What it means
Buying: fewer new listings, but still more supply than a year ago in many areas and homes selling a little under asking on average. There is room to negotiate on most homes, less on the best-priced ones in the tightest districts above.
Selling: buyers are cautious, so pricing against recent sales — not last year’s peak or other listings — matters more than usual. Check your own area’s numbers before you set a price.
