Living here
Renters, Airbnb and elevators at King Towns
Do mostly owners or renters live here?
Mix of owners and renters. Of 29 deals here in the last 24 months, 16 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at King Towns?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about King Towns
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

King Towns is what I show buyers who like the Liberty Village location but do not want to live in a tower. It is a block of brick stacked townhomes built in 2006, with front doors at street level, rooftop terraces on the upper suites and no elevator or concierge to pay for. That last point is both the appeal and the thing to think hard about. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
King Towns is a 118-suite low-rise townhouse-style condominium filling the block between Joe Shuster Way, Laidlaw Street and Machells Avenue, with addresses at 10 to 25 Laidlaw Street and 50 to 60 Joe Shuster Way, in South Parkdale on the western edge of Liberty Village, Toronto. It was built by Urban Group and registered as TSCC-1800 on 20 September 2006. Icon Property Management is the listed manager. Maintenance fees include common elements, building insurance, parking and water.
King Towns at a glance
Stacked townhomes, not a condo tower
The complex is a set of brick buildings with townhouse suites stacked on top of one another. Each suite has its own entrance rather than a door off a hallway, and there are no elevators. The Globe and Mail described it this way when one of the lower suites drew a bidding war, and an agent quoted there called townhouses like these a popular alternative to high-rises.
Condos.ca lists the buildings as two storeys, but individual suites span more than one level, and the larger plans run over three floors including a lower level. The largest model when the complex was built was described in a Globe and Mail listing feature at about 1,675 sq ft, with a rec room downstairs, bedrooms up top and a private roof terrace. So the honest description is low-rise and multi-level, and you should check exactly how many stairs the suite you are viewing has.
Layouts range from one-bedroom suites up to two-bedroom-plus-den and larger family-sized towns. Expect hardwood floors, stainless appliances and, in many suites, a balcony or terrace. Lower suites tend to be single-level with a private patio, while upper suites stack two levels and get the roof.
The roof terrace is the prize
Upper suites have private rooftop terraces, and condos.ca notes a gas line for a barbecue. In a part of the city where most condo buyers get a narrow balcony 20 floors up, a private roof deck at this price point is the main reason buyers pick King Towns over a tower nearby.
The lower suites have their own patios at grade instead. They are often the more affordable way in, and the Globe and Mail’s coverage of one such suite showed how fast the good ones can go when priced right. The trade-off is privacy and light, so look at what each patio faces before you fall for the floor plan.
One thing buyers coming from a house forget: stacked means someone lives directly above or below you. Sound between suites travels differently than in a concrete tower, so visit in the evening, listen for footsteps, and ask the seller how the suite above uses its space.

Two neighbouring complexes with similar names
Be careful with the name. Next door, on the same streets, is a separate condominium marketed as Newtowns at King Towns, with addresses running up Laidlaw Street and further along Joe Shuster Way. Some sites lump the two together into a single complex of well over 300 suites, while condos.ca treats King Towns as its own 118-suite corporation.
They look alike and share the neighbourhood, but they are different corporations with different budgets, reserve funds and rules. Before you compare fees or prices, confirm the corporation number on the listing. This page is about TSCC-1800.
Living on the Liberty Village edge
You are on the western edge of Liberty Village, near Lamport Stadium, with King Street West, Queen Street West and the lakefront within reach. Errands, gyms and restaurants are in Liberty Village itself, and the panel on this page covers transit, schools and Walk Score.
Lamport Stadium is right there, which means game nights bring crowds and noise a few times a season. For most owners that is a minor point, but if you are buying a suite that faces the stadium side, go and look on an event night before you commit.
The bigger change is transit. Metrolinx is building King-Liberty GO station on the Kitchener line at the former 99 Sudbury Street venue site, with a pedestrian bridge planned to connect to Sudbury Street and Joe Shuster Way. In 2022 the projection was an opening as early as 2026; check the current Metrolinx timeline, but either way it puts regional rail very close to this block.
Pricing: townhouse space at condo money
Condos.ca puts the average at about $705 per square foot, which is well below what newer Liberty Village and King West towers trade at. That is the core of the value argument here: you get more floor area for the money, and the agent quoted in the Globe and Mail made the same point about townhouses offering more square footage per dollar than high-rises.
There was only one active listing when I checked, so I cannot give you a fair asking range. With 118 suites and suites ranging from small one-bedrooms to three-level family towns, any single listing tells you very little. Price off recent sales of the same plan type.
Fees are low compared with towers, because there is no elevator, concierge, pool or gym to run. Inclusions are common elements, building insurance, parking and water. One older Globe and Mail listing showed parking as an extra monthly charge, so sources conflict on whether every suite’s parking is in the fee; confirm it on the status certificate. Heat and hydro are separate. For recorded trades, see my building sold report.

Amenities at King Towns
There is almost no shared amenity package, and that is deliberate. You pay for a garage, security and grounds, not a gym or lobby, and your own terrace does the work an amenity floor would do in a tower.
Jatin’s honest take on King Towns
Who this building suits
Buyers who want a front door and outdoor space near Liberty Village without paying detached-house prices: first-time buyers, couples and people with dogs who are tired of elevators. The larger multi-level towns suit small families who want a townhouse feel close to downtown. It does not suit anyone who needs step-free access, because there are stairs and no elevators.
What I’d want you to check
This complex is about 20 years old, so read the reserve fund study for roofs, roof terraces and their membranes, brick, windows and the underground garage. Water getting in at roof decks is the classic stacked-town problem, so ask about past leaks and any repair programme. Confirm whether parking is deeded and included in your fee, count the stairs, and make sure the listing is TSCC-1800 and not the neighbouring Newtowns corporation.
The value question
At around $705 per square foot with low fees, King Towns is one of the cheaper ways to get real space and a private roof near King West. A new transit station planned nearby should help demand over time. If the reserve fund is healthy and the roof history is clean, I think it is a solid owner-occupier buy; if a big envelope repair is coming, price that in before you offer.
