Living here
Renters, Airbnb and elevators at The Bridge Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 157 deals here in the last 24 months, 118 were leases and 39 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Bridge Condos?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Bridge Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Bridge is one of the cheapest ways into the King West and Liberty Village area that still comes with a pool, a concierge and a full amenity floor. It is a 22-storey, 531-suite tower from 2013, and almost every suite is a one-bedroom or a compact two-bedroom. That makes it a strong first purchase or rental property, and a poor fit for anyone who needs space. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Bridge is a 22-storey, 531-suite condominium at 38 Joe Shuster Way, between King Street West and Queen Street West at the north edge of Liberty Village, in Toronto’s South Parkdale area. It was completed in 2013 and registered as TSCC-2302 on 5 April 2013. Condos.ca lists the builder as Urban, and the sister building next door at 20 Joe Shuster Way is Fuzion. Suites run about 414 to 829 sq ft. Condos.ca lists fees as covering common elements, heat, air conditioning, water, building insurance and parking. Goldview Property Management is the listed manager.
The Bridge Condos at a glance
Half of a two-building plan on a brand-new street
Joe Shuster Way did not exist until this project. The street, named after the Toronto-born co-creator of Superman, was cut through former industrial land between King and Queen just east of Dufferin, and The Bridge and its shorter neighbour Fuzion were the first homes on it. The two buildings share a design language and a management company, and they are often shopped side by side.
Who exactly developed them is less clear than it should be. Condos.ca lists the builder as Urban, the UrbanToronto project thread files the site under Urbancorp, and the architecture firm Kasian says it designed Fuzion for First Capital Realty, the retail landlord behind later phases of the same plan. My reading is a partnership between a residential builder and the retail landlord, but I have not found a single primary source that sets it out, so I would not lean on the developer’s name either way.
The tower itself is red brick, steel, concrete and glass, a nod to the brick warehouses of Liberty Village to the south. The lobby is a mostly glass, three-sided space finished in brick and stone. At 22 storeys it is the taller of the pair, so upper suites get the skyline and lake views that Fuzion’s floors mostly cannot.
Small suites, and lots of them
Condos.ca puts the suite range at about 414 to 829 sq ft. In practice that means a building of one-bedrooms, one-bedroom-plus-dens and compact two-bedrooms, with very few larger plans. With 531 suites, there is always something listed, which is good for buyers comparing options and for investors who want liquidity.
Finishes are what you expect from a 2013 King West tower: open kitchens along one wall, stone counters, stainless appliances, laminate or hardwood floors, ensuite laundry and floor-to-ceiling glass. Suites have balconies, and some are described as glass-enclosed. Expect bedrooms that fit a queen bed and not much more, and dens that are really a desk nook.
Not every suite has parking. Several listings are sold without a spot, while lockers do appear with some suites. If you need either, confirm it is deeded to the suite you are buying, because adding a spot later in a building this size depends on finding another owner willing to sell one.

The amenity floor is the selling point
For a building at this price, the package is strong. Listings and building profiles describe an indoor pool, a hot tub and sauna, a gym with a yoga studio, a party room, lounge and games room, a rooftop deck, a third-floor terrace with barbecues, guest suites, bike storage, a 24-hour concierge and visitor parking.
A pool is the feature that separates this building from many newer towers nearby, several of which dropped pools to keep fees down. If you will use it, it is a real saving over a gym membership. If you will not, you are still paying your share of keeping it heated and staffed.
Day to day, Liberty Village’s shops and restaurants are a short walk south, there is a Longo’s within walking distance, and the bars and cafés of Queen West and King West are close in the other directions. The data panel on this page shows transit and walkability.
What the fee covers depends on which source you read
Condos.ca and current listings say the fee includes common elements, heat, air conditioning, water, building insurance and parking where a suite has a spot. Strata.ca’s profile says heat and air conditioning are excluded. That is a meaningful difference on a winter budget, so check the most recent status certificate or ask the property manager directly.
Hydro is billed separately on either reading. Current listings work out to about $0.92 per square foot on average, which is about what I would expect for a 2013 tower with a pool, and higher than the newest buildings quote before they have operating history.
Pricing: a lower entry point for King West
Condos.ca puts the building average at about $734 per square foot. That sits below what newer King West and Liberty Village towers trade for, reflecting the building’s age, its small suites and its position north of the Liberty Village core rather than in it.
At the time of writing there are six active sale listings. One-bedrooms are asking roughly $349,000 to $447,500, and the two-bedrooms on the market are asking about $449,000 to $515,000. Four suites are listed for rent. That much supply in a 531-suite building is normal and gives buyers room to negotiate.
Because there are so many near-identical suites, small details move value here: parking or not, a locker or not, floor height and which way the balcony faces. Compare like with like, and see the sold figures in the panel above before you make an offer. A suite with parking in this building is a noticeably easier resale than one without, and I would pay a fair premium for it.

Amenities at The Bridge Condos
This is a full amenity floor, pool included, in a building where most suites are under 700 sq ft. The extra space downstairs is what makes a small suite liveable, so weigh it as part of the home.
Jatin’s honest take on The Bridge Condos
Who this building suits
First-time buyers who want King West or Liberty Village at a lower price per square foot, young professionals who will use the pool and gym, and investors who want a suite that is easy to rent and easy to resell because there is always a comparable. It does not suit anyone who needs a real second bedroom or storage space for a family.
What I’d want you to check
Confirm whether heat and air conditioning are in the fee, since sources disagree. Confirm parking and locker ownership in the status certificate. At 13 years old, the building is moving into the period when original equipment, the garage membrane and pool systems need attention, so read the reserve fund study and ask what has been done. Also check how much of the building is tenanted, because that shapes how the elevators, amenities and noise feel day to day.
The value question
At about $734 per square foot, you are paying less than newer towers nearby for a similar location and more amenities. The catch is that small one-bedrooms in big buildings tend to appreciate slowly, because there are always several for sale. I think it is fair value for a first home or a long-hold rental, as long as you buy a suite with parking or a better-than-average layout. If you want help comparing it with Fuzion next door, book a call.
