Living here
Renters, Airbnb and elevators at Minto Westside
Do mostly owners or renters live here?
Renter-heavy building. Of 176 deals here in the last 24 months, 159 were leases and 17 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Minto Westside?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Minto Westside
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Minto Westside at 576 Front Street West does not look like a typical downtown condo, and that is the point. Instead of one tall tower, Minto and Wallman Architects built a low, wide complex around a central courtyard at Front and Bathurst, with a rooftop pool on the 9th floor. The question for buyers is whether the compact suites inside match the size of the amenities outside. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Minto Westside is a high-rise condominium complex at Front Street West and Bathurst Street in the City of Toronto’s Wellington Place neighbourhood, with addresses including 576 Front St W and 27 Bathurst St. It was developed by Minto Communities, designed by Wallman Architects with interiors by Burdifilek and landscape by Ferris + Associates, and was completed in 2020. Condos.ca lists 576 Front St W at 20 storeys and 660 suites; Minto’s project page reports 690 units, and UrbanToronto lists the full complex at about 1,200 units with sections of 18 and 20 storeys. The condominium corporation number and fee inclusions were not published in my sources.
Minto Westside at a glance
A campus, not a tower
When Minto launched Westside in 2014, blogTO noted that the design avoided the usual point tower in favour of a campus-style layout on a very large site. The buildings wrap a central courtyard of about an acre, and some lower suites open onto the street with small terrace-style spaces.
The result is a building that feels more like a mid-rise neighbourhood block than a downtown highrise. Heights top out at about 20 storeys, so even upper suites look across Front Street and the rail corridor rather than down on the city from high above.
The design was recognized early. Minto lists the project as the 2016 OHBA Project of the Year and the winner of Best High Rise Building Design at the 2017 BILD Awards.
The courtyard and the 9th-floor pool
Amenities sit in two places. The Westside Club on the 2nd floor includes the landscaped W Courtyard with an outdoor fireplace, lounge seating, a bar and seating beside a water feature, plus a second courtyard on the east side and the Movement Haus gym with TechnoGym equipment and functional training areas. At launch the gym was described as about 8,000 square feet.
Up on the 9th-floor rooftop is The Plunge Social: an indoor and outdoor pool with a bar, a skyline lounge and poolside seating. For a building of this height that is a generous package, and it is the main reason buyers choose Westside over a plain tower nearby.
Spreading amenities across a large footprint also changes how the building feels. Instead of one crowded amenity floor, residents have two courtyards, a gym and a rooftop to spread out across. The flip side is more outdoor area for the corporation to clean, heat, light, landscape and eventually repair, which shows up in the budget over time.

Small suites and separate meters
Condos.ca records suite sizes here from about 320 to 989 square feet. That tells you most of the stock is studios, one-bedrooms and compact two-bedrooms. If you need a true family-size layout, this is probably not your building.
Minto’s project page says each suite has its own meters for water and electricity, along with ENERGY STAR appliances and a heat recovery ventilator for fresh, filtered air. Separate meters mean your monthly cost is fee plus your own usage, so ask the seller for recent utility bills, not just the maintenance figure.
With suites this compact, the floor plan matters more than the square footage. Look for a usable living area that is not just a corridor beside the kitchen, a bedroom with a real window rather than a sliding-door den, and storage you can actually use. Two suites with the same size on paper can live very differently.
Minto also marketed the building as a LEED Canada Silver candidate, with a rainwater harvesting cistern, a green roof, water-efficient fixtures and rough-ins for future EV charging. Whether certification was achieved was not confirmed in my sources, so ask the property manager.
Front and Bathurst in daily life
In plain terms, this is the corner of Front Street West and Bathurst Street, between the King West office and restaurant strip to the north and the rail corridor to the south. When it launched, blogTO described Westside and The Well as the two projects that would remake western Front Street, and The Well has since become a major neighbour.
That change cuts both ways. You get more shops, offices and restaurants within walking distance, and you also get more people and more activity on the street than this stretch of Front saw a decade ago. Transit, grocery and park details are in the data panel on this page.
Reading the price and the fee
Condos.ca did not publish a building average per square foot for this address in the data I worked from, and only one suite was listed for sale, so I am not going to quote an asking range. One listing is not a market. Use the sold and leased medians in the automatic panel instead, and ask me for the recent comparables if you are serious about a suite here.
Small suites carry a high price per square foot almost everywhere downtown, and a building where no recorded suite reaches 1,000 square feet will look expensive on that measure. Compare like with like: a studio here against studios in other 2019 to 2021 King West buildings, not against a two-bedroom down the street.
Fee inclusions were not listed in my sources. Because suites have their own water and electricity meters, do not assume utilities are in the fee. Confirm exactly what is covered on the status certificate, and check whether parking and a locker come with the suite or are separate.

Amenities at Minto Westside
The courtyard is the part you will use every day, as a calm outdoor space in the middle of a busy downtown block. The rooftop pool and bar make this a social building, which suits younger owners and renters but means busier amenity spaces in summer.
Jatin’s honest take on Minto Westside
Who this building suits
Westside suits first-time buyers and young professionals who work in King West or the core and want a newer building with real outdoor amenity space. It also suits investors who want compact suites near offices, as long as they check the building’s rules on leasing first.
What I’d want you to check
Confirm the corporation number, fee inclusions and suite count on the status certificate, because my sources disagree on how the complex is counted and may treat the buildings as separate corporations or as one. Read the reserve fund study with attention to the rooftop pool, the courtyard landscaping and any water features, since rooftop and podium-level outdoor amenities are expensive to maintain and eventually rebuild. Check board minutes for how the 2020 warranty period was handled and whether any deficiency claims are still open.
The value question
You are paying for a well-designed, award-winning complex in one of downtown’s fastest-changing pockets, and you are giving up interior space to get it. If the courtyard and pool fit your life, that trade can make sense. If you mainly need more square footage, look at older buildings nearby where the same budget buys a bigger suite. If you want me to run the numbers on a specific suite, book a call.
