Do mostly owners or renters live here?

Leases 67%Sales 33%

Renter-heavy building. Of 9 deals here in the last 24 months, 6 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Newtowns at King Towns?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Newtowns at King Towns

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Newtowns at King Towns is my answer when a buyer wants their own front door near Liberty Village but cannot stretch to a freehold house. It is a 2007 community of three-storey stacked townhouses on Laidlaw Street, about 265 suites in all, with rooftop terraces on the upper units and fees well below what nearby towers charge. The trade-off is stairs, and lots of them. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Newtowns at King Towns is a low-rise stacked townhouse condominium of about 265 suites at 12 to 28 Laidlaw Street in Toronto’s South Parkdale, next to the original King Towns and close to Liberty Village and the King and Dufferin area. It was built by Urban Group and completed in 2007; the condominium corporation, TSCC-1853, was registered on 28 September 2007. Goldview Property Management is the listed manager. Suites run roughly 445 to 1,675 sq ft, from one-bedrooms to two-bedroom-plus-dens. Maintenance fees include common elements, air conditioning, building insurance, parking and water.

Stacked towns, not a tower

This is not a building in the usual sense. Newtowns is a group of three-storey brick blocks of stacked townhouses, laid out along private laneways off Laidlaw Street. You walk along the lane and up a few steps to your own front door. One listing compared the feel to a row of brownstones, and that is a fair description of the streetscape.

It is the second phase next to the original King Towns, and the two together form a small, self-contained neighbourhood tucked behind King Street, close to Lamport Stadium. One listing describes the community as neighbourly, with block parties, which is the kind of community feel that is hard to find in a 40-storey tower a few blocks east.

There is no lobby, no concierge, no elevator and no gym. The parking garage sits underground, and there is bike storage and visitor parking. Pets are allowed according to condos.ca, though I would still read the rules for limits on size and number.

Lower suites, upper suites and the roof

Stacked towns come in two basic types, and which one you buy decides how you live. Lower suites usually sit at or a half-level below grade, and some corner suites have a private terrace entrance. Upper suites are typically two levels, reached by a flight of stairs from the lane, with more stairs to a private rooftop terrace.

Those rooftop terraces are the main reason buyers choose upper suites here. Condos.ca notes that upper-floor suites have private rooftop terraces with a gas line for a barbecue. In a part of the city where most condo balconies are narrow strips, a private roof deck is a genuine piece of outdoor space.

The sizes run from about 445 to 1,675 sq ft, so there is a real range, from small one-bedrooms to two-bedroom-plus-dens that work for a small family. The catch is the stairs. Carrying groceries, a stroller or a bike up two or three flights is the daily reality of an upper suite, and it is the first thing I ask buyers to think honestly about.

Why the fees are lower

Townhouse complexes usually carry lower fees than towers because there is no elevator, no concierge and no amenity floor to run. Here the fee includes common elements, air conditioning, building insurance, parking and water. The two current listings both carried fees in the low $500s a month, which works out to well under a dollar per square foot.

Heat and hydro are not listed as included, so in a stacked town with its own furnace or heat pump you pay those directly. Compare the total monthly cost against a nearby tower, not just the fee line. Older press coverage of a King Towns suite on Laidlaw described parking as an optional extra for that suite, so check whether the suite you want actually has a space and a locker, rather than assuming.

Between Liberty Village and Parkdale

Laidlaw Street sits in the pocket between Queen Street West, King Street and the Dufferin corridor, on the edge of Liberty Village and South Parkdale. Liberty Village’s cafés and restaurants and the Queen West strip are within a walk, and the big-box stores along King and Dufferin cover the weekly shop, including a Longo’s, a Canadian Tire, a Shoppers and a Winners nearby.

There is a small park across from the complex with a splash pad and a playground, which matters if you have young children or a dog. The waterfront trail is a short bike ride south. The transit, school and park details are in the data panel on this page.

This is also one of the more densely developing parts of the city, with Liberty Village and the King and Dufferin area continuing to add towers. For Newtowns owners, that has been a mostly positive force: more shops and services nearby, while the complex itself stays low-rise.

Pricing: townhouse space at condo prices

Condos.ca puts the community average at about $803 per square foot. That is noticeably below what newer condo towers in Liberty Village and King West typically trade for per foot, which is the core value case for stacked towns: more space and your own entrance, at a lower price per foot, in exchange for stairs and fewer amenities.

At the time of writing, two suites were listed, a two-bedroom and a two-bedroom-plus-den, asking between $699,000 and $769,900, both with parking. Upper suites with rooftop terraces generally sit at the top of the building’s range, and lower suites at the bottom, so do not compare the two types directly.

With 265 suites, there are usually enough sales here each year to price a suite sensibly against its own type. For recent recorded trades, see my building sold report.

Jatin’s honest take on Newtowns at King Towns

Who this building suits

First-time buyers and young couples who want a townhouse feel near Liberty Village and Queen West, people with dogs, and small families who want more room than a one-bedroom condo for a similar budget. Upper suites with roof terraces suit anyone who would otherwise be shopping for a small house for the outdoor space. Anyone with mobility concerns, or who expects to have a stroller for years, should look hard at the stairs first.

What I’d want you to check

This is a 2007 complex, so check the reserve fund study for roofs and roof decks, terrace membranes, the underground garage and exterior masonry, which are the big items in stacked townhouses at this age. Ask who is responsible for each suite’s own furnace or HVAC equipment and how old it is. Confirm that parking and a locker come with the suite. For upper suites, inspect the rooftop terrace and its membrane carefully, and ask whether the board has any rules about what can be built or placed on it.

The value question

At roughly $800 per square foot with fees under a dollar a foot, the right suite here gives more space and a better outdoor space than most towers nearby at the same price. You give up an elevator and amenities. For a buyer comfortable with stairs and staying five years or more, I think it is one of the better-value ways into this part of the city. If you want me to pull the recent trades before you make an offer, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
