Can you Airbnb a unit at Theory Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Theory Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Theory Condos is the building I talk about with buyers who want to be across the street from the University of Toronto and do not need much more than that. It is a 30-storey glass tower at College and Beverley, finished around 2020 to 2021, and most of its 243 suites are one-bedrooms. That focus makes it easy to understand and easy to compare, which is not a bad thing. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Theory Condos is a 30-storey, 243-suite condominium at 203 College Street, Toronto, at the southeast corner of College and Beverley streets, listed by condos.ca in Kensington-Chinatown and grouped here with Queen West, Trinity-Bellwoods, Kensington and Little Italy. It was developed by Parallax Investment Corporation and designed by IBI Group. Condos.ca records it as built in 2021; the condominium corporation is TSCC-2856, registered on 16 June 2021, and Forest Hill Kipling is listed as manager. Fees include common elements, building insurance and water.

A tower that is really about its corner

The site is what defines Theory. It sits at the southeast corner of College and Beverley, directly across College from the University of Toronto’s downtown campus. It replaced an older mixed-use office and retail building, and it kept that mix, with shops at grade and offices above.

Construction started in early 2018, and the tower reached its full height of about 102 metres in mid-2020. The corporation registered in June 2021. UrbanToronto lists the project as complete in 2020, so you will see both years used.

The six-storey podium is unusual for a condo. Site plan documents put about 324 square metres of retail at grade and close to 1,700 square metres of office space on the third and fourth floors. That means the lower levels of the building are shared with workers during the day, and the residential lobby and amenities are organised around that.

Glass, grey bays and a one-bedroom building

IBI Group, working from the earlier Page + Steele design, finished the tower in clear glass window wall broken up by bays of dark grey tinted glass, with charcoal spandrel panels and mullions. The protruding window sections shown in early renderings were replaced by changes in glass tone, so the finished building reads flatter than the marketing images.

The suite mix is the most important fact for a buyer. At the site plan stage the building was planned with 159 one-bedrooms, 56 two-bedrooms and 28 suites of three or more bedrooms, after the total was cut from 309 units down to 243. Roughly two out of three suites are one-bedrooms.

That mix suits the location, and it means one-bedroom resales will always have plenty of competition inside the same building. The larger suites are the scarcer product. If you want a two- or three-bedroom near the campus, Theory is one of the few new towers with a meaningful number of them.

Amenities on two levels

Site plan documents describe two indoor amenity areas: about 466 square metres on the second level, and another 397 square metres on the seventh level that opens onto an outdoor terrace of similar size, set on a stepback on the east side.

Condos.ca lists a concierge, gym, media room, meeting room, party room, bike storage, visitor parking and permission for barbecues. For a building of 243 suites that is a full package, and the meeting room and media room get more use than you might expect in a building full of students, staff and people who work from home.

Living above offices and shops

Mixed-use buildings work differently from purely residential ones. The office floors and the retail unit are usually set up as separate parts of the building with their own share of costs, but they still rely on shared structure, mechanical systems and, in some cases, shared loading and garbage areas.

For an owner, that has two sides. Commercial space can help carry part of the building’s costs, and offices are quiet in the evenings and on weekends, which is when most residents are home. On the other hand, the way costs are split between residential and commercial owners is set in the declaration and the shared facilities agreements, and it is worth reading those documents rather than assuming.

Ask the property manager how deliveries, moving bookings and elevator use are separated between residents and office tenants. In a well-run mixed-use building you barely notice the offices. In a poorly organised one, the lobby can feel like a workplace.

College and Beverley, day to day

Step outside and you are at the edge of the campus, a few minutes from Queen’s Park to the east and Kensington Market and Chinatown to the west and south. Baldwin Village, with its small restaurants, is just south of the building.

For people who work or study at the university or the hospitals along University Avenue, the location removes the commute almost entirely. That is the single biggest reason this building holds its appeal, and it is a reason that will not change.

College Street here is a major road and busy at most hours, and suites on the lower floors facing College will hear it. Higher floors facing north look over the campus, while south-facing suites look toward downtown. Transit, schools and parks are shown in the data panel.

What Theory costs per square foot

Condos.ca puts the building average at about $1,092 per square foot. For a tower of this age directly across from the campus, that is a reasonable figure rather than a bargain. In a building dominated by small suites, the per-square-foot average is pulled up by the one-bedrooms, so larger suites often trade at a lower rate per foot.

Two suites were for sale when I checked, asking roughly $700,000 to $945,000. Their maintenance fees ran from about $570 to $1,035 a month, or roughly $1.13 per square foot.

Fees cover common elements, building insurance and water. Heat and hydro are not listed as included, so ask for the suite’s utility bills, and confirm whether a parking space or locker comes with the suite, because neither is included in the fee. For the actual numbers suites have traded at, ask me for a building sold report.

Jatin’s honest take on Theory Condos

Who this building suits

University staff, graduate students with family support, medical and research workers in the area, and investors who want a newer one-bedroom in a location that will always draw demand. The larger suites suit buyers who want to stay near the campus long term without buying a house in the Annex.

What I’d want you to check

This is a young corporation, so check how the fee has moved since registration and what the first reserve fund study says. Ask how the office and retail space share costs with the residential owners under the declaration, and how the shared lobby and elevators work. Test street noise on low College-facing floors, and confirm parking and locker ownership.

The value question

At about $1,092 per square foot, Theory is fairly priced for a newer tower across from the campus. One-bedrooms face heavy competition from identical units in the same building, so buy the best floor and exposure you can. The two- and three-bedroom suites are scarcer, and that is where I see the stronger long-term value.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
