Living here

Renters, Airbnb and elevators at Shining Star Crescent Townhomes

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Shining Star Crescent Townhomes?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Shining Star Crescent Townhomes

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Shining Star Crescent is the youngest of a small group of condominium townhouse complexes that B.G. Schickedanz Homes built in Mount Dennis between 1998 and 2002. Two things set it apart: it is self-managed, and it now sits within reach of the new Mount Dennis transit hub. One of those is a reason to look; the other is a reason to read the paperwork twice. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Shining Star Crescent Townhomes is a condominium townhouse complex at 17 and 23 Shining Star Crescent in Mount Dennis, in the former City of York, Toronto. Condos.ca lists 44 units, built in 2002 by B.G. Schickedanz Homes. The condominium corporation is TSCC-1464, registered on 19 September 2002, and it is listed as self-managed. Homes are listed at about 1,700 square feet. The maintenance fee covers common elements, building insurance and water.

The youngest of the Schickedanz complexes in this pocket

B.G. Schickedanz Homes built several condominium complexes on this cluster of crescents. Pioneer Townhomes registered in 1998, Courtyard Villas on Sidney Belsey Crescent in 1999, and Shining Star Crescent in 2002. If you are comparing homes in the area, you are often comparing three corporations from the same builder at different ages.

Being the newest of the three matters. A 2002 complex is a few years behind the others on roofs, windows and paving, so its big replacement cycle should come later. Do not assume it, though; confirm it in the reserve fund study.

Condos.ca lists 44 units at about 1,700 square feet. A recent listing on the crescent described a two-storey home with a built-in garage, interior access and a finished walk-out basement, but at a smaller size range, so treat square footage as something to confirm for each home rather than a building-wide number.

Self-managed: what that means for you

Condos.ca lists this corporation as self-managed. There is no property management company; the volunteer board handles contractors, collections, budgets and records itself, sometimes with a part-time bookkeeper.

Done well, self-management keeps fees low and decisions fast, and in a 44-home complex it can work. Done poorly, records go missing, reserve fund studies get skipped and maintenance waits until something breaks. The difference depends entirely on who is on the board and how long they stay.

So ask practical questions. Who keeps the corporation’s records, and how quickly did they produce the status certificate? When was the last reserve fund study, and was it done on schedule? Who do owners call when something fails at night? Clear answers are a good sign. Vague ones are your cue to slow down.

Self-management also changes how you get answers as a buyer. There is no manager’s office to call with questions, so your lawyer’s status certificate review carries more weight than usual. Ask your lawyer to look specifically at the insurance certificate, the reserve fund balance against the study’s recommendation, and any notes about current or planned work.

Living in Mount Dennis after the new transit

Mount Dennis station opened to GO Kitchener line and UP Express trains in late 2025, and Line 5 Eglinton opened in February 2026 with Mount Dennis as its western terminus. For a pocket that used to feel cut off from the subway, that is a genuine change in how the area connects to the rest of the city.

The station sits on the former Kodak lands. Kodak ran its Toronto plant here for more than 80 years before closing it in 2005, and the old employee building, Building 9, was kept as part of the new transit complex.

More change is coming. B.G. Schickedanz’s related company, BGS Homes, has a pre-construction proposal on the west side of nearby Sidney Belsey Crescent for four rental towers of 20 to 24 storeys and 1,204 units. That would bring more people and more traffic to these quiet crescents, and probably more shops over time. Check the City’s application status before you buy if construction disruption would bother you.

Day to day, these crescents are residential side streets, and most errands still mean a short drive or a bus. The panel on this page shows the transit stops, schools, shops and parks near the address, so I will leave the distances to it.

What to inspect in a 2002 townhouse here

The amenity list includes a parking garage, visitor parking, a security system and an enterphone. In a townhouse complex, a parking garage often means each home’s own built-in garage, but confirm whether there is any shared underground structure, because that would be the corporation’s largest repair item.

Inside the home, check the age of the furnace, air conditioner and water heater, and whether the water heater is rented. If the basement walks out to a yard, look at grading and drainage at the back of the house, and ask whether the yard and patio are exclusive-use common elements the corporation maintains or areas the owner looks after.

Finally, ask about alterations. After more than 20 years, many owners have finished basements, replaced windows or patio doors, or changed decks, and some of that work needs board approval under the declaration. In a self-managed complex, written approvals can be hard to find, so ask the seller for them and for any permits before you firm up.

Fees, inclusions and current listings

The fee here covers common elements, building insurance and water. Heat, hydro and parking are not listed as included, which is typical for a townhouse where the garage is part of the home. A self-managed corporation can also keep administration costs down, which is one reason fees in complexes like this can be low.

Low is only good if the reserve fund is properly funded. Read the most recent reserve fund study against the current contribution, and make sure the fee is not low because the board has been underfunding the reserve.

There were no active listings when I checked, and condos.ca had no average price per square foot for this complex. Sales here are occasional, so lean on my building sold report and on recent sales in Pioneer Townhomes and nearby freehold homes to set a price.

This is a practical list, not a lifestyle package: parking, visitor spaces, a security system and an enterphone. That keeps the fee focused on the buildings and the site, which is what you want in a complex run by its own owners.

Jatin’s honest take on Shining Star Crescent Townhomes

Who this building suits

Shining Star Crescent suits families and first-time buyers who want a townhouse with a garage in Toronto at a lower price than most of the city, and who will use the GO, UP Express or Line 5 at Mount Dennis. It also suits owners who like being in a small community and might serve on the board themselves.

What I’d want you to check

Because it is self-managed, check governance first: who holds the records, how current the reserve fund study is, and how the board handles repairs. Then confirm the size and layout of the specific home, the garage arrangement, and who maintains the yard and patio. Keep an eye on the BGS Homes rental tower proposal on Sidney Belsey Crescent.

The value question

On value, being the newest Schickedanz complex in the pocket is an advantage if the corporation has been well run. If the records are in order and the reserve fund is healthy, I think the transit change makes this a more interesting buy than it was five years ago. Book a call and we can go through the status certificate together.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
