Can you Airbnb a unit at 18 Yorkville?

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

2elevator outages of 48 hours or more reported to TSSA since July 2022, about 18 days out of service in total, most recent Apr 11, 2025

TSSA lists 3 elevators serving 39 floors, installed around 2005. Ask whether elevator modernization is in the reserve fund plan.

Before you buy here

Five things the listing will not tell you about 18 Yorkville

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

18 Yorkville is the building I point to when someone wants a Yorkville address without Yorkville-avenue pricing. It is a 36-storey Great Gulf tower at the Yonge Street end of the strip, designed by architectsAlliance, and it won a City of Toronto design award soon after it was finished. Twenty years on, it trades well below the newer towers around it, and the question is whether that discount is fair. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

18 Yorkville is a 36-storey, 313-suite condominium at 18 Yorkville Avenue, just west of Yonge Street in Yorkville, midtown Toronto. It was developed by Great Gulf, designed by architectsAlliance with interiors by Yabu Pushelberg and landscape by Janet Rosenberg & Associates, and built by Tucker Hi-Rise Construction. The condominium corporation is TSCC-1724, registered 18 November 2005. condos.ca lists Icon Property Management as manager. Maintenance fees include air conditioning, common elements, heat, building insurance and water. Suites range from about 471 to 3,060 square feet.

A design-award tower from the early condo boom

18 Yorkville was one of architectsAlliance’s signature towers of the early 2000s, when most Toronto condos were still clad in precast and brick. The Architectural Conservancy of Ontario records an Ontario Association of Architects honourable mention in 2006 and a Toronto Architecture and Urban Design Award of Excellence in 2007, in the tall building in context category. Yabu Pushelberg did the interiors, which is why the two-storey lobby still feels deliberate rather than dated.

The project has two parts. The 36-storey tower sits on Yorkville Avenue near Yonge, and a seven-storey mid-rise called The Villas sits behind it on Scollard Street, with a public park by Janet Rosenberg & Associates between them and next to the Yorkville library branch. The Villas is a separate corporation with its own review on this site.

One dating note. The corporation was registered in November 2005, and condos.ca and the Architectural Conservancy both give 2005. UrbanToronto’s database lists completion as 2008. I would go with the registration date, but it is a reminder that building databases are not always right.

Suites, ceilings and the penthouse floors

With 313 suites ranging from about 471 to 3,060 square feet, this is a mixed building: compact one-bedrooms at the bottom, family-sized and penthouse suites at the top. Dash Property Management’s building page notes four penthouses, two upper and two lower, and says most suites have a balcony, terrace or walk-out and nine-foot ceilings.

Finishes from this era were granite kitchens, marble in the primary bathroom and engineered wood floors, with individually controlled heating and cooling. Many suites have since been renovated, and the gap in price between an original suite and a redone one is real. Look closely at the kitchen, the bathrooms and the age of the in-suite heating and cooling unit.

Exposure matters a lot on this site. 1 Yorkville, the 58-storey tower at the corner of Yonge and Yorkville, now stands a few steps away, and some views that buyers enjoyed in the 2000s now take in a neighbouring tower. Check what each suite actually looks at today.

Club 18 and the eighth floor

The shared amenities are concentrated on the eighth floor, branded Club 18. According to Dash’s building page, that includes a fitness centre, his-and-hers steam rooms, a massage room and a games room with a pool table, plus a lounge and dining room with a full kitchen that opens onto a landscaped terrace. condos.ca also lists a rooftop deck, media room, meeting room and party room, plus 24-hour concierge.

There is no pool listed. For a Yorkville tower that is not unusual, but if swimming is on your list you will be looking at other buildings.

The management company presents these amenities for 18 Yorkville and The Villas together, which suggests they are shared and means more residents per square foot of gym than the tower count alone suggests. Ask how busy the gym is in the early morning and after work.

Living at the Yonge end of Yorkville

This is Yorkville, but it is the Yonge Street end of it. You are a short walk from Bloor Street and the Yorkville galleries and restaurants, and directly on Yonge for groceries and errands. It is noisier and busier than the quiet streets around Hazelton and Scollard further west.

The block has changed a lot since 2005. 1 Yorkville at the corner and other new towers along Yonge and Bloor have brought more residents, more retail and more construction. That has made the area more convenient and, frankly, more crowded. Transit, schools, parks and restaurants nearby are listed in the automatic panel on this page.

If you walk the area, try it on a Saturday afternoon and a weekday evening. Yonge and Yorkville is a very different place at those two times.

Where 18 Yorkville sits on price

condos.ca puts the building average at about $952 per square foot. That is meaningful money anywhere in Toronto, but it is well below what newer towers on the Yorkville and Bloor strip ask, and that gap is the main reason buyers look here.

At the time of writing there were four suites listed for sale, asking from about $525,000 up to just under $1 million, plus five listed for rent. That is a healthy range of choice for a single building.

Fees across the active listings worked out to roughly $1.14 per square foot. That is on the high side, but it includes heat and air conditioning, which many newer buildings meter separately, and it covers a full-time concierge and a large amenity floor. Parking is not in the fee list, so confirm whether a suite comes with a spot and what it costs. For what has actually sold here, see my building sold report.

Jatin’s honest take on 18 Yorkville

Who this building suits

Buyers who want a Yorkville address, concierge service and a design-led building at a lower price per square foot than the newer towers nearby. The one-bedrooms suit professionals and investors, and the larger upper suites suit downsizers who want to be on Yonge with everything walkable. It does not suit someone who wants a quiet street or a pool.

What I’d want you to check

At 20 years old the building is moving into its first big repair cycle: window and curtain-wall seals, balcony membranes, elevators, the garage and the original heating and cooling equipment. Read the reserve fund study and the last few years of board minutes, and ask whether any envelope or balcony work is planned. Resolve who actually manages the building, since condos.ca and Dash both claim it. Check the suite’s current view against 1 Yorkville, whether parking and a locker are included, and how much of the suite is still original.

The value question

At about $952 per square foot, 18 Yorkville is one of the more reasonable ways into Yorkville in a building with real architectural credit. You give up new finishes and some views; you gain a proven building, a fee that covers heat and cooling, and enough sales to price against. For an owner-occupier I think it is fair value if the reserve fund is in good shape. Book a call if you want to compare it suite by suite.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
