Short answer

Mississauga’s luxury condo buildings are concentrated in Port Credit, where small harbour-side buildings such as NOLA (8 Ann St), 55 Port (55 Port St E) and The Regatta (65 Port St E) offer suites of roughly 1,200 to 3,000 square feet. In City Centre, luxury means the upper floors of towers like Absolute World (50 and 60 Absolute Ave) and the Edge Towers penthouses. Brightwater and Lakeview Village are adding new waterfront supply, with Lakeview’s first occupancy expected in early 2029. Mineola has almost no condos; its one recent boutique option is The Lake House on Mona Road.

What does “luxury” mean for a Mississauga condo?

In Toronto, a luxury condo usually means a hotel-branded tower, a Yorkville boutique or a ravine-side low-rise in Forest Hill. Mississauga’s market has nothing quite like Yorkville. Here, when a buyer tells me they want a luxury condo, they almost always mean one of three things:

  • A big suite in a small building near the water. Port Credit’s best buildings are six to fifteen storeys, with suites that run from about 1,200 to more than 3,000 square feet and only a few dozen owners.
  • A house replacement. Most of my Mississauga luxury condo buyers are selling a detached home in Mineola, Lorne Park or Lakeview. They want two parking spots, a locker, a terrace and enough room for the dining table they already own.
  • A penthouse in a City Centre tower. Height and a view of the skyline and the lake, in a building where most suites are much smaller.

The practical difference from Toronto is cost and scale. Mississauga has no municipal land transfer tax, so a buyer pays only the Ontario tax. And a Mississauga luxury building usually offers fewer services: you get a concierge and a party room, not hotel room service.

The list below is grouped by area. Every building was checked against a building record, a developer, a builder release or the City of Mississauga. Where a fact (storeys, suite count, size range) could not be confirmed, I left it out. Where two records disagree, I say so.

Which Port Credit buildings are on the luxury list?

Port Credit is the core of Mississauga’s luxury condo market. It has the harbour, the village main street on Lakeshore Road and a GO station on the Lakeshore West line. The strongest buildings are clustered on Port Street East and Ann Street, a short walk from the water. For the wider picture of the area’s condo zones, read my guide to buying a Port Credit condo on the waterfront.

Building Address Builder and year Size Why buyers ask about it
NOLA 8 Ann St (and 10 Ann St) FRAM Building Group; registered 2019 15 storeys; suites about 1,665 to 2,240 sq ft Large suites only, about 66 to 71 units in total depending on the record
55 Port 55 Port St E FRAM + Slokker; 2023 9 storeys, 31 units; suites about 1,670 to 2,960 sq ft Newest boutique building on the harbour; marketed as luxury mid-rise with lake views
The Regatta 65 Port St E FRAM Building Group; 2003 6 storeys, 75 units; suites about 1,155 to 3,220 sq ft Concierge, car wash, some of the largest suites in Port Credit
The Regatta II 80 Port St E FRAM Building Group; 2005 6 storeys, 90 units; suites about 736 to 2,190 sq ft Rooftop deck, concierge; mixes larger suites with smaller ones
The Regatta III 70 Port St E FRAM Building Group; 2005 6 storeys, 60 units; suites about 695 to 1,427 sq ft Same harbour block at a lower entry point
Port Elaine Place 50 Port St E NAPEV Construction; 2009 5 storeys, 16 units; suites about 677 to 2,100 sq ft One of the smallest buildings on the list; rooftop deck
North Shore 1 Hurontario St FRAM Building Group; 2011 22 storeys, 213 units The tallest building at the foot of Hurontario; rooftop deck, tennis court, guest suites
Tanu 21 Park St E Edenshaw Developments; 2022 15 storeys, 204 units; suites about 636 to 2,335 sq ft Newer glass tower a block from the GO station, with some large upper suites
The Royal Crest 66 High St E Built 1987 13 storeys, 48 units; suites about 1,211 to 1,704 sq ft Older building, but every suite is house-sized; outdoor pool

Why are the Port Street buildings the benchmark?

Three reasons. They are small, so the owners know each other and the board is easier to work with. Their suites are large, which is the one thing new towers in Mississauga rarely build. And they sit on the harbour side of Lakeshore Road, so the water is in front of them rather than a future tower.

FRAM’s name appears again and again on this street. NOLA, North Shore and the three Regatta buildings are all recorded as FRAM Building Group projects, and 55 Port is FRAM + Slokker. That matters for buyers because it means similar construction approaches and similar ages, and you can compare them directly.

The trade-off is age. The Regatta buildings are now more than twenty years old. That is the age when windows, roofs, garage membranes and elevators come due. A great suite in a building with a thin reserve fund is not a luxury purchase. It is a special assessment waiting to happen.

My take

If you are coming out of a detached house and want the closest thing to it in a condo, start with NOLA, 55 Port and The Regatta at 65 Port Street East. By the size ranges on record, they are the Mississauga buildings where the smallest suites are already house-sized. Then read the status certificate before you fall in love with the view. In the older buildings, the reserve fund study decides whether the price is fair.

What is being built at Brightwater?

Brightwater is the 72-acre master-planned community on the former Imperial Oil refinery lands at Lakeshore Road West and Mississauga Road, on the west side of the Credit River. Kilmer Group describes the plan as 2,995 homes in total, made up of 522 townhomes, 2,458 apartment and condo units and 15 live/work homes, with 18 acres of new green space including a nine-acre waterfront park. The partners are Kilmer Group, DiamondCorp, Dream Unlimited and FRAM + Slokker.

Brightwater is not a “luxury tower” project in the Toronto sense. Its first buildings have mostly mid-size suites. Its luxury pieces are the townhomes and the larger suites in the later phases. My full guide is Brightwater, Port Credit: what buyers should know.

Brightwater building Address Builder Status and size (as recorded)
Brightwater I 215 Lakeshore Rd W Dundee Kilmer Developments Completed 2024; 5 storeys; suites about 501 to 985 sq ft
Brightwater II 220 Missinnihe Way Diamond Kilmer Developments Completed 2024; 14 storeys, 310 units
Brightwater Towns Lou Parsons Way and Coveside Dr Not listed in the record Registered 2025; 106 townhomes
Bridge House at Brightwater 70 Mississauga Rd S FRAM + Slokker; architectsAlliance Under construction; 19- and 15-storey towers joined by glass bridges to a 6-storey building; suites about 479 to 1,369 sq ft; ceilings listed at 9 to 12 ft
The Mason Towns Mississauga Rd S Not listed in the record Selling; a collection of 12 urban townhomes, about 1,393 to 2,266 sq ft

Is there a luxury condo in Lakeview yet?

Not a finished one. Lakeview’s luxury condo story is mostly about what is coming at Lakeview Village, the 177-acre redevelopment of the former Lakeview Generating Station site. The City of Mississauga says a Minister’s Zoning Order in May 2023 raised the plan to 16,000 residential units, with more than 45 acres of parkland and a pier the City describes as the longest on Canada’s Great Lakes. Tridel and Lakeview Community Partners launched construction of the first residential building on 7 October 2024, and the City expects buildings to be first occupied in early 2029. I go through the verified numbers in Lakeview Village: what is actually being built.

  • Harbourwalk at Lakeview Village, 1300 Lakeshore Rd E and 985 Hydro Rd. Tridel, with architecture by architectsAlliance and interiors by II BY IV. Two connected 19-storey buildings that step down in terraces. A builder feature story gives 867 suites; the condos.ca record lists 863 and suites of about 489 to 1,786 sq ft. Amenities described include a 57,000 sq ft courtyard, an outdoor pool with lake views, an indoor spa and two gyms.
  • Aquanova, 800 Hydro Rd. Greenpark Group; pre-construction, with suites listed at about 497 to 1,172 sq ft. Newer and smaller rather than luxury, but part of the same waterfront.
  • PierHouse by Branthaven, 1140 Lakeshore Rd E. Not a condo tower: 164 three-storey townhomes, about 1,255 to 2,195 sq ft, south of Lakeshore and Dixie.

Outside Lakeview Village, two smaller Lakeshore Road projects come up when buyers ask me about this stretch. Exhale Residences at 1381 Lakeshore Rd E (Brixen Developments, design by Architecture Unfolded) is under construction at 11 storeys and 284 units, across from Lakeshore Park. Seven Sixty Lakeview Terrace at 760 Lakeshore Rd E is a 13-unit low-rise registered in 2018. Neither is a luxury tower, but both suit downsizers who want something small and new.

Which City Centre towers have luxury suites?

Downtown Mississauga, around Square One, is a tower market. Most suites are one- and two-bedrooms, and many owners are investors. Luxury here means the top floors and the larger corner layouts of a few well-known buildings, not the whole building.

Building Address Developer and year Storeys and units Suite size range
Absolute World IV 60 Absolute Ave Fernbrook Homes (with Cityzen); 2012 56 storeys, 427 units About 545 to 3,424 sq ft
Absolute World V 50 Absolute Ave Fernbrook Homes (with Cityzen); 2012 50 storeys, 457 units About 457 to 1,785 sq ft
One Park Tower 388 Prince of Wales Dr Daniels; 2008 38 storeys per my guide (37 in the condos.ca record), 404 units About 557 to 1,500 sq ft
Edge Towers and Oro 24 Elm Dr W, at Hurontario St Solmar Development; Edge 1 and 2 complete, Oro under construction 35, 40 and 50 storeys; over 1,300 suites across all phases Penthouses of almost 2,000 sq ft (developer release)

The twisting Absolute World towers, designed by MAD Architects, are still the most recognisable residential buildings in Mississauga. The upper floors of 60 Absolute Avenue include the largest suites on this list outside Port Credit. My building guide is Absolute World condos.

At Edge Towers, Solmar’s 2021 launch release described a penthouse collection of three-bedroom-plus-den suites with almost 2,000 square feet inside, on the 49th and 50th floors, with custom interiors and views on all sides. UrbanToronto reports Edge 1 at 35 storeys, Edge 2 at 40 and Oro at 50, designed by Rosario “Roy” Varacalli with Cusimano Architect. Read my Edge Towers guide before you compare an Oro penthouse with a resale.

For contrast, M City at 3900 Confederation Parkway is listed at 60 storeys with suites of about 404 to 1,288 sq ft. It is a landmark, but by suite size it is not a luxury building.

Does Mineola have luxury condos?

Very few. Mineola is a freehold neighbourhood of large lots and mature trees, and that is what its buyers want. The one recent condo project that fits the luxury brief is The Lake House at 1136 and 1138 Mona Road, a 17-unit townhouse condominium by Queenscorp Group registered in 2025. It is closer to a private enclave than a building.

If you want a Mineola lifestyle without a house, the honest answer is usually Port Credit. The Port Street buildings are a short drive, and you keep the village and the GO station. If you are weighing a house instead, my guide to Mineola, Port Credit and Lakeview houses covers the freehold side.

How do Mississauga luxury condos compare with Toronto’s?

Factor Mississauga Toronto
Typical luxury building Boutique mid-rise near the water, or penthouse floors of a City Centre tower Hotel-branded towers, Yorkville boutiques, Forest Hill low-rise
Typical suite size Many luxury suites 1,500 to 3,000 sq ft (Port Street buildings) Wide range, from compact suites to full floors
Service Concierge, rooftop deck, gym, party room Often valet, 24-hour concierge and hotel services
Land transfer tax Ontario tax only Ontario tax plus Toronto municipal tax
Rail transit Port Credit GO; Hazel McCallion Line not yet open Subway, GO and streetcar
Buyer profile Mostly local downsizers leaving detached homes Downsizers, executives, out-of-town buyers

What should you check before buying a luxury condo in Mississauga?

  1. The status certificate and the reserve fund study, together. In a 31-unit building, one roof replacement is split among very few owners. Ask what has been done in the last five years and what is planned.
  2. What can be built in front of you. In Port Credit, south of Lakeshore Road is safe. North of it, and anywhere near Brightwater or Lakeview Village, look at what the zoning allows on the parcel between you and the water.
  3. Parking and lockers. House-replacement buyers almost always need two spaces. Confirm they are owned, not leased, and on title.
  4. Rules. Pet limits, short-term rental bans and renovation rules matter more in a small building, where they are enforced.
  5. Transit you can use today. The GO station is real. The Hurontario LRT, now the Hazel McCallion Line, is still under construction, so do not pay extra for it.
  6. For pre-construction: the outside occupancy date, interim occupancy costs and assignment rights, in writing.

Watch out

Listings use “Port Credit” and “waterfront” loosely. A suite a kilometre north near the QEW is not a lakefront condo, and a “lake view” from the 6th floor of a building north of Lakeshore Road can disappear when the next phase goes up. Put the address on a map, check which side of Lakeshore Road it is on, and read what is approved next door before you offer.

Which buildings did I leave off, and why?

A list like this is only useful if it is accurate. I left off any building whose name, address or builder I could not confirm from a record, and I did not include large 1970s Lakeshore towers such as 1515 and 1535 Lakeshore Road East. Those have generous suites and good value, but buyers do not usually mean them when they ask for luxury. Newer towers with mostly small suites, such as Westport at 28 Ann Street, are good Port Credit buildings but not luxury ones.

I help buyers and sellers in all of these buildings, along with the rest of Mississauga, Toronto and the GTA. If you are selling a house to move into one of them, the order of the two sales matters as much as the price. I am happy to walk you through both.

Condo Valuation

What’s your condo
worth today?

Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.

Frequently asked questions

What are the most luxurious condo buildings in Mississauga?

There is no official ranking. The buildings buyers ask me about most are the small harbour-side buildings in Port Credit, especially NOLA at 8 Ann Street, 55 Port at 55 Port Street East and The Regatta at 65 Port Street East, because almost every suite is house-sized. In City Centre, the upper floors of Absolute World and the Edge Towers penthouses come up most.

Which Port Credit condos have the largest suites?

By the size ranges in building records, 55 Port (about 1,670 to 2,960 sq ft), The Regatta at 65 Port Street East (about 1,155 to 3,220 sq ft) and NOLA at 8 Ann Street (about 1,665 to 2,240 sq ft) have the largest suites. The Royal Crest at 66 High Street East is older but every suite is over 1,200 sq ft.

Are there penthouses in Mississauga City Centre?

Yes. Absolute World at 60 Absolute Avenue lists suites up to about 3,424 sq ft, and Solmar’s 2021 release for Edge Towers described three-bedroom-plus-den penthouses of almost 2,000 sq ft on the 49th and 50th floors. Check the exact suite and the building’s status certificate before you compare prices.

When will Lakeview Village condos be ready?

The City of Mississauga expects buildings at Lakeview Village to be first occupied in early 2029. Construction of the first residential building, Harbourwalk by Tridel, started on 7 October 2024. Treat 2029 as the earliest date and plan around the outside date in your agreement. More in my Lakeview Village guide.

Is Brightwater a luxury condo community?

Partly. Brightwater’s first buildings have mostly mid-size suites, while its townhomes and some later-phase suites aim at the higher end. Its strengths are the waterfront park, the walk to Port Credit village and the GO station.

Does Mineola have condo buildings?

Very few. Mineola is mostly detached homes on large lots. The Lake House at 1136 and 1138 Mona Road, a 17-unit townhouse condominium by Queenscorp Group registered in 2025, is the main recent boutique option. Most Mineola downsizers look at Port Credit instead.

Is a luxury condo in Mississauga cheaper to buy than one in Toronto?

On closing costs, yes: Mississauga has no municipal land transfer tax, so buyers pay only the Ontario tax, while Toronto buyers pay both. Suite prices depend on the building, size and view, so compare specific suites rather than city averages.
