Reina Condos at 689 The Queensway is the most interesting building on this corridor, and not for the usual reasons. It is Canada’s first condominium conceived, designed and developed entirely by women — and that shows up in decisions no ordinary building makes: stroller parking on every floor, a soundproofed room for music lessons, connected in-law suites for multigenerational families, and a yoga studio with a sightline into the kids’ playroom. Most condo amenity lists are written to sell suites. Reina’s reads like it was written by people who have actually carried a stroller, a toddler and a bag of groceries through a lobby at the same time.
- Stroller parking on every floor — so you’re not wrestling one into an elevator or leaving it in a hallway.
- The Sound(less) room — soundproofed for music lessons and karaoke, so a kid learning trumpet doesn’t generate a noise complaint.
- A yoga studio with a sightline into the kids’ playroom — you can exercise and still see your child.
- Two connected ground-floor in-law suite pairs with shared living space, for multigenerational families.
- A 24-hour snack shack and a pet wash.
None of these are expensive features. They are the result of asking a different question at the design stage. Whether that premise appeals to you is personal — but it is a real differentiator, and it will matter to the next buyer too.
The fee structure is genuinely competitive
At roughly $0.59 to $0.62 per square foot, Reina sits at the low end of this corridor — and the fee includes bulk high-speed internet and water, with hydro sub-metered separately.
Bulk internet is worth more than people account for. Negotiated across 200 units it typically costs a fraction of an individual retail plan, so a fee that looks similar to a neighbouring building is effectively $50 to $80 a month cheaper once you stop paying your own internet bill.
Parking runs about $40 a month and a locker about $10. Worth knowing: at purchase, parking was only available to two-bedroom-and-larger buyers and lockers to three-bedroom-and-larger — so if you’re buying a one-bedroom on resale and you need parking, confirm the unit actually comes with it.
Pricing — and the same developer gap
As at August 2026, resale asking prices ran from about $438,000 for a 1+den to $1,199,000 for a three-bedroom, with two-bedrooms around $599,900 to $689,000. Trailing twelve-month sold data shows only 3 units sold at an average of about $759 per square foot, transacting at full asking.
Meanwhile developer inventory as at November 2025 was listed from $549,000 to $1,469,000 at about $1,006 per square foot.
One caveat in the building’s favour: three sales is a very small sample, and units sold at 100% of asking, which is a sign of genuine demand rather than distress. Rentals in August 2026 averaged about $2,392 per month across six active listings.
Location
Routes 80 Queensway and 76 Royal York South stop at “The Queensway at Wesley St,” steps from the door. Royal York Station is about a 7-minute drive and not realistically walkable. Gardiner access via Islington is roughly 4 minutes, and Mimico GO is close by. Walk Score is 85 — the highest of the buildings in this immediate cluster — helped by roughly 5,400 sq ft of retail at grade.

Who this building suits
Families, straightforwardly. The unit mix is deliberately weighted to two and three bedrooms, the amenities are built around children, and the in-law suite pairs suit multigenerational households — a real need in this part of Etobicoke that almost no new building addresses. It also suits anyone who wants low fees with internet bundled in.
What I’d want you to check
Confirm parking comes with the specific unit, because of the original purchase restrictions. Property management was not verifiable in public sources — ask who runs the building and how it has gone since registration in December 2025. And treat the $759 per square foot resale figure with appropriate caution: three sales is not a market, it is three data points, so the true range may be wider in both directions.
The value question
Resale in the mid-$700s per square foot for a nine-storey building with this amenity depth, these fees and bulk internet included is, in my view, one of the better propositions on The Queensway right now. The family-focused design is also a genuine moat — buildings that solve a specific problem for a specific buyer tend to hold value better than generic investor stock when the market softens. At developer pricing near $1,006 per square foot I would want a much longer conversation first.
