Living here
Renters, Airbnb and elevators at Yorkdale Village Townhomes
Do mostly owners or renters live here?
Renter-heavy building. Of 7 deals here in the last 24 months, 5 were leases and 2 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Yorkdale Village Townhomes?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Yorkdale Village Townhomes
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Yorkdale Village Townhomes is a newer kind of product for this part of North York: 99 condominium townhomes from 2017, on Wilson Avenue just west of Dufferin, priced well below what a freehold house costs a few streets away. Plans range from studio-sized suites to homes over 1,400 square feet, so the name covers several very different purchases. Which one you are looking at decides almost everything. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Yorkdale Village Townhomes is a condominium townhouse complex at 855 to 869 Wilson Avenue and 60 Winston Park Boulevard, near Wilson Avenue and Dufferin Street in Downsview, North York, Toronto. It has 99 homes, was built in 2017 and is condominium corporation TSCC-2579, registered on 17 March 2017. Condos.ca lists Andrejs Management as the property manager and records the buildings as two floors. Homes run from about 513 to 1,422 square feet. The developer is not recorded in the data I had.
Yorkdale Village Townhomes at a glance
One complex, several very different homes
The size range is the first thing to understand. Condos.ca records homes here from about 513 to 1,422 square feet, and lists the buildings as two floors. A 513 square foot home and a 1,422 square foot home are not the same purchase, even with the same address and the same corporation.
In practice, a range like this usually means a mix of compact single-level suites and larger multi-level plans. Before you book a showing, confirm how many levels the specific home has, whether it has its own front door at grade, and whether it has a private terrace, a yard or neither. Those three details decide resale appeal more than the finishes do.
Active listings when I checked ran from one-bedroom-plus-den plans up to two-bedroom-plus-den plans, mostly between 600 and 900 square feet. That tells you most of the complex is aimed at singles, couples and small families, not buyers who need three full bedrooms.
Parking deserves its own question. Ask whether the home comes with a space, whether it is in a garage, a driveway or a surface lot, and whether it is owned, exclusive-use or simply assigned. The complex has two frontages, Wilson Avenue and Winston Park Boulevard, so also ask which side the home faces. A home facing the quieter side street is usually the easier resale.
Who built it, and why that gap matters
The developer is not recorded in the building data I had, and I could not confirm it from another source. For a 2017 complex, that is not a red flag on its own, but it means you cannot lean on a builder’s reputation.
Lean on the corporation’s paperwork instead. TSCC-2579 registered in March 2017, so the seven-year Tarion window for major structural defects closed in 2024. Ask whether the board’s performance audit found anything, whether every claim was resolved before that window closed, and whether any items are still outstanding.
Andrejs Management is listed as the manager. Ask how long they have managed the complex, and read the last two years of board minutes for recurring topics such as roof membranes, terrace drainage, garage or driveway repairs and window seals.

Wilson Avenue, Yorkdale and the Downsview lands
The complex appears to take its name from Yorkdale Shopping Centre, just south across Highway 401. Wilson Avenue is a busy east-west arterial with neighbourhood retail, and the 401 ramps are close, which is a real advantage if you commute by car and a real cost if you are sensitive to traffic noise.
The bigger story is to the north. The City of Toronto’s Downsview Secondary Plan area runs from Keele Street to Wilson Heights Boulevard, with Wilson Avenue and Highway 401 as its southern edge. Bombardier left the Downsview airport lands in 2024, and the city’s updated plan sets out a long-term vision for a complete community built around transit, jobs and parks on those lands.
That is a decades-long project, not a next-year change. For an owner here, it means construction and growth nearby for a long time, and over time more shops, services and jobs within reach. I would treat it as a long-term tailwind, not a reason to overpay today.
The panel on this page lists the subway stations, bus routes, schools and parks nearby, so I will leave the distances to it.
What a nine-year-old townhouse complex needs
At nine years old, Yorkdale Village is past its warranty period and approaching the point where the first reserve fund items come up. In a townhouse complex those usually include roofing and terrace membranes, sealants around windows and doors, paving and any shared underground parking.
Read the reserve fund study and check that its schedule matches what the minutes say the board is doing. A young complex that is already deferring work is telling you something.
Inside the home, ask about the heating and cooling system and the water heater, and whether either is rented. Rental contracts transfer to the buyer and add to your monthly cost.
Prices, fees and what the numbers say
Condos.ca puts the average at about $641 per square foot. For a 2017 building on the Downsview side of the 401, that is modest, and it reflects both the compact size of many homes and the arterial setting.
When I checked, six homes were for sale and two for rent. Five listings with published details were asking between $354,900 and $638,000, with monthly fees across those listings of about $408 to $841. Across active listings the fee works out to roughly $0.65 per square foot, which is reasonable for a newer townhouse complex.
Fee inclusions were not published in the data I had, so ask the manager or read the status certificate to see whether water, parking or anything else is covered. Then compare the all-in monthly cost with a condo apartment at a similar price, because a townhome with a separate heating bill and a lower fee is not always the cheaper home.
Use my building sold report for closed-sale aggregates, and compare the larger plans here against freehold townhouses nearby to see what the condominium structure saves you.

Jatin’s honest take on Yorkdale Village Townhomes
Who this building suits
This complex suits first-time buyers who want a newer home with a lower price per square foot than most condo apartments, and couples or small families who would rather have a townhouse front door than an elevator. It also suits commuters who use Highway 401 every day.
What I’d want you to check
Confirm the levels, outdoor space and parking for the specific home, because they vary widely here. Ask what the performance audit found and whether Tarion claims were closed before 2024. Read the reserve fund study and minutes for membranes, sealants and paving, and stand outside at rush hour to judge Wilson Avenue and 401 noise.
The value question
At around $641 per square foot for a 2017 build, the value is reasonable, and the Downsview lands give the area a long runway of change. The best value is in the larger, quieter homes set back from Wilson; the compact suites trade more like condo apartments and should be priced that way. Book a call and I will pull the recent closed sales for you.
