Living here
Renters, Airbnb and elevators at Water Wheelway Townhomes
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Water Wheelway Townhomes?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Water Wheelway Townhomes
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Water Wheelway Townhomes is the kind of complex I suggest to buyers who want stairs, a front door and a bit of ground under them, but cannot stretch to a detached house in North York. It registered in 1975, which makes it one of the older condominium corporations in the city, and that age is both the opportunity and the risk. A well-run 50-year-old complex can be a bargain; a tired one can cost you more than the house you were trying to avoid. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Water Wheelway Townhomes is a condominium townhouse complex covering 1-81 Water Wheelway, 2-54 Rock Mossway, 1-36 Spanish Mossway and 22-50 Water Wheel Way in Hillcrest Village, North York, near Leslie Street and Steeles Avenue East. It was built in 1975 and the condominium corporation, YCC-215 (York Condominium Corporation No. 215), registered on 22 July 1975. The developer, property manager, suite count and fee inclusions are not published in the sources I could verify; confirm them in the status certificate.
Water Wheelway Townhomes at a glance
An early York Condominium Corporation
The YCC prefix tells you a lot. Corporations registered in the former Borough of North York and the rest of Metro’s northern suburbs before amalgamation carry York Condominium Corporation numbers, and number 215, registered in July 1975, puts this complex in the first generation of Ontario condominiums. Many of the townhouse complexes around Leslie and Steeles date from this same period.
That generation was built to a different playbook than today’s stacked towns. These are full townhouses on private internal walkways and lanes, laid out with the plant-themed “way” street names you see across this pocket of North York, such as Rock Mossway and Spanish Mossway. The appeal is a house-style layout at a townhouse price.
The flip side is that after roughly 50 years, the original roofs, windows, doors, private roads, drainage and site services have either already been replaced or are coming due. Which of those two situations you are buying into is the most important question about this complex, and the answer is in the reserve fund study, not the listing.
Check which complex you are actually looking at
This corporation spans four street addresses, and the spelling varies between Water Wheelway and Water Wheel Way even within the same corporation’s address list. Listing sites also show a separately named townhouse complex on overlapping street names, listed as 1-82 Water Wheelway and 1-60 Rock Mossway.
That matters because two neighbouring corporations can have very different fees, reserve funds and rules. Before you compare prices or fees, confirm that the unit is in YCC-215 by checking the status certificate and the legal description, and make sure any comparable sales you rely on come from the same corporation.

What you can and cannot learn from the outside
I could not verify the developer, the property management company, the total number of homes, what the monthly fee covers, or whether there are shared amenities such as a pool or a clubhouse. None of that is published in the sources available to me, so I am not going to guess.
In older Ontario townhouse corporations, the split of responsibility between owner and corporation varies a lot. In some, the corporation looks after roofs, windows and exterior walls; in others, the declaration makes owners responsible for some of those items. Read the declaration and the repair and maintenance sections of the status certificate so you know what you would be paying for twice: once in your fee and again out of your own pocket.
Parking is worth confirming too. Ask whether a unit’s parking is a garage, a driveway pad or an assigned space, whether it is owned or exclusive-use common element, and what the visitor parking rules are.
Insurance deserves the same attention. Ask for the corporation’s insurance certificate and its deductible, because in many older townhouse corporations the owner carries the deductible for damage that starts in their unit. Your own policy needs to be written with that number in mind, and your insurer and lender will both want to see the status certificate.
Daily life in Hillcrest Village
Hillcrest Village is the North York neighbourhood bounded by Steeles to the north, Finch to the south, Leslie to the west and Victoria Park to the east. The eastern side drops into the Don Valley, and Duncan Creek and a network of parks give the area more green space than the major arterials suggest.
This is a car-and-bus part of the city, with TTC buses on the main arterials and Markham directly across Steeles. For a lot of buyers that is the point: you get a City of Toronto address with quick access to York Region shopping and jobs. The specific transit, school, park and Walk Score details are in the data panel on this page, so I won’t repeat them here.
Pricing: what to compare it against
There were no active listings in this complex when I checked, so I have no current asking range or fee-per-square-foot figure to quote. That is normal for an older townhouse corporation: owners tend to stay for a long time, and supply comes up a few homes at a time. When a listing does appear, be ready to move, but not so fast that you skip the status certificate review; in a corporation this age, that document is where the real price is decided.
The right comparison for a home here is other 1970s condominium townhouses near Leslie and Steeles, and the cost of a semi-detached or freehold townhouse in the same area. The gap between those two is what you are being paid to accept a monthly fee and a shared reserve fund.
Do not compare the monthly fee here with a new stacked town without adjusting for what each one covers. A higher fee in a corporation that already paid for new roofs and windows can be the better deal. My building sold report will give you the aggregate sold figures for this corporation.

Jatin’s honest take on Water Wheelway Townhomes
Who this building suits
Families and move-up buyers who want townhouse living in North York at less than freehold prices, people who prefer a front door to an elevator, and buyers who want to stay put for many years and are comfortable being part of a small, long-established community.
What I’d want you to check
Start with the reserve fund study and the last few years of board minutes: what has been replaced, what is scheduled and whether the fund is on track. Confirm the unit is in YCC-215, read the declaration for the owner-versus-corporation split on roofs, windows and doors, and check parking, any rental restrictions and pet rules directly in the status certificate. Get a home inspection; a 1975 home can hide old wiring, plumbing or insulation behind a recent renovation.
The value question
Value here depends almost entirely on the corporation’s financial health and what has already been replaced. A well-funded 50-year-old townhouse complex can be one of the best ways into a house-style home in North York; an underfunded one is a special assessment waiting to happen. I would pay for a property in the first and walk away from the second, however nice the kitchen is.

Where is Water Wheelway Townhomes?

Is there parking?
Ask for each unit: whether parking is a garage, driveway or assigned space, how it is owned, and how visitor parking works. I could not verify the arrangement from public sources.
What should I look at first as a buyer?
The reserve fund study and recent board minutes. In a complex of this age, the state of the roofs, windows, private roads and site services, and how they are being funded, matters more than the finishes inside.
Who does this complex suit?
Buyers who want townhouse space in North York below freehold prices, plan to stay for years and are comfortable doing their homework on an older corporation.
Can you Airbnb a unit at Water Wheelway Townhomes?
Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax.
