Renter-heavy building. Of 301 deals here in the last 24 months, 297 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Pinnacle Toronto East?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Pinnacle Toronto East

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Pinnacle Toronto East is what a brand-new Scarborough condo looks like in 2026: two 30-storey towers on Sheppard just west of Warden, a brick-toned podium, and a lot of nearly identical one-bedroom-plus-dens hitting the resale and rental market at the same time. That last part is the whole story for a buyer. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Pinnacle Toronto East is a high-rise condominium at 3260 and 3270 Sheppard Avenue East in the Tam O’Shanter-Sullivan neighbourhood of Scarborough, Toronto, on the north side of Sheppard just west of Warden Avenue. It was developed by Pinnacle International and designed by IBI Group (now part of Arcadis). The two towers are 30 storeys, set on a four-storey podium, with a mid-rise and townhouse blocks on the north side of the 3.5-acre site. Listing data shows about 796 suites, and construction wrapped up with occupancy targeted for September 2025. I could not confirm a condominium corporation number or a list of what the fees include; get both from the status certificate.

A site with a long back story, finished in 2025

This 3.5-acre parcel on Sheppard was first approved back in 2008 as Harmony Village Sheppard, a 55-plus community aimed at empty nesters. That project never got built. Pinnacle International bought the site and filed a new site plan in 2019, keeping the same architect, IBI Group, which has since become part of Arcadis.

The plan Pinnacle filed was deliberately broader than the old seniors concept. Instead of one age group, the amenities and unit mix were pitched at families, young buyers and downsizers together. Both towers and the mid-rise had topped off by early 2025, the townhouses were structurally complete, and the developer was targeting occupancy for September 2025.

Why this matters to you: there is no resale history here worth the name. Every number you see today comes from the first wave of owners and investors closing at roughly the same time, which is a very different situation from buying into a building that has traded for twenty years.

Two towers, a red-brick podium and a courtyard

The two towers are point towers of about 99 metres, stepping back near the top to a cross-shaped crown. They sit on an O-shaped, four-storey podium wrapped in red brick-pattern precast with light blue aluminum frames and spandrels, built around a small central courtyard. It reads as warmer and more residential than the all-glass towers going up elsewhere on Sheppard.

Phase one, the two towers, was planned at 629 suites. A mid-rise of roughly 11 storeys rises off the north end of the podium, and three blocks of three-storey townhouses line the north edge of the site. Sources disagree on the total count: the 2019 application described 835 units across the towers and mid-rise, a 2025 construction report put the whole project at 788, and current listing data shows about 796. Ask which numbering your unit falls under and which corporation it belongs to.

At grade there is roughly 687 square metres of retail facing Sheppard, split into several storefronts. Once those are leased, that is your coffee and convenience on the ground floor.

Layouts: lots of one-bedroom-plus-dens

The phase-one mix was filed as 52% one-bedroom, 43% two-bedroom and 5% three-bedroom. In practice, the suites that come to market are mostly one-bedroom-plus-den plans, with listed sizes running from about 505 to 895 square feet. Three-bedroom suites are scarce here, so a family needing three real bedrooms should look at the townhouse component or another building.

With so many similar layouts closing at once, the details decide value: which tower, which floor, which exposure, and whether you face Sheppard or the quieter courtyard and townhouse side. Two suites with the same floor plan can live very differently. Walk the actual unit before you trust a floor plan, and ask for the floor-plate drawing so you know what sits next to and below you.

Ask about the den. In many new one-plus-dens the den is an open nook off the living room, not a room with a door. If you need a true home office or a nursery, measure it.

Living at Sheppard and Warden day to day

The building sits on the north side of Sheppard Avenue East just west of Warden, in a part of Scarborough made up mostly of established houses, low-rise plazas and older apartment towers. It is a car-friendly corner: Highway 401 and the Don Valley Parkway are a short drive, and Fairview Mall is a quick trip west along Sheppard. Most errands here start with the car or the bus.

Transit is buses on Sheppard and Warden for now. The proposed Sheppard Line 4 extension could change that if it gets built, but I would not pay a premium today for a subway that has no firm timeline. The transit panel on this page shows the current stops.

This is a quieter, more suburban daily life than the condo clusters at Yonge and Sheppard or Consumers Road. Buyers who like that trade-off do well here. Buyers expecting a walkable urban strip will be disappointed.

What new-build pricing looks like here

Four suites were listed for sale at the time I reviewed this building, asking between $439,000 and $622,500. Monthly fees across those same listings ran from $478 to $681, which works out to about $0.76 per square foot. That is normal for a new Toronto tower in its first years.

Be careful with that fee number. First-year budgets in new buildings are often set low, and they tend to rise once the corporation has real operating costs and a proper reserve fund study. Ask for the current budget and any notice of a planned increase.

Nine suites were listed for lease against four for sale when I checked, which tells you investors own a big share of this building. That keeps rental supply high and can soften both rents and resale prices while the first wave of closings settles. Patient buyers can negotiate; sellers who must sell quickly may not like the comparables. For a building-level view of what has actually traded, use my building sold report.

Amenities at Pinnacle Toronto East

GymOutdoor swimming pool (planned)Yoga room (planned)Sports lounge (planned)Kids’ play area (planned)Central courtyard

Listing data confirms a gym, and the 2019 plan added an outdoor pool, a yoga room, a sports lounge and a kids’ play area aimed at a multi-generational crowd. Confirm on a tour what was actually delivered, and whether an outdoor pool fits your idea of value against the fee it will carry.

Jatin’s honest take on Pinnacle Toronto East

Who this building suits

First-time buyers who want a brand-new suite in Scarborough at a price well below the newer towers closer to Yonge, and families or downsizers who want a newer building with a courtyard and kids’ amenities rather than an older slab tower. It also suits investors who accept that they are competing with many identical units for tenants.

What I’d want you to check

This is a 2025 building, so check new-build items, not aging ones. Confirm the corporation has registered and get its number, read the first-year budget and the first reserve fund study, and ask whether the turnover from the developer has happened. Check how many deficiencies are still open in common areas, how much of your Tarion warranty is left, whether parking and a locker come with the unit, and how many suites are leased versus owner-occupied.

The value question

The asking range sits in the mid-$400,000s to low-$600,000s for new suites, which is fair for this corner of Scarborough if you plan to stay five years or more. I would not buy here as a short flip; with this much similar inventory, the next couple of years are about supply working through the market. Buy the best floor and exposure you can afford, negotiate hard, and let the building mature around you.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
