Living here

Renters, Airbnb and elevators at Thistle Down Terrace

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Thistle Down Terrace?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Thistle Down Terrace

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Thistle Down Terrace is a small townhouse condominium in one of north Etobicoke’s oldest place names, a few minutes from the Albion and Islington crossroads. With only 64 homes, it rarely has anything for sale, and when something comes up the corporation’s finances matter more than the paint colour. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Thistle Down Terrace is a 64-home townhouse condominium at 1–63 Thistle Down Boulevard, near Albion Road and Islington Avenue in the Thistletown–Beaumond Heights area of Etobicoke, Toronto. The corporation, York Condominium Corporation 262 (YCC-262), was registered on 3 June 1976. Condos.ca lists Orion Management as the property manager.

A small 1976 corporation with 64 owners

Thistle Down Terrace was registered in June 1976 as YCC-262, with 64 homes. That makes it one of the smaller townhouse corporations in north Etobicoke, and size shapes almost everything about owning here.

A small corporation means fewer people sharing the cost of each big project. A new roof cycle or a paving job is split 64 ways, not 200, so the reserve fund has to be planned carefully to avoid sharp jumps in the fee or a special assessment. It also means the board is a small group of neighbours, and how engaged they are makes a real difference.

The upside is that a small complex tends to feel like a street rather than a development. People know each other, issues get noticed quickly, and the rules are easier to keep track of. Read the minutes and you will usually see that character come through.

Fifty years of roofs, windows and lanes

At close to 50 years old, Thistle Down Terrace has been through at least one full cycle of exterior work and probably more. Roofs, windows, exterior doors, fencing, the internal roads and the drainage all have limited lives. The question is not whether they have needed work, but how well that work was funded and when it is next due.

Inside, expect homes to range from original to fully updated. I would check the electrical panel, the plumbing, the furnace and air conditioner, the windows and the basement for any sign of water. Ask the corporation which of those items are yours and which are common elements, because the declaration decides and older corporations do not all split them the same way.

Condos.ca does not list a developer, parking arrangement or any amenities, and I could not verify them elsewhere. Ask the listing agent what parking comes with the home you are looking at, whether there is visitor parking, and whether any parking is exclusive-use or simply assigned.

Management and fees

Condos.ca lists Orion Management as the manager. I would confirm that is still current and ask how long Orion has been in place. A long, stable management relationship is a good sign. A recent change is not a problem in itself, but you want to know the reason.

Condos.ca also does not list what the monthly fee covers, and I could not find a reliable source for it. In many townhouse corporations from the 1970s, owners pay their own heat and hydro and the fee covers the common elements, insurance and the reserve fund. Treat that as a question to answer, not an assumption. The status certificate and the budget are where the real answer lives.

Look at the fee in context, too. A low fee on a 50-year-old complex is not automatically good news. It can mean the corporation is efficient, or it can mean contributions to the reserve fund have been kept artificially low. The reserve fund study shows which, by setting out the expected cost of each major component and when it falls due.

Thistletown, and the Albion–Islington crossroads

Thistletown started as a postal village in 1847, laid out for John Grubb around the corner of Albion Road and Islington Avenue. It was first called St Andrew’s and later renamed for Dr. William Thistle, the local physician. Farms gave way to subdivisions after the Second World War, and by the 1970s, when this complex was built, the area had become fully suburban. Thistletown is now counted as one of the neighbourhoods of the wider Rexdale area, named after Rex Heslop, the developer who began building homes on farmland here in the mid-1950s.

Today the Albion and Islington corners are a busy, diverse shopping area with a strong mix of South Asian and Caribbean stores and services, which is useful day to day. The Humber River’s West Branch runs to the south, Rowntree Mills Park lies along the river nearby, and Etobicoke General Hospital sits just to the north.

Transit has improved. Line 6 Finch West opened in December 2025, with a stop at Rowntree Mills where the line crosses the Humber near Islington and Finch, and further stops to the west at Albion and Martin Grove. The panel on this page shows the actual walking times from Thistle Down Boulevard. Highway 427 and Highway 401 are both within a short drive.

Pricing and fees

There was nothing listed for sale or for lease here when I prepared this review, so I cannot give you a current asking range. With 64 homes, a year with only a couple of sales is entirely normal.

That thin market cuts both ways. There are fewer comparables, so a single renovated or dated home can move the median a long way. Use the panel on this page and my building sold report for the aggregate figures, then compare condition, size and basement finish rather than the headline number.

When a home does come up, ask for the current fee, the last five years of fee increases and what the fee covers. Add your own heat, hydro and insurance if they are separate, so you are comparing the true monthly cost with other townhouses and apartments nearby.

Jatin’s honest take on Thistle Down Terrace

Who this building suits

Families and first-time buyers who want a townhouse with a private entrance in north Etobicoke at a price well below a detached home, people who work around Etobicoke General Hospital or the Highway 27 and airport employment areas, and buyers who like the idea of a small complex where neighbours know each other.

What I’d want you to check

Get the status certificate, the reserve fund study and two years of minutes before you commit. For a 1976 complex, I want to know the age of the roofs and windows, what has been done to the internal roads and drainage, and what the next ten years of the reserve plan look like. Confirm what parking comes with the home, who manages the complex today and what the fee includes.

The value question

In a small, older corporation, the value is in the finances. A well-funded reserve and a board that has kept up with repairs make a townhouse like this one of the better-value family homes in the area. A thin reserve with big projects coming up can wipe that value out quickly, so let the documents, not the listing photos, make the decision.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
