Do mostly owners or renters live here?

Leases 15%Sales 85%

Mostly owner-occupied. Of 20 deals here in the last 24 months, 3 were leases and 17 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Winston House?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Winston House

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Winston House is where I bring families who have outgrown a two-bedroom and are not ready for a house. The suites here start where most new condos stop, at well over 1,100 square feet, and the building still has the indoor pool and tennis court that 1970s developers built and today’s developers skip. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Winston House is a 24-storey, 349-suite high-rise condominium at 75 Emmett Avenue in Mount Dennis, in the former City of York in northwest Toronto. It was built in 1976 by FNB Investments and registered on 28 April 1976 as York Condominium Corporation No. 255 (YCC-255). Property management is listed as AA Property Management. Suites run roughly 1,170 to 1,456 sq ft. Maintenance fees include heat, air conditioning, water, cable TV, building insurance and common elements.

House-sized suites, and amenities new buildings skip

Condos.ca lists suites at The Winston House from roughly 1,170 to 1,456 sq ft. For context, a new three-bedroom condo in the west end often lands around 1,000 sq ft, and many new two-bedrooms are under 750. Here even the smallest plans are bigger than that.

The floor plans skew toward three bedrooms plus a den, which tells you what the building was designed for: households with children, multi-generational families, or anyone who wants a real office and a guest room. Plans of this era typically come with full dining rooms, a separate laundry or storage room and generous closets.

Finishes vary from original to fully renovated. At this size, a kitchen and flooring renovation is a meaningful project, so price that into any suite that has not been updated.

The Winston House lists an indoor pool, a sauna, a tennis court, concierge service and a security guard. An indoor pool and a tennis court on site are rare in any Toronto condo built in the last 20 years, mostly because they are expensive to run and maintain.

That is the honest trade-off. You get facilities that would cost a family a club membership elsewhere, but the corporation carries the cost of keeping them working, and 50-year-old pools need capital work. Ask when the pool was last renovated and what the reserve fund study plans for it.

Fees: what is in, and what is missing

Current listings show fees of roughly $1,085 to $1,095 a month. Spread across 1,170 to 1,456 sq ft, that is somewhere around $0.75 to $0.93 per square foot, which is reasonable for a large suite where heat, air conditioning, water and cable are included.

Note what is not in the listed inclusions: parking and hydro. Next door at Emmett House, parking is listed as part of the fee; here it is not. Ask whether the suite you are looking at comes with a space, whether it is owned or assigned, and what any parking charge costs each month.

As with any 1970s building with central heating and cooling, an all-in utility fee is sensitive to energy costs. The reserve fund study and the budget in the status certificate will tell you how well the corporation has planned for that.

How I approach a purchase in a 1976 tower

With a building this age, I start with the paperwork before the suite. I order the status certificate early and read it alongside the most recent reserve fund study, because those two documents tell you whether the fee you see today is likely to hold.

Next is the monthly carrying cost. Your lender will count the condo fee when it calculates what you can borrow, so a fee near $1,100 reduces your mortgage room compared with a smaller suite. I run the numbers with buyers before we book showings, so nobody falls for a suite they cannot carry.

Finally, I compare suites on condition, not just price. In a 349-suite building, the gap between an original suite and a renovated one can be tens of thousands of dollars in work, and the sale price does not always reflect it. A renovated suite is often the better deal once you price the labour you avoid.

Mount Dennis, now with rapid transit

The building sits on Emmett Avenue off Jane Street, just south of Eglinton, with the Eglinton Flats parkland and the Humber valley close by. It is a quiet residential pocket of mid-century towers and houses.

The station itself is worth a look on your way in. It was built on the old Kodak Heights plant, and the restored Kodak Building 9 now serves as one of its entrances, a nice piece of the area’s industrial history put back to use.

What has changed is transit. Mount Dennis station, at Eglinton between Weston Road and Black Creek Drive, opened to GO Kitchener line and UP Express trains in November 2025, and Line 5 Eglinton began service there on 8 February 2026. Metrolinx is now building the Crosstown West Extension toward Renforth, with an elevated Jane-Eglinton station planned near the Eglinton Flats. No firm opening date is published on the project page, so I treat that one as a future bonus, not part of today’s price.

Pricing in context

Three suites were listed when I reviewed the building, with asking prices from roughly $600,000 to $630,000. Against the listed suite sizes, that works out to somewhere between the low $400s and the low $500s per square foot, depending on the plan.

That is still far below what newer condos along the Eglinton line ask per square foot. It is higher than the asking range next door at Emmett House, but you are buying more space and a deeper amenity package.

Three listings in a 349-suite building is a thin market at any moment. If the suite you want is not available, it is worth waiting and setting up an alert rather than settling for one that needs more work than you planned for.

Keep the fee in the comparison. Two suites with similar asking prices can differ by more than the fee gap suggests once parking is added, so I always ask the listing agent to confirm the parking arrangement in writing before an offer goes in.

Amenities at The Winston House

Indoor poolSaunaTennis courtConciergeSecurity guardSecurity systemUnderground parking garage

Concierge and a security guard give the lobby a staffed feel that many buildings at this price do not have. The indoor pool, sauna and tennis court make this one of the more complete recreation packages in northwest Toronto, provided they are kept in good repair.

Jatin’s honest take on The Winston House

Who this building suits

Larger families, multi-generational households and anyone who needs three bedrooms plus a den but does not want to maintain a house. It also suits downsizers who want to keep their dining room furniture, and swimmers who want a pool in the building year-round.

What I’d want you to check

Read the reserve fund study with a focus on the pool, the tennis court surface, elevators, windows and balcony doors, the garage and the central plant. Confirm parking for your suite and its cost, since parking is not listed in the fee. Review the status certificate and board minutes for any planned fee increases or levies, check how hydro is metered, and read the declaration and rules on pets and renovations before you plan any work.

The value question

Per square foot, The Winston House is one of the cheapest ways to buy a family-size home in the City of Toronto, and the new transit at Mount Dennis strengthens the long-term case. You are trading new finishes and a low fee for space and amenities. For an owner-occupier who plans to stay and who is comfortable with the building’s reserve fund, I think it is very good value.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
