Do mostly owners or renters live here?

Leases 89%Sales 11%

Renter-heavy building. Of 9 deals here in the last 24 months, 8 were leases and 1 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Market Galleria?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Market Galleria

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Market Galleria is the building most people walk past without realising anyone lives there. From Front Street you see restaurants; above them are 54 suites, a short walk from the St. Lawrence Market. It is small, it is 1987 construction, and it is inside a heritage conservation district, and all three of those facts matter more than the finishes when you buy here. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Market Galleria is an 8-storey, 54-suite condominium at 71 Front Street East, near Church Street in the St. Lawrence neighbourhood of downtown Toronto. It was developed by RPA Holdings and designed by Moriyama and Teshima Architects, and it was completed in 1987. The condominium corporation is MTCC-731, registered 18 March 1987, and property management is listed as Crossbridge Condominium Services. Maintenance fees include common elements, building insurance, water and parking. Suites run from about 488 to 1,447 square feet.

A residence hidden above Front Street

From the sidewalk, Market Galleria reads as a row of restaurants and storefronts. The residential floors sit above the retail, which is why the building is often mistaken for a commercial one. For residents, that means street life at the door and very little sense of living in a condo tower.

The architects were Moriyama and Teshima, one of Canada’s best-known firms. The Architectural Conservancy Ontario lists the building as completed in 1987 and notes it was marketed in the mid-1980s and sold out twice, which tells you demand for this address was strong from the start.

The building sits within the St. Lawrence Neighbourhood Heritage Conservation District, designated under Part V of the Ontario Heritage Act. Owners should expect that exterior changes, such as windows, signage or facade work, may need heritage approval, which can add time and cost to future repairs.

Small building, modest suites

With 54 suites across 8 storeys, this is one of the smaller condominium corporations in the St. Lawrence area. Suites run from about 488 square feet to about 1,447, which covers studios, one-bedrooms and two-bedrooms built to 1980s standards: separate rooms, more modest ceilings than a loft and generally more enclosed kitchens.

Many suites here will have been renovated at least once since 1987, and quality varies. When you view, ask what was changed, whether permits were pulled for electrical and plumbing work, and whether the corporation approved any changes to flooring, since hard flooring over older concrete can raise noise complaints from below.

Small buildings come with a social trade-off. You will know your neighbours and the board is close at hand, but one difficult neighbour or one costly repair affects everyone more directly than it would in a 400-suite tower.

Ask also about the windows. In a building of this age, original or second-generation windows can be the biggest single factor in comfort, drafts and noise from the street, and in a heritage district their replacement is a larger project. Knowing when they were last done, and what the plan is, tells you a lot about your next ten years here.

What the fee covers, and what it doesn’t

The fee includes common elements, building insurance, water and parking. Heat, air conditioning and hydro are not listed as included, so in practice you will be paying for heating and cooling yourself as well as electricity. Confirm how the suite is heated and cooled and ask the seller for a year of utility bills.

Parking in the fee is a real plus at this address, where parking is scarce and expensive. Confirm that a space is actually deeded or assigned to the suite you are buying, because the fee inclusion only helps if a space comes with it.

Living beside the market

This is about as close as you can live to the St. Lawrence Market. Fresh food, bakeries and butchers are a few minutes’ walk, and the Saturday farmers’ market is on your doorstep. Berczy Park, the Front Street theatres and King Street East restaurants are all close by.

The other side of that is activity. Restaurants at street level mean deliveries, garbage pickup and evening crowds, and market days bring visitors to Front Street. Suites facing the back or on upper floors will be quieter. The automatic panel on this page covers transit, schools and walkability.

Driving here is the hard part, which is why the parking inclusion matters. Front Street is busy, curb space is limited and visitors will struggle to park, so ask how the garage entrance works and whether there is any visitor arrangement. If you don’t drive, a deeded space is still worth something at resale, because the next buyer may.

Pricing in a building that rarely lists

Market Galleria averages about $752 per square foot on condos.ca. That is close to Market Square across Front Street at about $742, a larger building from 1983, and well below the newer buildings nearby, such as St. Lawrence Market Lofts at about $999 and The Berczy at about $1,147.

Part of that discount is age and the lack of bundled heating and cooling; part is the suite format. When you compare carrying costs with Market Square, remember that fee inclusions differ between the two buildings, so line up the total monthly cost rather than the headline fee.

At the time of writing there were no suites listed for sale or rent. In a 54-suite building that is normal, and it means comparable sales are few. I price suites here using the building’s own history together with similar-age buildings on Front Street and The Esplanade. For aggregate sold figures, see my building sold report.

Amenities at Market Galleria

GymSaunaParty roomMeeting roomParking garageSecurity system

The amenities are modest and practical: a gym, a sauna, party and meeting rooms, a security system and a parking garage. No concierge is listed, which keeps the fee down; for a building this size, that is a sensible trade, but it does mean no one at the desk to take packages.

Jatin’s honest take on Market Galleria

Who this building suits

Buyers who want to live beside the St. Lawrence Market in a small, quiet building and who value location and parking over amenities and new finishes. It suits downsizers, food lovers and anyone who wants a low-key home a few minutes’ walk from the financial district.

What I’d want you to check

This is a building from 1987, nearly 40 years old, and in a 54-suite corporation major repairs are shared by few owners. Read the reserve fund study for windows, roofing, the garage, elevators, plumbing risers and the building envelope, and look in the documents for any planned special assessments rather than assuming. The heritage district may add approvals and cost to exterior work. Ask how heating and cooling are delivered to each suite and what they cost. Check the rules on pets and leasing in the declaration. For anything else, check the status certificate and board minutes.

The value question

At about $752 per square foot, this is one of the more affordable ways into the St. Lawrence Market blocks, with parking included. I think it is fair value for an owner-occupier who is comfortable with an older building and has read the reserve fund study. Investors should weigh thin resale volume and a small corporation’s repair exposure before buying. For a buyer who plans to stay ten years or more, the market at the door is worth more than any amenity a newer building could offer.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
