Renters, Airbnb and elevators at 210 Russell Hill Road Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 210 Russell Hill Road Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 210 Russell Hill Road Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

210 Russell Hill Road Townhouses is a condominium of exactly two homes, registered in 2000, on one of the grandest residential streets in midtown. It gives you a newer townhouse with a garage on a block of early-1900s mansions, a short walk from St. Clair and Spadina. With only two owners, though, this is less like buying a condo and more like buying half a house with a shared rulebook. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

210 Russell Hill Road Townhouses is a two-unit condominium townhouse development at 210 Russell Hill Road, near St. Clair Avenue West and Spadina Road in the South Hill and Casa Loma area of midtown Toronto. It was built in 2000. The condominium corporation is MTCC-1309, registered on 5 April 2000, and Pro-House Management Ltd is listed as the property manager. condos.ca lists a parking garage, and barbecues are permitted.

Two newer homes on a street of mansions

South of St. Clair, Russell Hill Road runs through South Hill, a neighbourhood of large houses, many of them built in the early 1900s. The City of Toronto has noted the area’s many recognized heritage buildings, and the house nearby at 206 Russell Hill Road, built in 1910 to designs by Ewart G. Wilson, has been the subject of a heritage designation notice.

Against that backdrop, 210 Russell Hill Road is a small modern insertion: two townhouses, registered as a condominium in April 2000. You get a home roughly 25 years old instead of 115, with a garage and modern systems, on a block where most of your neighbours live in houses that would cost far more to buy and to maintain.

That contrast is the point of the property. On Russell Hill Road, buyers usually choose between a century-old house with high upkeep and a large suite in a boutique building with a concierge and high fees. A townhouse in a two-unit condominium sits between the two: your own front door and a garage, a newer structure, and a small, shared budget rather than an amenity-heavy one.

I could not find a published architect, builder or unit sizes for this property. Ask the seller for the floor plans, the registered area and any original drawings, and walk the street to see how the two homes sit relative to the houses on either side.

Parking and the practical details

condos.ca lists a parking garage, which is a real advantage on this street. Parking in South Hill is mostly in private driveways, and street permits are not something you want to rely on. Confirm how many spaces come with the unit you are considering and whether they are owned or exclusive-use.

Barbecues are permitted, which tells you there is private outdoor space of some kind. Ask whether that is a garden, a terrace or a deck, and whether it belongs to your unit or is a common element you have the right to use. In two-unit corporations, outdoor spaces are usually split by exclusive-use rules in the declaration.

A home built around 2000 is now at the age when roofs, windows, the garage membrane or slab, and mechanical systems such as furnaces and air conditioners come due. Ask what has been replaced and when, and what the reserve fund study plans for.

A manager, but still a two-owner board

Unusually for a corporation this small, 210 Russell Hill Road has a professional property manager listed, Pro-House Management Ltd. That helps: someone handles the paperwork, the insurance and the trades, and the reserve fund is less likely to be an afterthought.

The board, though, is still made up of two households. Every big decision needs agreement between them. Ask how past decisions have been made, whether there is a written cost-sharing approach for the shared roof, garage and structure, and how the manager’s role is defined. Ask for the budget, the reserve fund study, the insurance certificate and recent financial statements.

Living near St. Clair and Spadina

You are a short walk from the shops and restaurants of Forest Hill Village to the north-west and the stretch of St. Clair toward Yonge to the east, with Casa Loma, Spadina House and the ravine paths of the Nordheimer Ravine close by. The panel on this page covers transit, schools and parks.

Russell Hill Road itself is quiet and leafy, with very little through traffic. Nearby small condominiums include the Residences of Russell Hill at 260 Russell Hill Road and the newer boutique building at 200 Russell Hill Road, which are the closest comparisons in setting.

Pricing: value it against houses and boutique condos

There is no building average price per square foot here, and nothing was for sale or rent when I checked. With two units, there may be many years between sales, so there is no internal comparable to lean on.

To value a home here, I would look at large suites in nearby boutique condominiums and at South Hill townhouses and semis. Churchill Park at 336 Spadina Road, a 2011 boutique building, averages about $1,246 per square foot, which gives a sense of what newer, well-located condo space trades for nearby. A townhouse with a garage and private outdoor space on Russell Hill Road should be measured against that and against houses on the surrounding streets.

Expect any listing here to attract buyers who have been watching South Hill for a long time, because homes this size with a garage at this age rarely come up on this street. That interest can push the price well beyond what condo averages suggest. Decide what the home is worth to you against real alternatives before you see it, and support your offer with your own comparables.

Ask for the fee and what it covers. In a two-unit corporation with a paid manager, part of your fee goes to management, so make sure enough is also going into the reserve fund.

There are no shared amenities beyond the garage and the right to barbecue, and that is how it should be in a two-unit building. You are paying for a house-like home on a top street, not for a gym or concierge.

Jatin’s honest take on 210 Russell Hill Road Townhouses

Who this building suits

Buyers who want a newer home with a garage in South Hill, on a quiet street of historic houses, without taking on a 100-year-old mansion. It suits couples, downsizers and small families who value location and privacy over amenities.

What I’d want you to check

Get the declaration, the description, the budget, the reserve fund study and the financial statements. Confirm parking, outdoor space and which parts of the structure are your responsibility. Ask what major components have been replaced since 2000, and get a home inspection that looks at the whole building, not just your unit. Speak to your lender early, since some lenders look harder at very small corporations, and ask how the two owners have worked together.

The value question

A two-unit condominium on Russell Hill Road is a rare entry point to South Hill. With a garage and a professional manager, it avoids two of the biggest drawbacks of tiny corporations. Its value comes down to the condition of a 25-year-old building and the relationship between two owners, so check both before you decide what it is worth to you.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
