Living here

Renters, Airbnb and elevators at 238 Davenport

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 238 Davenport?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 238 Davenport

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

238 Davenport Road is about as close as a condo gets to owning a private house in Yorkville. There are seven suites in four storeys, the smallest is close to 1,800 square feet and the largest is over 5,500, and there is no gym, pool or party room to pay for. That is the appeal, and it is also the risk. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

238 Davenport is a four-storey, seven-suite condominium at 238 Davenport Road, on the west side of Avenue Road between Yorkville and the Annex in Toronto. It was completed in 2005 and registered as condominium corporation TSCC-1714 on 24 October 2005. The developer is recorded as a numbered company, 2016627 Ontario. Suites are about 1,792 to 5,575 square feet. Property management is listed as ICC Property Management. Maintenance fees include common elements, building insurance and water.

Seven suites, and nothing else

With only seven suites, this is one of the smallest condominium corporations in the Annex and Yorkville area. There is no concierge listed, no gym and no pool. What you get is a secure building with underground parking and a handful of neighbours.

The developer is recorded only as a numbered company, which is common for small infill projects and tells you little about who was behind it. Do not rely on the developer’s reputation here. Rely on the building’s own records: the reserve fund study, the engineering reports and the board minutes.

In a seven-owner building, the board is effectively everyone. Every decision about a roof, a garage repair or a fee increase is made by a few people, and every cost is shared among them. If you value control and privacy, that is a plus. If you would rather not be involved, it is worth thinking about before you buy.

Loft-style volume and 18-foot ceilings

Toronto Life featured one of the building’s seven suites as a one-bedroom, two-level home with 18-foot ceilings, which it called rare for a condo. A blogTO feature on a suite here described exposed concrete columns, large windows, floating stairs up to the bedroom level, a fireplace and a balcony. That is a loft-style, double-height living space rather than a conventional condo plan. Not every suite is necessarily laid out this way, so ask for the plan of the one you are viewing.

Recorded sizes range from about 1,792 to 5,575 square feet. One featured suite was laid out as a single very large bedroom with a full bath and a powder room over more than 2,300 square feet, which tells you how much of the space goes to volume and living areas rather than bedroom count. A suite here may have fewer bedrooms than its size suggests, so check the plan.

The interior of the suite Toronto Life featured was designed by Powell & Bonnell, a well-known Toronto design firm. Expect high-end custom work in many suites, and expect each one to be different.

Parking and the practical side of a tiny building

The building has an underground garage, and a suite featured in Toronto Life came with two parking spaces. Parking is not listed in the fee inclusions, so confirm how spaces are owned and what they cost to maintain. In a building this size, the garage is one of the largest shared assets and one of the largest future costs.

Small buildings also have small budgets for the everyday. There is no concierge listed, so think through how parcels, deliveries, guests and trades will reach you, and ask what the building actually does today. If you travel often, this is a practical question, not a minor one.

Insurance and management matter more in a tiny corporation too. Ask the manager how the building insurance is structured, what the deductible is, and how a claim in one suite would be shared. With seven owners, a single water leak can affect the whole budget.

Living at Avenue and Davenport

The building is on Davenport Road just west of Avenue Road, at the meeting point of Yorkville and the Annex. Yorkville’s shops, galleries and restaurants are a short walk south, and the Annex’s streets of Victorian houses are to the west.

Davenport is a busy road, and Avenue Road is busier. In a double-height suite with large windows, sound matters. Visit at rush hour and ask which way the suite faces and what windows were installed.

The Avenue and Davenport area has several other boutique buildings, such as The Dakota at 225 Davenport and 277 Davenport, so you can compare small-building options before you commit. The data panel on this page covers transit, schools and nearby parks.

Pricing a building that almost never trades

There were no suites for sale or for rent here at the time of writing. With seven suites, years can go by between sales, and there is no building average I would rely on. Each suite is priced on its own merits. If you want to buy here, register your interest early so you hear about a suite as soon as it is listed.

The fair comparison is with large boutique condo suites in Yorkville and with houses in the Annex and Yorkville, not with ordinary condos. Against a house, you give up land and a front yard, and gain a secure building, underground parking and no exterior maintenance of your own.

Fees include common elements, building insurance and water. Heat, air conditioning and hydro are not listed, and neither is parking, so budget to heat and cool a large double-height space on your own meter. Ask for the last year of utility bills before you make an offer. My building sold report shows any recorded sales here.

Amenities at 238 Davenport

Underground parkingSecurity systemPet restrictions apply

There is no shared amenity package here, and that is deliberate. Your amenities are the suite itself, a terrace in some suites, and Yorkville on your doorstep, and you are not paying a fee to run a gym or a party room you do not use.

Jatin’s honest take on 238 Davenport

Who this building suits

Buyers who want a large, distinctive home in Yorkville with house-level privacy and loft-style volume, without the upkeep of a freehold house. It suits art collectors and entertainers who need wall height and open space, and couples who need one or two bedrooms but a lot of living area.

What I’d want you to check

In a seven-suite corporation, read the reserve fund study, the engineering reports and the board minutes line by line. Ask about the roof, windows, the garage and waterproofing, and how the reserve compares to the cost of replacing them. Confirm the pet restrictions, the number of parking spaces on title, and the real heating and cooling costs of the suite. Since there is no concierge, ask how deliveries and visitors are handled.

The value question

This is a building for buyers who value scale and privacy over amenities. The value is in suites that are hard to find anywhere else in condo form. With so few sales, price discovery is difficult, so I would base an offer on a careful comparison with large Yorkville suites and nearby houses, adjusted for the suite’s condition and its utility costs. If you find the right suite, I would not let the lack of amenities put you off. Buyers who want this kind of space in Yorkville have very few other places to look.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
