Short answer

Etobicoke is one of the more practical parts of Toronto to retire in: Line 2 subway and three GO lines in the south, lakeshore parks, two hospital sites, and Toronto’s 2026 tax rate of 0.767311% of assessed value. In TRREB’s Toronto West district, which contains Etobicoke, the August 2026 median detached sale was $1,100,000 and the median condo apartment $525,000, so a median-to-median downsize frees about $575,000 before costs. Seniors pay $2.25 a TTC ride with PRESTO, and trips are free after 47 fares in a month. North Etobicoke is more car-dependent than the south.

What homes cost, by type

TRREB reports Etobicoke inside Toronto West, which also takes in other west-end districts, so these are regional aggregates, not Etobicoke itself. One month, August 2026; use the median as the typical price.

Property tax and seniors’ relief

Toronto’s 2026 residential rate is 0.767311%. It is charged on your MPAC assessed value, not the market price: about $767 a year per $100,000 of assessment. Mississauga’s 2026 total is 1.087901%, but assessments differ, so compare bills, not rates.

  • Cancellation of the tax increase: 65 or over (or 60 to 64 on GIS), household income not over $62,000, assessment below $975,000.
  • Deferral of the increase: 65 or over, 60 to 64 on GIS, or 50 or over on a pension; household income up to $62,000. Deferred, not forgiven.
  • Water and solid waste rebates: the deferral rules, plus water use under 400 cubic metres a year.

You must have owned and lived in the home for a year before 31 October 2026. Apply by 2 November 2026, and every year, on the City’s relief page. Ontario’s Senior Homeowners’ Property Tax Grant adds up to $500 a year at 64 and over for lower-income owners, claimed on your tax return. See seniors’ property tax relief, city by city.

Getting around

South Etobicoke has Line 2 to Kipling and GO on three lines: Lakeshore West (Mimico, Long Branch), Milton (Kipling) and Kitchener (Etobicoke North). The north leans on buses and the car, so choose your street with the day you stop driving in mind.

  • TTC, 65+: $2.25 with PRESTO, $2.30 cash. Senior passes ended on 31 August 2026; after 47 eligible fares in a calendar month, the rest are free (not with cash).
  • Wheel-Trans: the City’s para-transit service for people with disabilities.
  • GO Transit: seniors save 55% with the Seniors fare type on PRESTO.

Crossing into Mississauga, MiWay is free on a PRESTO card set to the Senior fare type. The Ontario Seniors’ Public Transit Tax Credit returns up to $450 a year.

Healthcare and care

Etobicoke General Hospital (William Osler Health System) is at 101 Humber College Blvd. Queensway Health Centre (Trillium Health Partners) is at 150 Sherway Dr, and Trillium’s Mississauga Hospital is at 100 Queensway W, just over the city line.

Long-term care co-payments from 1 July 2026 are $2,129.17 a month basic and $3,041.97 private; you apply through Ontario Health atHome (1-833-515-1234). The last CMHC survey (2021, since discontinued) put the Toronto-area retirement home average at $4,016 a month for a studio or private room with meals. See retirement home costs in Toronto.

Daily life

The lakeshore is the draw: Humber Bay Park, Colonel Samuel Smith Park and Marie Curtis Park, with the Humber River and the Mimico and Etobicoke creek valleys inland, and Centennial Park and James Gardens further north. Sherway Gardens anchors shopping in the west, while Bloor West, The Queensway and Lake Shore Boulevard have walkable errands. The City offers free and discounted recreation for adults 60 and over, and Seniors Active Living Centres (referral line 1-888-910-1999).

Who Etobicoke suits, and who it doesn’t

It suits you if you want to stay near family in the west end, like a lakeside condo with a path at the door, or want a one-floor bungalow without leaving Toronto. It may not suit you if you live in north Etobicoke and expect to stop driving soon. Compare retiring in Mississauga next door and retiring in North York. Land transfer tax is Ontario’s plus Toronto’s at the published brackets; repeat buyers get no first-time rebate. Commission, legal fees, moving and condo fees still come off. CRA says there is no tax on the gain if the home was solely your principal residence every year you owned it, but the sale must be reported on Schedule 3 and Form T2091. Can seniors in Etobicoke get a break on property taxes?

Yes, if income is modest. Toronto cancels or defers tax increases for owners 65 and over (and some younger people on GIS or a pension) with household income up to $62,000; cancellation also needs an assessment below $975,000. Apply by 2 November 2026.

Do seniors ride the TTC free in Etobicoke?

Not free, but capped. The senior fare is $2.25 with PRESTO, and since 31 August 2026 the rest of a calendar month’s TTC trips are free after 47 eligible fares. The cap does not apply to cash fares, so use PRESTO or a bank card.

What hospitals are in Etobicoke?
