Can you Airbnb a unit at Radio City?

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Radio City

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Radio City is one of the few downtown condos from the early 2000s that architects still talk about. Context built two slim glass towers and a row of townhouses on the old CBC radio lands between Mutual and Jarvis, sharing the block with the National Ballet School, and the design won attention almost as soon as it was finished. Twenty years on, it is a mature, well-located complex that I think is easy to underrate. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Radio City is a condominium complex at 281–291 Mutual Street, between Carlton and Wellesley in the Church-Wellesley area of downtown Toronto. It has two towers, reported as 25 and 30 storeys, plus three-storey townhouses. It was developed by Context Development and designed by architectsAlliance, and was completed in 2005. condos.ca lists 416 suites and TSCC-1698, registered 26 August 2005; another source lists the corporations as TSCC-1669 and TSCC-1681. Maintenance fees include common elements, heat, air conditioning, building insurance, parking and water. Suites run from about 417 to 2,707 square feet.

Built on the CBC’s old radio lands

The name is not marketing fluff. The block between Mutual and Jarvis was owned by the CBC, and its tall radio tower stood here until the early 1990s, when broadcasting moved out of the core. An Urban Land Institute case study on the project records that the tower was about 152 metres high.

Context Development bought the site in 2000 and made an unusual deal: it sold half the land to Canada’s National Ballet School for one dollar, in return for extra height and density on its own half. The ballet school took the Jarvis Street side, and Radio City took Mutual. Two older buildings on the site were kept, one of them now used by the school.

The two projects were planned together. According to the ULI case study, they shared a contractor, a garage entrance ramp and a similar palette of materials, and the brick-paved courtyard along Sirman Lane is shared with ballet students. That is a rare thing in a downtown condo: a quiet, landscaped space that feels like part of a campus.

Slim towers set on a diagonal

architectsAlliance designed the towers, the same firm behind 22 Wellesley a few blocks west. The floor plates are slender, around 7,000 square feet each, and the towers are placed on a diagonal to one another so they do not stare straight into each other’s windows. Steel, glass and concrete, floor-to-ceiling windows and exposed concrete finishes give the suites a soft-loft feel.

The design was recognized at the time. ACO Toronto’s building record notes that Radio City was named in a National Post top-ten residential buildings feature and in a Globe and Mail tall-buildings rating in 2006, and it received an award covered by the Toronto Star in 2008.

Height figures vary by source. The ULI case study and one listing summary describe towers of 25 and 30 storeys, with 285 Mutual as the shorter north tower and 281 as the taller south tower. condos.ca shows 28 floors for its combined record. If height matters to your view, confirm which tower and floor the suite is on.

Suites, townhouses and the numbers that do not match

The mix is mostly studios, one-bedrooms and two-bedrooms. The ULI case study gives the original program as 396 tower suites, including 41 studios, 158 one-bedrooms, 62 one-plus-dens, 122 two-bedrooms and 13 two-plus-dens, plus 15 three-storey townhouses of about 1,600 square feet in pale yellow brick, each with its own basement parking space.

That adds up to 411 homes; condos.ca lists 416, likely reflecting later combinations or how the record groups the buildings. The corporation numbers also differ: condos.ca shows TSCC-1698, while another source lists TSCC-1669 and TSCC-1681. With two towers, there may be more than one corporation, so confirm which one your suite belongs to and get that corporation’s status certificate.

The townhouses are the hidden gem. A three-bedroom, three-storey home with direct access to the courtyard and use of the tower amenities is hard to find this close to Yonge, and they rarely come up.

The Mutual Street side of the Village

Mutual Street is a quiet side street between Church and Jarvis, a block east of the Church-Wellesley Village. You get the restaurants and shops of Church Street within a couple of minutes and the side-street calm of a residential block when you come home.

The ballet school next door also shapes the block, with students and families coming and going during the school year. Transit, schools and walkability are covered in the automatic panel on this page.

Parking here runs through a shared underground garage of about 269 spaces, according to the ULI case study, with a ramp shared with the school’s garage. Expect some traffic at drop-off times during the school year, and ask the manager how access and security for the shared ramp are handled.

Price per square foot and what the fee covers

condos.ca puts the building average at about $885 per square foot. That is above 85 Bloor at about $849 and 22 Wellesley at about $834, and well above The Star of Downtown on east Wellesley at about $697. For a 2005 building, that premium reflects the design, the courtyard setting and steady demand for the address.

The fee inclusions are broad. condos.ca lists common elements, heat, air conditioning, building insurance, parking and water as included, so the main utility you pay yourself is hydro. When you compare fees with newer towers, add their heating, cooling and parking costs back before you decide which is cheaper.

Supply is thin for a complex of this size. At the time of writing, condos.ca showed one suite for sale and two for rent, which suggests owners hold on. Lean on the recorded sales in the data panel rather than any single asking price, and be ready to move when the layout you want appears.

ConciergeFitness roomSaunasGuest suitesMeeting roomsMedia roomParty roomOutdoor terraceLandscaped courtyardUnderground parkingBeanfield Fibre

There is no pool, but the package covers the basics well: a staffed concierge, gym and saunas, guest suites, meeting and media rooms and an outdoor terrace. The shared courtyard on Sirman Lane is the amenity that sets Radio City apart, because it gives you somewhere green and quiet to walk out into.

Jatin’s honest take on Radio City

Who this building suits

Design-minded buyers who want a well-regarded early-2000s tower a block from the Village, and professionals who want concierge service with heat, cooling and parking bundled into one fee. The townhouses suit couples or small families who want three bedrooms and a front door without leaving downtown. It is less suited to anyone who wants a resort-style amenity floor.

What I’d want you to check

First, confirm which tower and which corporation the suite is in, since the sources give different corporation numbers and tower heights. The complex is about 21 years old, so read the reserve fund study for curtain-wall and window work, balconies, the shared garage and mechanical systems, and ask how costs for the garage and courtyard are split with the ballet school. condos.ca lists pets as allowed, but read the rules before you move in with an animal. Confirm parking and locker ownership on the status certificate.

The value question

At about $885 a square foot, Radio City is not the cheapest building in this part of town, and it should not be. You are paying for architecture that has aged well, a quiet courtyard setting and broad fee inclusions. For an owner-occupier planning to stay, I think it is one of the better long-term holds in the Church-Wellesley area.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
