available.
King West Townhomes at a glance
The first of two complexes on Sudbury Street
King West Townhomes was registered as MTCC-1286 on 20 December 1999, which makes it one of the first condominium communities built when the old industrial lands north of the rail corridor began turning residential. The City’s planning for that area in the late 1990s focused on extending streets like Sudbury west to tie new housing into the grid.
Nine months later, King West Village at 12 Sudbury registered as MTCC-1338, with 207 suites and a developer listed simply as Urban. The two complexes sit side by side and look alike, but they are separate corporations with their own boards, reserve funds and fee structures. When a listing says Sudbury Street, check which corporation it belongs to.
Condos.ca lists the developer here as Urban Group. I could not confirm the full corporate name or whether it is the same company named on the neighbouring complex.
Main-floor suites and two-storey uppers with a roof
Each block is three floors, and condos.ca describes the usual split as a main-floor suite below and a two-storey upper suite above with a rooftop terrace. That gives you two very different homes at the same address.
The upper suites are the classic King West townhouse: two levels inside, stairs, and a private roof that works as a summer living room. The main-floor suites avoid the stairs and have their own front door at grade, but no roof. If you are coming from a condo tower, spend some time on the stairs at a showing before deciding the upper suite is the one for you.
Active listings when the data was gathered were a two-bedroom and a three-bedroom. Condos.ca does not publish a size range for the complex, so ask for the floor plan and measure.
If you are buying an upper suite, look at the roof as well as the inside. Ask how the terrace is finished, how it drains and who is responsible for the decking above the roof membrane. In stacked townhouse complexes, membrane repairs can mean lifting decking, and the declaration decides who pays.

Hydro is in the fee, parking is not
According to condos.ca, the fee here includes common elements, heat, hydro, air conditioning, building insurance and water. Hydro in the fee is unusual for a townhouse complex and means your main monthly utility is already counted.
Parking, on the other hand, is not listed in the fee, which is the reverse of King West Village next door, where parking is included and hydro is not. Before you compare the two, work out the full monthly cost of each: the fee, plus any parking charge here, plus hydro there. Also confirm whether the suite you want comes with a parking space at all, and whether it is owned or leased.
Fees across the two active listings ranged from $642 to $726 a month. Beanfield fibre is available in the complex, which matters if you work from home.
Bulk hydro has a downside too. Every owner shares the cost of the heaviest users, and changes in energy prices go straight into the budget and from there into your fee. Look at how the utilities line has moved over the past few years.
Living on Sudbury: quiet street, busy surroundings
Sudbury Street is a short residential street just off King West. You are a few minutes from the restaurants on King and from Liberty Village, but the street itself is residential rather than a through route.
That is changing at the corner. At 1071 King Street West, at Sudbury, Hullmark with First Capital Realty and Woodbourne Capital is building a 17-storey, 298-unit residential building designed by BDP Quadrangle, on a flatiron lot shaped by the rail corridor. It was under construction in early 2025, so expect construction activity and, later, more people and retail at the end of your street.
Metrolinx also plans a King-Bathurst station on the Ontario Line east of here, and a 16-storey rental has been proposed at King and Strachan. More density and better transit usually support values over time.
What King West Townhomes costs
Condos.ca does not publish a reliable per-square-foot average for this complex. Its neighbour, King West Village, averages about $655 per square foot, which is a sensible reference point given the similar age and format, though the different fee inclusions mean you should not treat the two as identical.
There were two suites for sale and two for rent when the data was gathered. Asking prices across the two active listings ranged from about $698,000 to $849,900, with fees from $642 to $726 a month.
Keep in mind that townhouse square footage includes stairwells and more than one level, so a stacked townhouse often lives smaller than its number suggests. Compare on bedrooms, outdoor space and parking as well as price.
Two listings is a thin sample. For what suites have actually sold for over the past year, request my building sold report, which uses aggregate figures only.

Amenities at King West Townhomes
There is no gym or party room listed. What you get is private outdoor space on the upper suites, barbecues allowed and a security guard, which is the right package for owners who want a house-like home rather than a building with shared facilities.
Jatin’s honest take on King West Townhomes
Who this building suits
Buyers who want a townhouse with their own entrance in King West at a lower price than a freehold house. The upper suites suit people who will use a rooftop terrace. The main-floor suites suit people who do not want stairs. The hydro-included fee suits anyone who wants predictable monthly costs, and the complex works well for owners without a car.
What I’d want you to check
This complex is 26 years old. In a stacked townhouse community the large costs are roofs and terrace membranes, windows and doors, exterior brick and caulking, and any shared underground structure. Read the reserve fund study for when those are scheduled and whether the fund can cover them, and read recent board minutes for any discussion of a special assessment. Confirm parking, since it is not in the fee, and look at how the utilities line in the budget has moved, since bulk hydro passes energy price changes to every owner.
The value question
With hydro, heat and air conditioning in the fee, the monthly cost here is easier to predict than at most King West condos. If you do not need parking, that is a clear advantage. If you do, add the cost of a space and compare again with King West Village next door. Provided the reserve fund is sound, I think it offers fair value for a townhouse this close to King West.
