Living here
Renters, Airbnb and elevators at 39 Kimbercroft Court
Do mostly owners or renters live here?
Mix of owners and renters. Of 12 deals here in the last 24 months, 6 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 39 Kimbercroft Court?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 39 Kimbercroft Court
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

39 Kimbercroft Court is what I call a wide, low building: only eight storeys, but 149 suites, with a pool, a tennis court and a guard at the door. It suits buyers who do not want to live 30 floors up and who like a fee that covers nearly everything, including hydro and cable. The subway is also coming closer to this part of Agincourt, which is the long-term story. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
39 Kimbercroft Court is an eight-storey, 149-suite mid-rise condominium at 39 Kimbercroft Court in the Agincourt South-Malvern West neighbourhood of Scarborough, Toronto (postal code M1S 5B5). It was built in 1989 by The Torchin Group, and condos.ca lists the condominium corporation as MTCC-853, registered on 24 November 1989. Mareka Property Management manages the building. Suites run roughly 663 to 1,416 sq ft. Condos.ca lists the fee as covering cable TV, common elements, heat, hydro, building insurance, parking and water.
39 Kimbercroft Court at a glance
Eight storeys, spread out instead of stacked up
Most buildings with 149 suites go up 15 or 20 floors. This one stays at eight, which means longer corridors and a bigger footprint, but also fewer people per elevator and a building that feels closer to the ground. For older buyers and families with young children, that lower height is often the first thing they mention.
The Torchin Group built it in 1989, at the end of the big Scarborough condo boom. Condos.ca lists the corporation as MTCC-853, registered in November 1989. I have seen one brokerage marketing page give a different corporation number, so confirm the number on the status certificate before you rely on any document you are handed.
Mid-rise buildings of this era also tend to have more ground-level and low-floor suites, and the eighth floor carries penthouse-labelled suites. If you want a quiet suite, ask which side faces the parking area and which faces the courtyard or street, because in a long low building that difference is bigger than in a tower.
A wider range of suite sizes than its neighbours
Condos.ca puts the suite range at roughly 663 to 1,416 sq ft. That is a wider spread than many 1980s Scarborough buildings, which tend to be all large suites. Here you can find a compact one-bedroom at the small end and suites approaching 1,400 sq ft at the large end.
That range is useful. A first-time buyer can get into a building with a pool and a guard without paying for a three-bedroom, and a downsizer can find a large plan without leaving the building’s amenities behind. It also means the building has a more mixed owner base than an all-family tower.
When you compare suites, compare like with like. Smaller suites usually sell for more per square foot than larger ones, so a single building average can hide a big gap between the top and bottom of the range.

Hydro and cable in the fee, plus a pool and a guard
The inclusions are the strongest part of the case for this building. Condos.ca lists cable TV, common elements, heat, hydro, building insurance, parking and water. Very few buildings still include cable, and hydro is the single biggest utility most condo owners pay on their own.
What you are left with is internet, your phone and your own contents insurance. That makes the monthly budget very predictable, which matters most to retirees and first-time buyers on tight margins.
The trade-off is that the corporation carries the utility and cable contract costs, and the fee will move when those do. Ask for the last few years of budgets, check how the cable contract is priced and when it renews, and ask whether the board has looked at sub-metering hydro.
Condos.ca lists an indoor pool, a sauna, a tennis court, bike storage, a security guard and a security system, along with an underground parking garage. A staffed front desk in an eight-storey building is a real plus for owners who travel or who live alone.
One marketing page describes the site as gated. I could not confirm that from another source, so walk the property yourself and ask management how access works for visitors and deliveries.
Condos.ca also flags pet restrictions. I do not have the details, so read the declaration and the current rules before you bring a pet, and ask about size limits.
Put the two together and you get the real pitch: a building where the fee covers most of your monthly costs and the amenities cover what many people pay a gym or club for. Whether that is good value depends on how well the corporation has saved for the expensive pieces, which is why the reserve fund study is the first document I would open.
Daily life in Agincourt, and the subway extension
The building sits in Agincourt South-Malvern West, east of McCowan Road. This is a car-oriented part of Scarborough, with the 401 close by and Scarborough Town Centre a short drive away. The automatic data on this page covers the nearest transit stops, schools and Walk Score.
The change to watch is the Line 2 subway extension. Metrolinx is building the Scarborough Subway Extension north-east from Kennedy, with its last station planned at Sheppard Avenue and McCowan Road. When it opens, this part of Agincourt goes from bus territory to a short bus ride or walk from a subway terminal, and that tends to lift demand for established buildings nearby.
What 39 Kimbercroft Court costs
Condos.ca puts the building average at about $509 per square foot. That is higher than some larger-suite 1980s buildings nearby, which makes sense given the smaller suites at the bottom of the range here; small suites always sell for more per square foot.
When I checked, there was one suite for sale and none for lease. With only one active sale, I am not quoting its price or fee on this page. The thin listing count is normal for a building where many owners have stayed for years.
With heat, hydro, water, cable and parking all in the fee, the monthly number here will look higher than in a newer building that bills those separately. Add them back before you compare. For sold comparables in the building, I can pull them through my building sold report.

Amenities at 39 Kimbercroft Court
A pool, sauna, tennis court and a staffed desk give this building more than most eight-storey condos offer. The pool is the big-ticket item, so look at its line in the reserve fund study before you buy.
Jatin’s honest take on 39 Kimbercroft Court
Who this building suits
Buyers who want a low building with a guard, retirees who want a predictable all-in fee, and first-time buyers who want a pool and tennis court without paying for a large suite. It also suits anyone who works in Agincourt or Malvern, or who wants to be positioned ahead of the subway extension.
What I’d want you to check
This is a 1989 building. Read the reserve fund study for the pool, roofing, windows, the parking garage, elevators and the original heating and cooling plant. Confirm the corporation number on the status certificate, since I have seen a conflicting figure online. Ask for recent budgets to see how hydro and cable costs have moved, read the pet rules, and confirm the parking space that comes with the suite.
The value question
At about $509 per square foot with hydro, heat and cable in the fee, this is fair value for an established, amenity-rich mid-rise. You give up modern finishes and new-building efficiency. For an owner-occupier with a five-year horizon, especially one counting on the subway, I think it is a reasonable buy if the reserve fund is healthy.
