Living here
Renters, Airbnb and elevators at Q Loft
Do mostly owners or renters live here?
Renter-heavy building. Of 21 deals here in the last 24 months, 18 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Q Loft?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Q Loft
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Q Loft is a small 2015 building on one of the busiest corners in the west end, and whether you will like living here depends almost entirely on how you feel about Queen and Dufferin. The fee is one of the more complete ones I see in a building this size, and the suites are compact and practical. The views and the noise are the trade-off. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Q Loft is a 70-suite soft loft condominium at 1205 Queen Street West, at the southwest corner of Queen and Dufferin in Toronto’s South Parkdale neighbourhood. It was developed by Royal Queen Developments, designed by TACT Architecture and completed in 2015. Condos.ca and several other sources list seven storeys; UrbanToronto described it as eight. The condominium corporation is TSCC-2456, registered on 1 June 2015. Suites run roughly 421 to 1,183 sq ft. Maintenance fees include common elements, heat, air conditioning, water, building insurance and parking.
Q Loft at a glance
From strip plaza to soft loft
Before Q Loft, this corner held a low-rise strip plaza and a surface parking lot. Royal Queen Developments brought the project to market in 2011, the old buildings came down about a year later, and the building was wrapping up construction by mid-2014 before registering in 2015.
TACT Architecture designed it as a loft-style building that nods to Parkdale’s past as a working-class railway suburb. The base has a rough stone feature wall, the upper floors switch to smooth black glazing and spandrel panels, and the corner is stacked with jutting balconies. The lobby is finished in black slate and white marble. It is a new building, not a conversion, so expect concrete and drywall rather than brick and beams.
Ground-floor retail wraps the corner, with landscaped walkways along Queen and Dufferin. That helps the street, but it also means the building’s front door is on a very public corner.
Compact suites, some on two levels
Most suites are small. Strata.ca’s unit mix puts roughly four in ten at one-bedroom-plus-den, about three in ten at two bedrooms and the rest split between one-bedrooms and a few two-plus-dens, with almost nothing over 1,100 square feet. Sizes start a little over 420 square feet. Sources disagree on the top end, from about 930 to 1,600 square feet; the 1,183 on Condos.ca is the figure I would rely on.
Some suites are two-level, which is where the loft label earns its keep. Dash Property Management’s building page describes nine-foot ceilings, which is standard new-build height rather than true loft volume, so do not expect the drama of a hard loft. Most suites have outdoor space, from Juliet balconies to real terraces, though one long-time profile suspects fewer suites got balconies than the early plans showed.
Because the suites are compact and the mix leans toward one-plus-dens, the den is doing a lot of work here. Look at whether it can hold a desk or a guest bed in practice, not only on the floor plan.

Living at Queen and Dufferin
This corner was once called the dark side of Dufferin, and it has changed a great deal. Queen West’s bars, restaurants and independent shops run east from the door, Parkdale’s strip runs west, and Trinity Bellwoods Park and High Park are both within reach on foot or by bike. For someone who wants that life on the doorstep, the location is the reason to buy.
The reality is that this is a loud, busy intersection with streetcars on Queen and heavy traffic on Dufferin, rail lines nearby and neighbouring buildings close on most sides. One building profile is blunt that views in most directions are not scenic. The glass-walled gym looks out over Dufferin, which tells you how close the street is.
It is not a building for everyone, and I would rather say so up front. If you work from home and need daytime quiet, focus on upper-floor suites away from the corner, and compare a suite facing Queen or Dufferin with one on the quieter side at different times of day before you commit.
A fee that covers more than most, and three managers named
Condos.ca lists common elements, heat, air conditioning, water, building insurance and parking in the fee. That is a fuller list than most new buildings of this size, where heat, cooling and parking are usually billed separately. Hydro is the main extra. Compare total monthly cost, not the fee line, and note that not every suite comes with a parking space.
Sources disagree on management. Condos.ca lists Icon Property Management, Strata.ca lists Sterling Karamar, and Dash Property Management hosts a page for the building with resident portal links. Confirm the current manager on the status certificate.
One more structural question for a mixed-use building: ask how the ground-floor retail is set up within the corporation, and how shared costs such as the garage, roof and building envelope are split between the residential and commercial sides. In a 70-suite building, how that split works has a real effect on your fee over time, and the declaration and budget will spell it out.
Pricing: modest per foot, thin trading
Condos.ca puts the building average at about $837 per square foot. Strata.ca’s figures by unit type run higher, from roughly $940 to over $1,100 per square foot depending on the mix, but they rest on very few trades. The honest reading is somewhere in that band, with small two-bedrooms tending to carry the highest per-foot price.
Volume is low for a 70-suite building. One building profile shows three to eight sales a year from 2020 to 2024, with annual averages ranging from about $558,000 in 2023 to about $888,000 in 2021, which mostly reflects which suite sizes happened to trade. It recorded no sales in 2025.
With one suite for sale when I checked, I cannot give a current asking range. For the building’s recorded trades, see my building sold report.

Amenities at Q Loft
The amenity list is short: a glass-walled gym, a lounge that works as the party room, media and meeting rooms, and visitor parking. Your real amenities are Queen West’s restaurants and the parks within walking distance.
Jatin’s honest take on Q Loft
Who this building suits
First-time buyers and young professionals who want to live on Queen West rather than visit it, and who value a predictable all-in fee over a big amenity package. It also works for an investor who wants a compact suite in a small building. Families and anyone who needs quiet should look elsewhere.
What I’d want you to check
Read the reserve fund study and recent minutes; at around a decade old, the building is reaching its first major cycle for things like caulking, garage waterproofing and mechanical equipment, and only 70 owners share the cost. Confirm the suite has a parking space and locker in the status certificate, check the pet restrictions in the rules, and visit at night and at rush hour to hear the corner. Settle who the manager actually is.
The value question
At roughly $840 per square foot with heat, cooling and parking included, Q Loft is reasonable value for the Queen West strip, where newer buildings ask more and include less. You give up loft volume and good views and gain a central, walkable location and a lean building. For a first-time owner planning to stay a few years, the right suite here makes sense. To see recent trades before an offer, book a call.
