Leases 87%Sales 13%

Renter-heavy building. Of 89 deals here in the last 24 months, 77 were leases and 12 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Fuzion Condos?

2units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Fuzion Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Fuzion is the smaller, quieter half of the Joe Shuster Way pair, and the one I would look at first if you want the area’s prices without a 500-suite tower. It is a 14-storey building above retail, designed by Kasian with geothermal heating and cooling, and almost every suite is a one-bedroom. That makes it a tidy first home or rental, and it means the space you see is the space you get. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Fuzion is a 14-storey, 245-suite condominium at 20 Joe Shuster Way, between King Street West and Queen Street West at the north edge of Liberty Village, in Toronto’s South Parkdale area. It was completed in 2013 and registered as TSCC-2348 on 17 December 2013. Condos.ca lists the builder as Urban Group, and Kasian lists it as the architect, working for First Capital Realty. Suites run about 417 to 829 sq ft. Condos.ca lists fees as covering common elements, heat, air conditioning, water, building insurance and parking. Goldview Property Management is the listed manager.

Geothermal heating over retail, and a muddy developer record

Kasian, the architecture firm, describes Fuzion as the first phase of a wider plan that created Joe Shuster Way itself, on former industrial land just east of Dufferin. The building sits over ground-floor retail, with a south-facing retail frontage, and the firm credits it with geothermal heating and cooling, green roofs over most of the roof area and LEED Silver certification. A 2011 tender listing for the project also names geothermal heating and a LEED Silver target.

Geothermal is worth understanding before you buy. It usually means lower and steadier heating and cooling costs over the long run, but it is a specialised system, and how it is owned, metered and maintained varies by building. Ask the property manager who owns and services the system, how it is billed, and what the reserve fund study says about it.

The exterior is metal, glass and concrete with orange accents, more contemporary than the brick of The Bridge next door. At 14 storeys, Fuzion is less than two-thirds the height of its neighbour, so its views are more about the street and the surrounding rooftops than the skyline.

Condos.ca lists the builder as Urban Group. The UrbanToronto forum thread for the project carries the Urbancorp name, and Kasian says its client was First Capital Realty, the retail landlord behind the later King High Line and Kings Club phases of the same plan. My reading is that residential and retail were developed together by different partners, but I have not found one primary source that confirms who did what.

For a buyer today, the developer matters less than the condo corporation’s track record over the past 13 years. That track record is in the status certificate, the reserve fund study and the board minutes, and that is where I would spend my time.

Small suites, and what they are like to live in

Condos.ca lists suites from about 417 to 829 sq ft. Strata.ca’s range starts a little lower, so a few plans may be smaller still. In practice the building is mostly one-bedrooms and one-bedroom-plus-dens, with a smaller number of compact two-bedrooms.

Layouts are open, with the kitchen along one wall and floor-to-ceiling glass, and nearly every suite has a balcony. Bedrooms are tight, dens are workspace rather than a room, and closet space is limited. For one person, or a couple who works out of the house, that is fine. For anyone planning a family, it will be outgrown quickly.

Beanfield fibre and FibreStream internet are both listed for the building, a real plus for anyone working from home. Not every suite has parking, so if you need a spot, confirm it is deeded to the suite and not leased.

Daily life between three neighbourhoods

The address works because it sits where three areas meet. Liberty Village’s restaurants, gyms and shops are a short walk south, Queen West and the edge of Parkdale are just north, and King West’s bars and offices run east. There is a Longo’s within walking distance, which matters more for a one-bedroom owner than any amenity room.

The surrounding blocks have filled in since Fuzion opened. Kasian describes the King High Line and Kings Club as later phases of the same plan, and the result is a lot more retail and foot traffic at the door than early owners had. That is good for convenience and resale; it also means more activity and noise at street level, so lower suites facing the retail are worth a second visit in the evening.

The data panel on this page shows transit, walkability and nearby parks.

Amenities: confirm what is in this building

Condos.ca lists guest suites, a party room, a meeting room, a recreation room and a parking garage. Other building profiles add a gym, yoga studio, rooftop deck and terrace, concierge and barbecue area, and two of them list a pool. The Bridge next door definitely has a pool; I could not confirm whether Fuzion has its own or whether residents use shared facilities, so ask before you count it.

Pet rules are also unclear. One profile says cats and dogs are allowed, while condos.ca flags a pet restriction. Read the declaration and rules in the status certificate if you have a dog.

Pricing: close to The Bridge, a little higher per foot

Condos.ca puts Fuzion’s average at about $756 per square foot, slightly above The Bridge next door at about $734. That small premium is consistent with a smaller building and a lower-rise setting, and it is still well under what newer towers in King West and Liberty Village command.

At the time of writing there are four one-bedrooms for sale, asking between roughly $375,000 and $458,000, and one suite listed for rent. Current listings work out to about $0.90 per square foot in fees, in line with The Bridge.

Because the suites are so similar, the differences that move price here are parking, a locker, the balcony’s direction and the floor. A suite with parking will resell more easily, and I would expect to pay for that. Check the sold figures in the panel above before you make an offer.

Jatin’s honest take on Fuzion Condos

Who this building suits

First-time buyers and young professionals who want to live between King West, Queen West and Liberty Village at a lower price, people who work from home and value fibre internet, and investors who want a one-bedroom in a smaller building. It suits someone who would rather share elevators with 245 suites than 531.

What I’d want you to check

Ask how the geothermal system is owned, billed and maintained, and what the reserve fund study allows for it. Sources disagree on whether heat and air conditioning are in the fee and whether there is a pool, so confirm both in writing. Check parking and locker ownership, and the pet rules if you have a dog. At 13 years old, also ask what has been done on the garage, elevators and roofs, including the green roofs.

The value question

At about $756 per square foot, Fuzion is fair value for its location and for a building with a more efficient heating system than most of its age. Small one-bedrooms appreciate slowly in an area with lots of supply, so buy it as a home or a long-term hold, and buy the best layout with parking you can afford. If you want help comparing it with The Bridge, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
