Living here
Renters, Airbnb and elevators at XO Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 172 deals here in the last 24 months, 157 were leases and 15 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at XO Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about XO Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

XO Condos is the building I talk about when someone wants a brand-new suite on King West but cannot stretch to King West prices. It sits where Liberty Village, Parkdale and the west end of King meet, it was registered in late 2023, and it has one of the larger amenity floors I have seen in a 14-storey building. It is also a young, investor-heavy building, and that shapes how you should buy here. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
XO Condos is a 14-storey condominium at 270 Dufferin Street (also addressed as 1221 King Street West) in Toronto’s South Parkdale area, at the southwest corner of King and Dufferin. It was developed by Lifetime Developments with Pinedale Properties and designed by Core Architects with Turner Fleischer Architects. Condos.ca lists 307 suites; strata.ca and the 2019 launch coverage give 297. It was built in 2023 and registered as TSCC-3005 on 19 October 2023. Melbourne Property Management is the listed manager. Strata.ca lists hydro, heat, air conditioning and water as not included in the fees, so confirm the exact inclusions on the status certificate.
XO Condos at a glance
The first half of a two-building plan
XO is phase one of a larger Lifetime and Pinedale project at King and Dufferin. Its sibling, XO2, sits across Dufferin at 285 Dufferin and 1182 King Street West, and the original 2015 proposal for the site called for 21- and 19-storey towers before a revised plan went to the City in 2017. What got built here is a 14-storey tower with about 10,000 square feet of retail facing both King and Dufferin.
That matters for two reasons. First, when you compare listings, make sure you are looking at the right building: XO and XO2 share a name, a developer and an architect, and listing feeds sometimes blur them. Second, ask whether the two corporations share anything, such as a garage ramp, loading or amenity space, under a shared facilities agreement. If they do, the cost-sharing terms belong in your review of the status certificate.
The design team is a credible one. Core Architects and Turner Fleischer did the architecture, Tomas Pearce did the interiors, and Strybos Barron King did the landscape. Launch material described a lobby built around a series of arches and warm wood, which is a nicer arrival than the bare glass box you get in some towers of this price range.
Compact suites, and the 14th floor is different
Most suites here are small. Condos.ca puts the size range at about 435 to 1,575 square feet and strata.ca starts it lower, at about 388, which tells you there are true studios in the mix. The bulk of what trades is one-bedroom and one-plus-den product between roughly 500 and 700 square feet, with two-bedrooms and a handful of three-bedrooms above that.
The launch renderings showed nine-foot ceilings and floor-to-ceiling windows. Published phase-one plans included a one-bedroom-plus-flex of about 586 square feet that repeats from the fifth to the fourteenth floor, with a small south-facing balcony of about 54 square feet on most levels and a larger terrace on the fifth. If you want outdoor space you can actually use, the floor matters.
The top floor is where the building changes character. The fourteenth-floor plans included a two-bedroom-plus-den of about 800 square feet with a roughly 200-square-foot east terrace, and a three-bedroom-plus-den of about 1,250 square feet with a wraparound terrace of over 1,000 square feet. Those suites are rare, they rarely come up, and they should not be priced off the building average.

A whole floor of amenities
The second floor is given over to roughly 6,500 square feet of indoor amenity space, with about 4,500 square feet outside. That includes a gym with a spin room, indoor and outdoor yoga, a kids’ area that runs indoors and out, a gaming lounge, a co-working room, and a lounge and dining room that opens onto a terrace, plus a west-facing barbecue terrace.
For people who work from home, the co-working room and the dining room for hosting are the two spaces that earn their keep. What I would check is how bookings work in practice. In a building where a large share of suites are leased, amenity rules and how strictly they are enforced make a real difference to day-to-day life.
What daily life at King and Dufferin is like
This corner is a hinge between four very different neighbourhoods. Liberty Village is to the southeast, the King West restaurant strip runs east, Queen West and Parkdale are a few minutes north and west. You get the energy and food of all of them without paying the price per square foot of the King West towers closer to Bathurst.
The trade-off is that it is a busy corner. Dufferin and King both carry heavy traffic. If noise matters to you, look carefully at which way a suite faces and which floor it is on, and visit at rush hour, not on a quiet Sunday. Transit options and travel times are in the data panel on this page.
Pricing: two data sources, two different answers
The two main condo data sites disagree on what this building is worth per square foot. Condos.ca puts the average at about $835, while strata.ca, working from the past 12 months of sales, puts it at about $1,093. Part of that gap is sample size: strata.ca records only about 10 sales in that period, so a few top-floor or larger-suite sales can move its average a long way. I would treat the truth as somewhere between them and price each suite on its own comparables.
The same strata.ca data shows about 158 leases over that 12-month window, more than fifteen times the number of sales. That is typical of a newly registered building where investors bought on assignment or pre-construction and are now renting out. For an end user, it means more rental competition in the elevators and fewer owner-occupiers on the board, at least for the first few years.
Across the eight current sale listings I reviewed, asking prices ran from about $469,000 for the smallest one-bedroom to about $825,000 at the top, with monthly fees between roughly $448 and $884. The fee works out to about $0.88 per square foot on average across those active listings. That is not cheap for a new building, so compare it carefully against what is and is not included, and remember that utilities appear to be on your own meter here. For a full read of what has actually sold, see my building sold report.

Amenities at XO Condos
The amenity package is concentrated on one large second floor rather than scattered, which means you reach the gym, co-working room and terrace without riding to the roof. There is no pool, which keeps one of the most expensive line items out of the long-term reserve fund.
Jatin’s honest take on XO Condos
Who this building suits
First-time buyers and young professionals who want a new suite, real amenities and the King West, Liberty Village and Parkdale lifestyle without paying the per-square-foot price of King West proper. It also suits investors, given how deep the rental market in this building already is. The top-floor terrace suites suit a different buyer entirely: someone who wants serious outdoor space downtown and is prepared to pay for it.
What I’d want you to check
This is a newly registered building, so the first things to read are the first reserve fund study, the Tarion warranty position and the deficiency list the board is chasing with the builder. Ask whether the 2-year and 7-year warranty claims are being pursued. Confirm the exact fee inclusions and the cost of sub-metered utilities, whether parking and a locker are included with the suite, and whether any facilities are shared with XO2. Finally, in a building with this many leases, read the rules on short-term rentals and moving and check how the board enforces them.
The value question
At somewhere between about $835 and $1,093 per square foot depending on which source you trust, XO sits below the newer towers further east on King and above many older Parkdale and Liberty Village buildings. The value case is a new suite, a strong amenity floor and a good location; the risks are a thin sales history, heavy rental competition if you ever lease it out, and the usual young-building unknowns. For an owner-occupier planning to hold five years or more, it is worth a serious look, but buy the suite, not the average. If you want to talk through a specific unit, book a call.
