Living here
Renters, Airbnb and elevators at Yorkwoods Village Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Yorkwoods Village Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Yorkwoods Village Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Yorkwoods Village is one of the more affordable ways to own a three-bedroom home in Toronto: 119 condominium townhouses at 2901 Jane Street, built in 1974, south of Finch Avenue. The opening of Line 6 Finch West has changed the transit picture around it. The building’s age has not changed, and that is where I would focus. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Yorkwoods Village Townhouses is a condominium townhouse complex of 119 homes at 2901 Jane Street in the Glenfield-Jane Heights neighbourhood of North York, Toronto, near Jane Street and Finch Avenue West. It was built in 1974. The condominium corporation is YCC-123, registered on 30 January 1974, and condos.ca lists L & H Property Management as the property manager. Condos.ca does not list what the maintenance fee includes.
Yorkwoods Village Townhouses at a glance
A first-generation condo townhouse complex
YCC-123 was registered in January 1974, only a few years after Ontario introduced condominium law in the late 1960s. That makes Yorkwoods Village part of the first wave of condo townhouses in Toronto, built when North York was adding housing quickly around Jane and Finch.
The complex shares one address, 2901 Jane Street, across 119 homes. In practice each townhouse will have its own unit number within the corporation, so make sure the listing, the status certificate and your agreement of purchase and sale all refer to the same unit.
At this size, costs are spread across enough owners to be manageable, but the corporation is running buildings that are now more than 50 years old. Its track record on maintenance is the single biggest factor in what you are buying.
The good news with 119 homes is that there is usually enough history to judge. Ask for the last two or three years of budgets and the most recent reserve fund study, and compare what was planned with what was actually done. A board that delivers its plan on schedule, and explains its fee increases clearly, is worth paying for.
Three bedrooms at a townhouse price
The homes on the market here are marketed as three-bedroom townhouses. That is the core appeal: family-sized space, usually over several levels, at a price well below a freehold house in most of the city.
Condos.ca lists the complex as one storey, which is a quirk of how its database records townhouse complexes, and does not publish a size range. Measure the home, ask how many levels it has, and whether the listed area counts a finished basement.
Homes of this age vary a great deal inside. Some will have been renovated thoroughly, others very little. Ask for a list of updates with dates, and have your home inspector check windows, the electrical panel, plumbing and insulation, because those are the costs that do not show up in photos.

Parking, fees and who maintains what
Condos.ca lists a parking garage, visitor parking and barbecues permitted. Confirm whether the home you are viewing has its own garage or a space in a shared one, because a shared underground garage in a 1970s complex is a major long-term repair item for the corporation.
The two current listings showed monthly fees of about $575 to $595. Condos.ca does not say what the fee includes, so ask the manager or read the status certificate before you compare it with other complexes. Whether water, parking or exterior maintenance is covered can change the real monthly cost considerably.
Older declarations also differ on what owners maintain. Windows, doors, decks and fences can fall on either side of the line, and it decides whether a replacement is a corporation project or a cheque you write yourself.
Ask too whether the furnace, air conditioner or water heater in the home is rented. Rental contracts usually transfer to the buyer on closing, and they add a monthly cost on top of the maintenance fee that is easy to miss when you compare homes.
The neighbourhood, and Line 6 Finch West
Condos.ca places the complex in Glenfield-Jane Heights, the part of the Jane and Finch area between Finch and Sheppard. The wider area grew very fast in the 1960s and early 1970s, with a mix of detached and semi-detached houses, townhouse complexes and high-rise apartments, and a strong network of community organizations that residents built over decades.
The most important change nearby is Line 6 Finch West, the light rail line that opened on 7 December 2025. It runs along Finch Avenue with a stop at Jane and Finch, connecting west to Humber Polytechnic and east to Line 1 at Finch West station on Keele Street. The data panel on this page has the walking times.
Black Creek and its ravine parks run along the east side of the wider area, and the neighbourhood has the York Woods branch of the Toronto Public Library and several community centres.
What homes here are asking
At the time of writing, two homes were listed for sale here, asking between $545,000 and $630,000, with monthly fees of about $575 to $595. That is a useful snapshot of where sellers are pitching, not a measure of what homes actually sell for once offers come in.
Condos.ca did not publish a building price per square foot, so there is no building average to compare. Start with the recorded sales and leases in the data panel on this page, then compare with other 1970s condominium townhouses around Jane and Finch and Jane and Sheppard, adjusting for size, parking, basement finish and fee inclusions.
A spread that wide inside one complex usually reflects differences in condition, finishes, basement and layout rather than location. That is why I always look at the inside of a home here before I look at the number. My building sold report shows how recent sales in the area have landed against their asking prices.

Amenities at Yorkwoods Village Townhouses
There is no gym, pool or party room listed, so the fee is focused on the buildings, grounds and parking rather than shared facilities. For a family, the practical amenities are the extra bedrooms, the barbecue on your own patio and the parks and library nearby.
Jatin’s honest take on Yorkwoods Village Townhouses
Who this building suits
First-time buyers and young families who need three bedrooms on a tight budget, and buyers who will use Line 6 Finch West to reach Line 1 or Humber Polytechnic. It can also suit investors who understand older townhouse complexes and want a property on the new light rail corridor.
What I’d want you to check
Read the reserve fund study and status certificate with roofs, windows, paving and any shared garage in mind, since this is a 1974 complex. Ask what the fee includes and which parts of the home the corporation maintains. Read recent board minutes for planned projects and fee changes, and get a full home inspection that covers wiring, plumbing and insulation.
The value question
Yorkwoods Village offers some of the lowest entry prices for a three-bedroom home in the city, now with light rail on Finch. The trade-off is age, and the costs that come with it. If the reserve fund and the home itself check out, I think this is a reasonable way for a family to get into ownership. If either does not, keep looking: there are other townhouse complexes nearby to compare, and the right one will still be there after you have read the documents properly.
